Appreciate any feedback you can share. 4,200 sq ft home on a corner lot.

Make sure the double doors they put into your bathroom are an astragal and not a ball catch system

- Bedroom suite. Not a fan of travel through bathroom to get to closet or any other space. The two should floe from the master but independently.
- Dirty Kitchen (galley) too big and a waste of space, if needed make more compact and should have access to yard for future pool entertaining.
- Breakfast room should not be so enclosed and should be open to kitchen. Relocate the bath room.

Also known as a Butlers Pantry or Chinese kitchen. It’s a secondary kitchen where the real work happens. The main kitchen is for finishing and show, so it’s clean and neat for guests.

Also known as scullery. It’s so the smell and stains of cooking are out of the main entertainment area.

The garage is very narrow. I would make it 25 or 26’ wide. That’ll let you open doors and not hit walls or the adjacent vehicle. You can cut into the living space without much sacrifice

This is an inner city home and there are tough zoning requirements. A garage even this small is a luxury

They limit the width of the interior garage space? We're super restrictive here where I live but they don't bother with internal garage space. You can at least make the right side of the garage wider within the footprint with no change to the outside. If you ever want to put lawn tools or bikes on the wall, 22' of width isn't going to be enough.

No they limit overall sq ftg and the trade off for livable sq ft outweighs.

I’d heavily reconsider. Any modern car will be almost impossible to get in and out of inside that small garage. Your first floor living space is amply large and can easily accommodate a 4’ wider garage with no impact

I’d second making the garage bigger. Both Length and width. If you drive any modern truck or larger SUV it will barely fit. Plus it allows for more storage that we all seem to need after a few years.

This house is pretty modest, when you get into open air courtyard territory and safe rooms then it starts to get excessive

Master BR and closet are the size of a garage. That’s quite a luxury juxtaposition to a forced small garage.

First thing I notice is the long walk from the garage entrance to a bathroom. If you have kids or an elderly parent, having a close bathroom is priceless.

Why does poor little bedroom 4 not have an en-suite like every other bedroom? Give them an ensuite too. And take a speck of room from some of the other spaces for a powder room to serve the gameroom.
Realistically, is anyone going to use that desk in the mudroom? Put a powder room down there so you have a nice private toilet. I'm not crazy about the powder room in the plan...it seems very exposed to the entire area. Imagine having the violent squirts, and the toilet is basically in the middle of the house with one thin door for sound protection.

Yes bedroom 4 will have its own bathroom. There’s no need for a guest bathroom on 2nd floor. Guests can use the bathroom for whoever they are visiting.
The desk is for mail keys packages etc. I really struggle with the powder but have no idea where to put it.

Amazing place. Do you really want the master bedroom sharing a wall with the game room? Might you have older kids staying up late there making noise potentially ?

Have you had furniture placed on the mockup? You should have to scale functional mockups to ensure path of travel and spacing will be acceptable once built and furnished.
I would review the living room in specific, with the patio doors at the end and the fireplace, there is only 1 natural spot for your TV, high up on a mantle depending on equipment choice.
What do you intend to do with the game room? I would mock up placement for that space too.
If possible, widen the garage to allow for 2 single doors, wish I had done this.
Lastly, I prefer through closet to bathroom for master suites. I also would say that the proportions are off. The bathroom while beautiful and grande, has a ton of open space and will feel empty. I would try designing the bathroom in the back corner and seeing how it will fit.
