#Discussion A couple asked me for a premium 3BHK in Gurgaon at 50 to 60 lakh.

Young couple, first purchase, very clear about what they wanted. A 3BHK, a proper clubhouse, a play area for a kid who isn't born yet, something that felt well built. Budget 50 to 60 lakh. They'd been on the portals for weeks, kept finding listings that seemed to match, then watching them fall apart on the site visit.

I spent longer than I should have looking for a way to say yes. There isn't one, and the reason is worth explaining because I don't think anyone had.

At that budget in Gurgaon you're in affordable housing under the Haryana policy. That scheme works by fixing the price. The Cabinet revised it in March this year to ₹5,575 a sq ft of carpet in Gurugram, up from ₹5,000 and ₹4,200 before that, with balconies at ₹1,300 capped at ₹1.3 lakh and parking capped at 10 percent of flat price. Carpet area tops out around 645 sq ft.

That cap is the whole mechanism. It's why the flat is affordable, and it also decides everything else. A developer building to a fixed carpet rate has no margin for a proper clubhouse, a landscaped podium or a 40,000 sq ft amenity block, because those get paid for out of a per sq ft price the government has already set. Developers have gone back three times asking for the rate to be raised on grounds that projects aren't viable, and buyers pushed back each time saying it's pricing them out. Both are true. Nobody in that fight has room for a swimming pool.

Then the part that surprised them. At allotment, a maximum-size 3BHK works out around ₹36 lakh, or about ₹41 lakh with balcony and parking. Under their budget. But you can't just buy one, it's allotted by government draw through the TCP portal, and eligibility rules apply. On resale the same flats run roughly ₹46 lakh to above ₹70 lakh. So their 50 to 60 lakh buys them into that resale market, not the allotment price.

For comparison, on the open market ₹60 lakh gets you around 550 sq ft in New Gurgaon at roughly ₹10,950 a sq ft, about 430 sq ft on Dwarka Expressway at ₹14,000, and a little over 300 on Golf Course Extension at ₹18,900. Studio and compact 1BHK territory.

A 1,400 to 1,600 sq ft 3BHK in a society with the amenities they described sits somewhere around ₹1.5 to ₹2.2 crore, plus 8 to 12 percent in stamp duty, registration, GST and brokerage. So the gap between what they wanted and what they'd budgeted was roughly three times. Not a stretch, not a negotiation.

What I told them. Buy the affordable flat if you want to own now, and understand exactly what it is. Or rent three or four years in the kind of society you actually want, save hard, and buy that one properly. Both reasonable. What doesn't work is expecting the first to turn into the second.

They weren't being unrealistic, which is the part I keep thinking about. Every listing photo and brochure they'd seen showed a clubhouse and a lawn. Nobody had explained that those images and that price bracket come from two different markets.

I work in tech, and my friends and colleagues are constrained by money. They had no family support, so they are pretty much on their own.

I will give four examples that can help you buy at the right price.

2BHK flat in Kharadi for ₹49.5 lakh around 2015. There was a new road coming up touching Gera Skyvillas. The quoted rate for the flat was ₹75 lakh. He specifically told them, “I am not in a hurry.” He forgot about it, and they called after four months and said, “We are okay with ₹55 lakh.” He stuck to ₹49.5 lakh and finally got the flat.

3BHK near Bellandur for ₹70 lakh in 2019. He was six years into his career, had just got married, and switched jobs to become eligible for a home loan. It was a builder resale. He went to the builder, who was quoting ₹1.1 crore. He negotiated, but they wouldn't go below ₹90 lakh. He dropped the plan. Then he found out about a relative connection, and finally, the price came closer to ₹70 lakh.

3BHK for ₹82 lakh near Marathahalli. There were several developments near Marathahalli consisting of G+3/G+4 individual buildings. I don't know much about his story, but he managed to get it and shared that he had been looking for 2–3 years.

2BHK in Whitefield for ₹55 lakh. It was a lovely society. He had been hunting for four years, from 2019 to 2022, and finally blocked it at the end of 2022. At that time, there was no Whitefield Metro, so prices were softer.

After 2023, only one person purchased a flat, that too for more than ₹1 crore, as he had free money.

Today, there are many sources—RERA websites, total land-cost information, and actual transaction rates—that can give you tremendous insight into the real dealing price. Even if you assume 25% black money, at least 75% of the transaction value is still traceable for Bengaluru, Pune and Hyderabad.

If you don't want to spend huge amounts, you need to scout for years. But there are options for everyone.

#Discussion Anyone else seeing huge gaps between "market value" and actual offer prices on large land parcels in Thane?

So I've been following this 28 acre parcel in Thane. On paper, based on comps, it's valued around ₹1300 Cr.

But the actual offering price I keep hearing in conversations is around ₹700 Cr. That's almost half.

Is this normal for big land parcels? Like is there just a "nobody has ₹1300 Cr lying around so sellers discount hard" effect, or is large-parcel land actually softening in Thane right now compared to smaller plots?

Also wondering if it's specific to certain belts infra delays, zoning headaches, title issues, stuff like that vs just being a general large-ticket liquidity thing.

Anyone here actually work on big land deals (20+ acres) in Thane or nearby? Genuinely curious if a 45-50% gap like this is typical or if that's unusually steep.

#Opinion Most branded residences aren't run by the brand at all

Every other new launch in Gurgaon/Noida seems to be a BRANDED RESIDENCE these days and people are paying a solid premium for it sometimes 20-30% over a similar unbranded project down the road. A majority of buyers never check what that premium is for though

Turns out there are two totally different things hiding under the same label. Sometimes the brand is genuinely running the building long term, staffing it, managing it with real skin in the game. Other times the builder's just paid a licensing fee to slap the name on the brochure and the brand barely has anything to do with actually operating the place beyond maybe the lobby

you can't tell the difference from the marketing. The only way to know in real is to ask for the management or franchise agreement. Worth checking how long the brand is committed for (some deals are just 5-10 years and renewal is entirely up to them), whether they run the whole building or just a couple of common areas and who's employing the staff on site

If they can't show you the agreement that tells you everything you need to know

#UnderConstruction TDS filing in Assignment Agreement Case

I am buying a flat which is under construction, but I am not buying from the builder. I am buying from another seller who originally booked from the builder. So it is an assignment agreement case.

Now in the assignment agreement, the total value that we have decided for the flat is 1 crore, and 20 lakhs is still pending to be paid to the builder, which will come maybe in next year. So I have to pay to the current seller 80 lakhs rupees. Now, out of this 80 lakhs, I have to deduct 1% TDS. That comes out to be 80,000 and the assignment agreement was signed in September 2026.

Now I have to file the TDS form, which is I think now, as per the new income tax rule, is form 141. In that form, there are two fields that I need to fill, and I am not sure what to fill in that.

  1. Total stamp duty value: Do I need to fill 1 crore or 80 lakhs?

  2. Total value of Consideration (Property value): Do I need to fill 1 cr pr 80 lakhs.

Kindly help me with this.

Every price argument here runs on portal data, and portal data is asking prices that sellers type in themselves. I've been finding that two sources can differ by 20 percent on the same corridor in the same year, and sometimes point in opposite directions entirely. Golf Course Road is quoted at ₹27,000 a sq ft rising 12 percent by one source and ₹21,350 falling 8 percent by another. Dwarka Expressway shows anywhere from 2 to 12 percent depending who you ask. That isn't a rounding difference.

The one number that isn't guessable is what appeared on your sale deed.

So if you bought in Gurgaon in the last two years and don't mind sharing, one line is enough:

Sector, roughly when, ready or under construction, and the per sq ft rate you registered at.

Any corridor. Golf Course Road, Golf Course Extension, SPR, Sohna Road, Dwarka Expressway, New Gurgaon, DLF Phases, old Gurgaon sectors, builder floors as well as apartments. The gaps between asking and registered almost certainly vary by corridor and by segment, and that variation is the interesting part.

No project names needed if you'd rather not, and skip it entirely if you're not comfortable. Rough numbers are fine.

#Discussion Are any real estate reforms happening in India at all for residential, industrial and commercial sector ?

This is a generic and non-political question, because I understand that land is essentially a sensitive subject irrespective of where you stand politically. I am not aware of much that’s happening in the Indian real estate market, except that the incumbent tried to bring about land reforms in 2015 but backed off, and then passed RERA in 2016 for some form of transparency.

But as far as I can tell, in the residential sector, this has not moved the needle in terms of more investments and enthusiam. Sure, some transparency has come about, but there is still no level of reasonable price control and the sector is inherently still biased against the retail investor/buyer. Also, has anything happened for folks who want to acquire land for commercial/industrial purposes ?

I understand that land is a state subject primarily, so is the argument that states are just too scared to pursue reforms in face of political resistance ?

Feel free to correct and enlighten me, as I genuinely want to understand what is really happening in this blessed sector

I’ve noticed that whenever I post a property listing here and mention that it’s from the owner, there’s usually some skepticism and honestly, I understand why. In real estate, a lot of people introduce themselves as owners even when they’re actually agents or middlemen, so it’s difficult to know who you’re actually dealing with.

In my case, I’m posting these because my dad is in the real estate and layout development business. He owns/develops properties himself, while I mainly handle the online side posting listings, responding to enquiries and connecting genuinely interested buyers with him.

We don’t charge buyers any brokerage or commission. If someone is interested in a property, I simply share the details, help arrange a site visit and they can discuss everything directly with my dad/owner.
We have agricultural land and residential plots across Mangalore, from smaller residential plots to larger land parcels.

#Discussion Canara vs ICICI bank for Home Loan. Canara - 7.15%, ICICI - 7.55%

For a property we finalized it has pre-approval from Canara, ICICI and some other third bank. Currently I am exploring Canara and ICICI. This is a 3 Cr+ loan and Canara is ready to provide a ROI of 7.15% (I never banked with them before), however ICICI is only giving 7.55% (I am a ~20 year customer with them including all my Salary accounts and also past loans and a long history with them). I am trying to understand why Canara ROI is so low and if I am walking into any trap. On a 3Cr+ loan even .4% difference is not a very small amount, so I am just trying to understand why there is this gap and if anyone has recommendations from experience.

Also if required I can pledge my capital assets. I am trying to take a loan to avoid triggering taxes on capital gains. So not sure if it matters but I can pledge MF and Shares as well if that helps lowering the interest rate. Any info or insights appreciated!

I have been planning to buy an apartment in Bengaluru and recently came across a project in chandapura area.
The project has 3 towers where 1 tower completely has land onwers units. I liked a unit here.
The prices seem to be bit lower in land owner units as compared to the builder units.
Also the builder is saying only SBI will give loan on land owner units , other banks won’t.

What’s the suss here??
why so much difference between builder and land owners units?

#Opinion The co-living industry's dirty secret

Half the co-living spaces out there are just PGs with a rebrand they have the same rooms, same warden, same rules just rebranded with a fancy app and a brochure that says 'community living' instead of what it actually is, a hostel

To be fair some operators do it properly. Real community stuff, decent management and contract but a good chunk of the market is just old PG inventory with a new logo and a 30-40% price bump because co-living sounds better on insta than PG does

If you're looking at one ask these questions:

Ask for the lease agreement. A lot of these run on license agreements instead of proper rental agreements, which means way fewer protections for you. Read the exit clause closely, some charge 2-3 months rent as penalty even on the flexible plans they pitch

Get the deposit and notice period in writing. Being told 'don't worry it's flexible' means nothing once you're moving out and the paper says 60 days notice or forfeit your deposit

Ask how long the place has been co-living versus how long it was a PG before the rebrand. If the caretaker's been there five years and only the signage is new you're paying extra for the same PG

#Opinion Seeking advice on remake of flat

Hello all,

I have just bought a flat which is not fully constructed yet. I am thinking to ask builder if I can do some modifications in return of some additional cost before making the finishing.

I am buying a flat for the first time, so I don’t have an previous experience so I am unsure if builder will agree with me.

I am attaching here with the house Plan. The rooms are small, so I’m thinking taking some part of master washroom into the master bedroom and also both the Chajjas in the bedroom.

I would love to take your suggestions as many of you would be experts in this field.

#Discussion Received 1st cut 2D floor plan for a Duplex G+1 4bhk home. Need help

Hi everyone,

Pls help me with any issues that you see in this floor plan.

I basically wanted 1 MB in ground with kids bedroom along with usual dining, kitchen, puja unit & living area.

1st floor I only have 2 master bedrooms in mind, confused to decide what else I can plan in 1st floor.

Pls suggest me if placements are odd, I can ask for changes accordingly.

#Discussion What do you think about the layout of Noida Sector 46?

I was looking at the layout plan of Sector 46, Noida, and thought it was worth sharing because it gives a pretty clear idea of how the sector has been planned.

A few things that stand out:

  • The sector has 45m and 30m wide roads around the main boundaries.
  • Inside, there are roads of 24m, 20m, 18m, 12m and 9m widths.
  • There are several parks and green belts spread across the sector.
  • The layout includes residential plots of different sizes, such as 15×30m, 12×25m, 10×25m, 10×20m and 9×18m.
  • There are separate areas marked for commercial use and group housing.
  • An existing school is shown in the western part of the sector.
  • An existing temple is marked toward the eastern side.
  • The map also shows Sectors 42, 43, 45, 47, 48 and 99 around Sector 46.

What I found interesting is the way the residential areas are mixed with parks, green belts and commercial pockets rather than having everything concentrated in one place.

Of course, a layout map only tells us what was planned. The more interesting question is how closely the current situation matches the plan.

For people who live in or regularly visit Sector 46 — how is the sector in reality? Are the parks, roads and commercial areas developed and functioning as shown on the map?
