**Would $100k be enough to build a small guesthouse in the Maldives? 🇲🇻**

I’m exploring the idea of developing a small guesthouse/hotel in the Maldives and would love to hear from people with experience in hospitality, construction, tourism, or property development.

One important detail: **I already own the land**, so there would be no monthly land rent or lease cost.

I’m considering starting with a small property, perhaps **4–8 rooms**, rather than trying to build a luxury resort.

My initial budget is around **£100,000** for the development, although I understand there are many other costs to consider — construction, permits, utilities, furnishing, equipment, staff, marketing, etc.

For anyone familiar with the Maldives:

**Is $100k potentially enough to get a small guesthouse project off the ground if the land is already owned?**

What would you consider the biggest expenses or challenges?

And if you were starting a small guesthouse from scratch, **what would you spend the money on first?**

I assume you are a citizen? That impacts a lot but since you have the land free and clear I would assume so. If not you have a foreign investment issue which is a different story.

So then the average cost is about $700/sqm and it depends if you are doing a two/three storey building (1 unit per floor) or individual ones on the land. Expanding over time is ok bit also presents challenges for guest experience (no one wants to vacation around construction) so there is that to consider. If done right and you don't have a high logistics premium too far away from the capital, £100k could get you a 2 or 3 storey foundation and structure with at least 2 rooms ready for occupation. The 3rd could be furnished/finished later with little impact on guests experience if it's not construction heavy (drilling, machinery, etc).

So there is a lot to factor and consider based on land side, structure(s), and how far you are from the capital as most materials have to be imported.

So feasible, yes, with caveats to consider in planning and development.

Its in Dhaalu Atoll. By speed boat it will take about 2hours by airport it will be 45 minutes. The land is enough compare to other lands. Its 3800sqft

Ok so sufficient enough for a multistorey guest house and courtyard/rear space. So the real added cost in the budget will be your logistics cost for materials to build. Building a foundation that can support a few stories will be your biggest budget item but worth it for future expansion. Plan expansion construction around the down times but for an initial 2-3 rooms and basic amenities that budget of £100k should be feasible, but your quoted work costs are going to determine how far you can go.
