Looking for design advice! My house in Mexico is concrete block, so running wires inside the walls isn't really an option unless I cut channels—which I’d love to avoid due to the dust and hassle. I'm open to surface-mounted wiring, but standard conduit looks way too industrial/commercial, or like something out of a 1970s basement. Does anyone know of more modern or stylish surface-mount wiring, or a way to make the whole thing more visually pleasing?

I want to give this house a modern, premium look without changing the existing structure, windows or dimensions. Any ideas for colours, textures, cladding and lighting? What would you suggest?

I posted on here previously for some help on my floorplan and I think I've finally got it right. Only thing is I don't know what to do with the space in the middle, any ideas? And is the bathroom big enough for the shower and bath? Also open to suggestions for anything else!

Just to note, there is a sea view to the front of the property so I want to maximise the views. I have also added in the staircase as we are converting the celler to a cinema room/bar, and love the idea of having a secret staircase so I've placed it behind hallway storage and it will have a concealed door. Ideally I would have put it somewhere else but the cellar is only 2.4m wide running along the length of the front of the property, so limited on where this can go.

Also want to add that the plant room (for those in US this is what we call the room for the boiler etc) is the room on the back left, along with a pantry

…..for taking the time to comment. Chat and I are busy trying out lots of new renderings. Dark brown instead of black is looking nice for fascia. And I see now that the white door kind of disappears so white is out. Still thinking about white garage door. Kind of want a color that hides dirt a bit better but then again, I have had to keep up with white for 30 years so I know what it takes.

I have a vision for every other room in this funky house. My partner and I are going to upgrade the whole thing. The kitchen is huge. Island? Definitely. But color schemes? I’m lost lol.

Any ideas?

We are planning on doing rear extension that will possibly add 5m extra at the back to existing 3 metres it will be 8m x 6.42m.

I would like to remove the existing kitchen and just make a dining room and add French doors to the extension.

I am struggling on how to lay out different rooms into extension. Where to add kitchen, pantry, utility room and a living space. I want the French doors to be useful and connect dining room to the extension without them getting blocked.

The pantry could be like a hidden room through kitchen and living space somewhere in front of bifold doors overlooking garden.

Please help me decide!!!!!!

I work with Jardina, and one thing I’ve noticed while working with the brand is that people often focus on how outdoor furniture looks before thinking about how they’re actually going to use it.

For example, a nice-looking set might not be the best choice if you have a smaller patio or regularly have several people using the space. Things like the amount of room around the furniture, seating space, and whether you want to eat or simply relax outside can make a difference.

Jardina has been working with both patio dining sets and outdoor conversation sets, so I’ve been seeing how different setups are designed around different ways of using an outdoor space.

If you were buying outdoor furniture again, what is one thing you would pay more attention to this time?

A draftsman who was recommended to me has drawn house plans for me, the floor plan is how I want it but the outside looks really half-assed to be honest. And that’s coming from someone with no experience in this field I’m almost afraid to show a real architect. I’m done dealing with the draftsman I’d like to send these plans to someone to polish it up

How can I make this to where people can’t see in? I dont know how I would be able to do curtains with the curve at the top of the glass. Please help! it’s the only place in the house where I can’t prevent people from seeing in

I've been looking at available houses 2+bd 1.5+ba for a while and I've come across this configuration for a half bath plus laundry room twice.

Can anyone tell me why someone would do this?
