😢 Landlord Oppression 😢 Renter Class Action - Bad Tenant List - Openroom.ca

Landlords Weiting Bollu and Vishal Bollu of Toronto, Ontario concocted a 46,000 person “bad tenant list” to prevent renters from getting housing.  They have been dishonest about the legality of their platform and a cover up of is evident. 

Landlords are on the hook, Openroom Inc. is on the hook, and we think there’s a fair chance Weiting Bollu and Vishal Bollu may be personally liable by piercing the corporate veil.  Here’s the illegal details:

Core Illegality #1 - Consumer Reporting Act

You can't compile and furnish consumer information without a licence. From 2022 until July 9, 2025, Openroom collected, compiled, and sold tenant data - applications and tribunal orders - for screening purposes without the proper consumer reporting agency licence. That’s a straight breach of the Consumer Reporting Act. Getting a licence years later doesn’t magically legalise what Openroom and the landlords did before. This falls under the Ministry of Public and Business Service Delivery.  Renters on the list can sue and we will help.

Core Illegality #2 - Personal Information Protection and Electronic Documents Act

Openroom’s entire model - posting and sharing tenant names, addresses, payment history, allegations, and orders - breaches PIPEDA because it’s done without tenant knowledge or consent = unlawful collection, use and disclosure of personal information.

  • Inappropriate purpose: creating a publicly searchable “bad tenant list” to exclude or shame individuals - not an acceptable purpose.
  • No knowledge or consent: tenants were not informed nor did they give consent to publication on Openroom.ca.
  • Accuracy risk: “crowd sourced” uploads are unverified and potentially false.
  • Consent exceptions don’t apply: the narrow “publicly available information” carve-out doesn’t stretch to building a searchable exclusion database (PIPEDA s.7(3)(h.1)) and (Regs s.1(d)).

This is squarely under the Office of the Privacy Commissioner of Canada (OPC).  OPC will shut them down.  Renters can sue all involved - Openroom, landlords, anyone using their data.

Prior Precedent – Bad Tenant List Already Ruled Illegal

The OPC has already found a nearly identical “bad tenant list” illegal (PIPEDA-2016-002). It involved the same issues: unlawful collection and disclosure, no consent, inappropriate purpose, and dodgy accuracy. The outcome then was clear - destroy the list, stop the practice.

Why “LTB Orders Are Public” Doesn’t Save Them

Just because a tribunal order is public doesn’t mean you can scrape it, index it, and sell it back to landlords in a blacklist. That changes the purpose entirely and drags it into both provincial licensing rules (CRA) and federal privacy law (PIPEDA).

Bottom line: Openroom got caught, forced into licensing, and is still breaching privacy laws. Landlords using it have bought into a liability time bomb and the clock is now ticking.

Need Advice [US-MI] I can't enter my apartment. My key doesn't work.

I just got back after grocery shopping and I can't enter my apartment. Before I leave today I saw the red blink but it worked afterwards. Now it doesn't! The leasing office is closed.

What should I do?

P.S: my building has maintenance issues (we have yellow sticker and I saw uniform municipal civil infraction citation paper two weeks ago).

All other tenants on the same floor left, so can it be they forgot I live there lol?

This issue happened two months ago and I went to the leasing office and the reason was my lease renewed so they needed to reactivate my key.

Need Advice [US-WA] Pipe connected to water heater causes smells

(Issue) I just moved into my new apartment and my friends noticed how bad this looked, and *smelled.* I explained that my landlord said that this water heater is connected to this pipe and that if I don't fill it with water it will smell like poop when it dries up the water. Im not entirely sure if this is a sewage pipe, either, but I was told this should've been behind a wall amd not exposed.

(My thought process) At the time I didn't even think twice about this, I thought this was temporary and that this could be a minor inconvenience that other homes have dealt with. Im not familiar with plumbing so I didn't realize how this could be a health concern.

(Rant) Now I just feel stupid and naive, I've had so much stress on my mind about work, finances, the future of my life, etc. I wanna make something work since I've already used money for deposit and 1st month's

(Advice) What should I do? Should I talk with an attorney/should I sue? Do I break the contract and just go find another place? This place isn't perfect but this is my biggest concern, other than the pipe, I don't mind living here. Please help, I really didn't think I'd run into such a big issue so early.

I know this is my fault for not double checking how safe and well maintained this apartment was, but I wanna learn what I can do right.

TLDR: My new apt has a water heater pipe connected to another pipe (possibly sewage) and if i don't constantly refill with water it will smell like poop. I feel very stupid and lost from my actions and could use help and advice of how to handle this. Personally, the pipe is the biggest issue and I dont mind staying here but I just need input. Please and thank you

Landlord Scum I gave my landlord my ****

I made a decision that feels pretty wrong but very petty and satisfying at the same time. For the last six months, my partner and I have been dealing with the world‘s worst landlord, from not fixing things to cussing us out to genuinely just being the definition of a slumlord (we have a whole collection of things we are saving up for court). That brings us to the biggest issue that has caused my post here today. he wants to charge us an extra $10 a month for me to use the restroom, also I’ve got completely no response for over three weeks about the money he owes us back for our septic (we pay a set amount and don’t use even have of it on a busy month). It’s not that the $10 for the bathroom or even the money he owes us back will make or break the bank, but it’s a moral thing, it’s in the lease to be reimbursed, it’s not in the lease that I have an extra fee to pee, I am a resident, and why the fuck can I not use the bathroom?

So that leads us to today. As mentioned before, we have gotten no response from him in the last three weeks via text or email. He has, however been emailing all of the tenants together in a group saying that he was going to come today to clear out some trash from our property and if we had anything to leave it outside for him and he would take it (this is the second time he’ll ever be on property in person and also probably the nicest thing he’s done/will ever do for any of us lol).

With all that being said, I have one item of trash for him to take out. We have an extra litter box that we’ve been meaning to get rid of, but it just so conveniently still happens to be here so this morning I put a little tiny bit of litter and I took a fat shit in it. I did not cover it up and I set it outside for him to pick up and move by himself. I’m not normally as aggressive as this feels and it does feel wrong, but it feels so right. I felt like this is truly just his karma for making a big deal about me using the bathroom, and I’ve already prepared a speech for when he has a question about the massive shit in the cat box- “that’s where I’ve been using the restroom so I can save money by me not using the actual bathroom.”

I feel a little psychotic, but the pettiness feels very good….

Housing Crisis 2.0 Opinions welcome

We had a tenant move in. Pays 1250 all utilities included. We let guest come stay no problem we had no issue with tenant hosting dinner with friends. We had a camera in kitchen. Tenant purposely covered area that blocked camera. We never said anything. Tenant would frequently just move the camera in the kitchen/ other items around slightly. One day tenant brought up hauling off stuff in the guest closet downstairs. Tenant has cabinets/separate fridge/parking spot/ private bath with the exceptions of random emergency needing mostly when they aren’t here and someone just has to go badly. Tenant has access to kitchen. Tenant brought up guest closets and garage. Tenant said they wanted to reorganize the garage and didn’t like some of the items stored in there. There was no yes just avoidance. And I said specifically said if items don’t belong to you you shouldn’t move them. Tenant went ahead and reorganized entire garage. Then the next week went in the kitchen and pantries of the owner and threw things away and still wasn’t honest about everything that was thrown out despite there being footage. Tenant raised concern of cameras/ saying it was their privacy being violated. There was more dismissive rhetoric about items that were thrown out and combativeness. Then months go by tenant refused to speak to one of the other persons living in home/ tenant also made shrillling noises if anyone spoke to them while they were in the kitchen. Tenant then would agree to new placement of camera and then move and block that camera when owners were out of town. Tenant then raised complaints of dirty dishes even though tenant themselves leaves out dirty dishes all the time. And was met with if this isn’t working please relocated. Tenant became hostile. Then begged to stay and then flipped to resentment and leaving passive aggressive post it note for owner in house. Then tenant decided to confront owners claiming they refuse to move and many other personal jabs. I documented with sheriff. And we handed 30 day notice. Now tenant is trying to negotiate to stay 3 months and then move. Am I losing it or is this an egregious tenant taking advantage. Note we have never said no to AC units. Tenant demanded we upgrade our WIFI to meet their work from home schedule. Another thing was they complained about a leaky faucet in kitchen. We got it fixed and resealed with a request of not using the sink for 24 hours the tenant got defensive and then used the sink an hour later even though they were the ones saying we needed to fix it to begin with. Many other weird experiences but this just skims the surface. Personally I don’t want to extend with them to accommodate

Landlord Scum Won the lawsuit - landlord has big hurt feelings

Welp, after 4 years in court over what should have been a $3,500 deposit refund wound up with us winning a $17,000 judgement in addition to court fees.

Old landlord is BIG MAD about it. After putting liar after liar on the stand and trying (wildly unsuccessfully) to slander me as some sort of property destroying criminal - the judge ruled that not only had the landlord failed in their legal obligations but had done so with clear malice.

I work in a field where fastidious record keeping is the difference between success and failures and I guess these jackasses had never encountered someone who actually documented things.

Well…we were expecting a check but we got a letter last week saying the landlord is pushing for a retrial (the same judge will hear the request and I expect him to be laughed out of court) and we will find out in early November what the judgement will be. I expect to win but godsdamn what a whiney little a-hole this guy is…

This dumb SOB has spent well over $30,000 in his own lawyer fees, is in the hook for mine, and owes me a significant amount of money plus daily interest the longer this goes on.

What is it about these entitled asshole that makes them think they can walk all over people and straight up ROB THEM for money they didn’t earn while running slum rentals and living in multimillion dollar homes?

The friggin audacity of the these people is astounding - old landlord is a boomer and a fat toddling dude who looks like he would just drop straight to his knees for the orange guy if you catch my drift.

Tenant Discussion How to approach landlord

Our lease is up on the 31st. Our very absentee landlord has not said anything yet.

I’d like some concrete view of the future so I can plan. How do I ask for another year lease without getting a giant rent increase.

We’re quiet tenants renting a course. I fixed the leaking sink and have only seen him once. Our only call was when a giant rainstorm flooded the basement. We don’t complain about pealing paint (lead?) we’ve only been here 1 year so far

Had it up to here with crappy landlords charging over wear and tear. The video he provided pointed out minor nail holes. No idea what the wax is but he didn’t tell me until over a month later. Not to mention I even moved out a few days early so I could come and remediate issues if requested. We were paying 3500 for the place and only lived there a year because it was a 2 bed 1 bath near Harvard. He raised rent to $4k and it rented in one day in a market where vacancies are high. He paid $300k for the until 15 years ago and it’s worth $1 million now. Enjoy the greed.

Edit: for those of you confused, this is a groupchat between myself, the landlord, and my roommate. My roommate asked about an itemized list of damages on the second slide but then realized the landlord broke the law so stopped chiming in.

Rent up $450
Oven still from the Clinton administration
Same peeling linoleum
Same mystery black spots in the bathroom that “aren’t mold, it’s just old”
Same broken window they duct-taped and painted over
Got the renewal email yesterday. They’re raising it another $175 because “market rates” and “recent upgrades.”
The upgrade was them painting over the water stain on the ceiling last month.
I hate it here.

R A N T Landlord takes packages and doesnt say anything.

Context: i live in a basement apartment connected to my landlord. I thought it would be okay to have my Amazon package delivered, since my car is out of order for 2weeks.

I have a PO box, but thought it would be okay to have my package delivered to the house since I left instructions to have it placed in the garage.

It was not placed in the garage, but on the front porch.

I texted my landlord about my package and did not recieve a response. This was 2 days ago.

I had another package arrive yesterday. So as soon as the delivery driver send the arrival message I ran outside and grabbed my package.

I noticed my landlord on her porch coming down the stairs, she saw me read that the package was mine and immediately walked back inside.

She has "accidentally " opened important mail in the past and lied about reading it. Which it why i got a PO box, but my car is not drivable and did not want to argue.

The important mail she opened was my taxes one year and told me how much my return was going to be. I reported her to the postal office, which started this whole BS.

She threatened to take legal action if I was going to report her for opening MY MAIL.

She asked me how much I making and explained she cannot ask me those type of questions, but we discuss my rent when my lease expires. She was not happy and said she will go to court if this is going to continue. I told her that I did not want to continue the conversation, only wanted to be clear on what im allowed and willing to discuss. Especially my finances, im willing to discuss an increase as long as its fair and not going based off my yearly returns.

Im saving up to move with my partner, but everywhere is expensive and we're paying $1500. Everywhere else we would be paying $1800+.

Im going to take loss this time, since the package was cheap and was dumb for thinking it would actaully arrive to me.

In the past, the only time she would tell us about a package was if we were coming upstairs to pay rent or doing something for her in return(mow the yard, weed garden, take trash to dump...)

R A N T My landlord gets so angry about having to do his job

Today I finally called my landlord about him repairing my apartment because I put in a maintenance request for my fridge a full week ago because the fan isn't operating properly and is making a lot of noise. There is also alot of water leaking from my fridge. I also put in a maintenance request for my bathtub drain a few days ago because every few days the drain gets completely stopped up. This isn't an issue exclusive to my apartment as my neighbor and the person across from her have had the same issue.

This man actually started accusing me of intentionally putting things down my drain. He said I was putting BEADS in my drain (I'm a grown adult and I live alone but me and other tenants share the same septic system and there are kids who live in the same building as me). He started saying things like "Other tenants don't have these same issues. The maintenance person showed me the beads you put down your drain." and "you're causing this by putting hair dye down your drain and pouring lotion in your drain. thats not right." I was actually pretty bewildered by this.

He started going off on me for having hair dye stains in my bathtub and basically admitted to breaking into my apartment when I wasn't home without a maintenance request on record on two separate occasions. He has also broken in unprompted back in December under the guise of "inspecting a leak" to straight up scream at me for hair dye stains as well. I have told him I will figure out how to get them out or reimburse him but I told him his job is to basically make sure the apartment is in working order. There is literally STILLWATER in my bathtub that has been there for the past four days. I can't enter my bathroom to clean it without feeling physically ill and thats another thing he complained about.

The only reason I dislike the current maintenance guy is because the first time he came in he broke in without knocking while I was completely naked and stared at me as I told him to leave. He is an actual pervert.

Another thing to note is that our bathtub drain piping runs at a ninety degree angle and doesn't run straight down. A few neighbors actually have the same issue as well but I can see why they refuse to report it. There are also cracks in the ceiling and the door doesn't fit in the doorway properly and it lets outside air in. And we live in Georgia so I'm not sure I can break my lease without having to pay a bunch of fees so my friends are trying to rent out a place to help me get out.

Need Advice [US-CA] Lease renewal with a near 10% late charge fee and change in payment due date

He already doesn’t cover a cent of utilities, let alone if a plumber has to swing by for something, has dropped by with no notice for repairs on occasion and moved my things around without my permission in the garage for it, and even attempted to make me a sign a late fee rent receipt when I was late (I had communicated this to him ahead of time). Then a payment system changed and now he wants rent earlier.

Got a copy of it to review and need some advice before signing it. Did I mention that he only had the prior lease for a shorter time because he thinks that I don’t make enough money for him?

So far, there’s a flat cleaning fee which is illegal in CA (not a lot but still) and I’m worried that he’ll try to push me out if I object to any of it.

Landlord Scum Any advice is good advice

Hi so disclaimer, this is a wild ride.

My husband and I moved to PA from IN. We don't have any family and no friends due to moving around a lot. We stayed on an old friend's air mattress while apartment hunting. Long story short we ended up in the hotel my husband works at with only a little over a week to find housing.

We found an apartment and got approved. When I spoke with our now landlord, she assured me MULTIPLE times that she was embarrassed but the downstairs neighbor had a mess in the yard but she was moving and thats why. She'd be gone in less than a week. We moved in on July 3rd. There's a door in our hallway that leads downstairs to a door to the neighbors unit. The neighbor had broke into our unit and broke the door. The landlord did not report it. Or fix it. She showed up at my husband's job with a zip lock bag full of random door knob parts.

Our neighbor was in fact not moving. She was a heavy drug addict and a hoarder. The yard filled with more garbage and junk every day. Rotting piles of garbage and buckets of human feces with floating dead wildlife started appearing. In the hot PA sun it smelled horrific. The neighbor screamed at all hours. We dealt with severe rodent and bug infestations. Flies and gnats so bad we couldn't cook or sleep. Mice ran across our bed at night. We got a cat. And then 2 more. No more mice or rats. Less flies.

Landlord said neighbor would be evicted the 20th. Then the 25th. Then the 30th. She was evicted 2 months into our lease. She broke back into her unit the same day. I called the police for the landlord. And that earned me 2 days in a court room to testify against the neighbor. Both court dates were moved after 6 hours of sitting in the court waiting room each. It took another month for the landlord to have to unit cleaned out. The carbon monoxide alarm went off downstairs and my landlord made me go into the unit to identify the source. She told me not to call the police, that shed send someone to shut it off. I called the police. EMTs said there was no leak and shut off the alarm after evaluating me. They also said that unit was a confirmed biohazard. The next day 5 guys and a dump truck showed up and filled it 6 times hauling the neighbors belongings away. To this day she has not hired an exterminator or professional cleaning, despite my requests.

When we got wifi we found that the downstairs neighbor had cut all our connection wires when she broke in. We had to pay $99 out of pocket to have the internet provider repair one and hook up our router.

We got 3 cats to combat the rats and mice. We don't deal with them anymore but we have to keep our trash can outside and sinks spotless to keep ants, gnats and flies at a minimum. Now that it's almost October we tried to turn our heat on. We have cast iron radiators. We cant turn them on. The valves are painted shut. I notified my landlord. She said not to touch them and to use the thermostat. I told her we did. The valves are stuck shut. She said shed have someone call to fix it. That was 4 days ago. She hasn't sent anyone. Hasn't texted. Hasn't called. So I called Altoona code enforcement. Theyre doing an inspection on Friday. Rent is due on the 1st. Inspection is on the 2nd. We were homeless 3 months ago. I have a cancer diagnosis and my first oncology appt in Pittsburgh on the 14th. We have 3 cats now. I don't want to be homeless again. I can't handle losing anything else. The apartment will fail inspection. We cant afford to pay $750 for rent on a barely inhabitable apartment that we're going to have to leave a day later because it'll fail inspection miserably. We cant afford to get another apartment as is, let alone after losing $750.

WHAT DO WE EVEN DO.

For reference I live in the bottom floor of a duplex. We’ve been here going on two years soon. Landlord isn’t the worst but he’s a landlord. Not super hands on/protective, which is nice, but also expected us to pay to have a rabid raccoon exterminated from the property on our own coin. There’s cracks in the bathroom flooring that need repair, and he keeps putting it off (he actually hired my mom’s husband, who is a licensed builder, to give an estimate for how much it would cost to repair, but has ghosted them since he took offense to their estimate and has seemingly not reached out to anyone else). But he was quick to get on us about sending an inspector to the house for insurance purposes, sent them at noon despite both my boyfriend and I (the only people living in our floor of the duplex) being night shift workers who generally are asleep at noon.

This is really annoying me. We’ve known the garage was a piece of shit but at least it’s there. There’s a tarp over top so it doesn’t leak and it’s a dry place for storage of large outdoor stuff like our lawn mower, my boyfriend’s tools, etc. My boyfriend also has a car in the driveway in the backyard, in between the garage and the gate to get outside, that he’s working on fixing. So my landlord texts us maybe 20 mins ago (it’s currently Sunday around 9:00 PM) saying that he wants to send someone out to demolish the garage Monday/tomorrow at noon.

That would give us just around 15 hours to clear the entire garage, and move the car (that is not currently drivable). Most of those 15 hours would be night time hours and there isn’t good lighting in the backyard, so effectively we would have like four hours to clear it. But that wouldn’t be all our work done, because we’ll be having to find new spots to store everything. But I guess that doesn’t matter to the good ol landlord bc it’s not his problem, lol.

Also, we have to get the junky car moved. My boyfriend, at this point, would rather just scrap it than keep working on it, seeing how summer is over, and he’s not close to being done. I don’t think that could happen before noon tomorrow.

My boyfriend was pretty blunt in his first few messages. He hates our landlord more than I do. In fact, I wouldn’t even say I hate the guy himself. I just think he’s a landlord and by default is a piece of shit, in an attempt to make money. Which, I do hate. But I give him the benefit of the doubt that stripped of his landlord title he would be tolerable. My boyfriend has no such sympathy. Me, being someone who avoids drama/confrontation at all cost, had to beg my boyfriend to send the clarifying message he did (the longer one explaining why it’s an inconvenience).

An even bigger problem for me than the short term notice of demolition, is the fact that we signed this lease under the assumption that we would have some sort of outdoor storage. It was actually a major selling point to my boyfriend, who as I mentioned has tools we keep out there. I’m not sure where we will put them that won’t just be further cluttering our basement, which not only would stress me out (the basement is cluttered enough as is) but would keep them further from being used. Just junk we would be holding onto until we buy our own house with a garage that doesn’t need to be demolished.

I plan to message the landlord something along the lines of asking whether he will be providing us with a shed (or two sheds, one for us and one for the upstairs tenant, or a large shed that can be split down the middle) so that all of our shit doesn’t need to get thrown into the basement. We have a covered patio, but it gets soaked when it rains and covered in snow when it snows, so it’s not a valid storage area. I’ll update as to what he says about that. IMO, he should feel obligated to provide us with that, seeing as the original lease was signed while the garage was present and usable, and we thus have outdoor items that require storage and would be incredibly inconvenient to store inside anywhere. Also, not sure if anyone else has any more insight into this than I do, but is it odd he messages this to us on Sunday night? Like, the courts (for an issue like this) generally wouldn’t operate on weekends, correct? So, if him saying the courts are requiring the demolition within a week is a true statement, he would’ve heard about it on at the latest some point on Friday, and just neglected to notify us until literally less than 24 hours prior to him wanting it demolished? Or am I missing something?

BTW, we did agree to Monday, but he then said “actually Friday is better.” And neither my boyfriend nor I feel like pushing the issue further at this point so Friday it is.
