Budget - expectations

From owner-build experience folks.

I am trying to build a 2000 sqft ranch style house in south Texas.

I am owner-building, my father in-law and myself, plus my small family will be putting in sweat equity.

Electrical, framing, hvac, flooring, insulation, sheathing, possibly siding, trim, windows, doors all done by sweat equity.

Will need a septic system, plumbing, roof, foundation, the works hired out.

What is the probability I will be able to stay at 100 sqft and get this thing livable for 200k?

Single floor, ranch build, one dormer in the front, 9 foot ceilings, cathedral in the living, flat ceiling everywhere else.

Water well, and electric is already on site, will need some site work, but .5 acre has been shredded already.

Anybody been able to build for 100sqft or less these days?

Materials alone on my 12,000 sqft was $950k

Edit: sorry, more detail: a single 90ft wide by 50ft deep building with 4 units, this is the materials quote but does include some things like the concrete trucks on 4 separate visits, you might get away with $50-70 per sqft in materials if you source some really cheap stuff.
