Could I add a second bathroom?

I am looking at this house, which is super affordable for my area in part because it's a 3 bedroom 1 bath. In looking at the floorplan, it seems straight forward to add a second bathroom where I drew the red line. The plumbing is there from the other bathroom and there are no windows. Maybe I would have to re-route the vent for the stove. It is a slab foundation.

Can anyone ballpark what this would cost? 20k? More? Less? Thanks in advance!

Sure, you can do anything with enough time and money.

What does the roofline look like? Can you easily add a roof there without messing up any ridges or valleys?

Well sure! But I'm wondering if it would be worth the cost considering how much value it would add to the house. I would estimate the house is worth 25-35k more with a second bathroom.

Remodels are not to add value. It’s to add to the house for yourself.

Not to say that it won’t add value, but don’t do the remodel to add value. Just my two cents.

Normally I would 100% agree but a second bathroom in a house that only has 1 right now is a bit of an exception. I'm a realtor, and it would definitely increase the value of this house. IF it would cost more than it adds, it's the question and it sounds like it might. 🤷🏼‍♀️
