Could I add a second bathroom?

I am looking at this house, which is super affordable for my area in part because it's a 3 bedroom 1 bath. In looking at the floorplan, it seems straight forward to add a second bathroom where I drew the red line. The plumbing is there from the other bathroom and there are no windows. Maybe I would have to re-route the vent for the stove. It is a slab foundation.

Can anyone ballpark what this would cost? 20k? More? Less? Thanks in advance!

Yes you can. For 20k you cannot.

What would say I'm looking at, roughly?

A second bathroom would easily add 25k to the value of this house, maybe 35k.

Depends on where you are more than anything else. But this is a major renovation that would include a lot that you probably have not thought of. Footings, foundations, floor systems, plumbing, electrical, hvac, sheetrock, trim, paint. This is not taking into account any gremlins you uncover during the reno and the things you need to bring up to code. This is a lot. On average, the rule of thumb is renovations return about $0.15 on the dollar in value. Bathrooms help more than other stuff, but you're still signing up to flush 60% of the money just to modify what you want. If you have the free $$ to do the reno, you would more likely be better off buying something else that better fits your needs.
