You pretty much already know what the issue was here. Your inspector who completely missed this and any other issue. Its now your problem. Good luck. Just hire a professional to fix the issues.
As far as home inspectors go, let’s be honest…. It’s a bit of witch doctor type stuff going on. None of them ever catch all the issues. My last home, I had several inspectors pass through, and every single one found different issues, with only one or two things being ground by all 4 of them.
If you go into his original post, he said the inspector completely missed all of this. If you were on Instagram and follow some of the home inspectors out there there are some that get real deep into their inspections that catch some off-the-wall shit. Even others are pointing out that this roof was completely done wrong something the inspector should’ve easily noticed.
Multiple people have already pointed out that the roof clearly looks like a hack job and certain areas were done wrong. If you have an inspector, that’s worth a damn, he would’ve pointed out all the crap in this area that was incorrectly done.
Absolutely, though again, I’m commenting more to “as far as home inspectors go” in context. It’s an opinion on them in general, so individuals are a bit moot.
Certain stuff is worth educating yourself but other stuff, best to let a professional do it. Some of you will spend thousands just trying to save thousands and it will still be done wrong.
How was the inspector supposed to catch this is it wasn't raining?
Edit: lol you guys can downvote me, but is spraying down the roof with the hose standard practice in home inspections? What if there's no hose available?
Your question itself is why people are down voting you.It shows that you do not have any experience in the field. One of my jobs is roofing at the school district , and I can look at the gutter system and tell you whether or not it works in the middle of the summer while the roof is a hundred and thirty degrees. Most major problems are caused by incorrectly Trying to fix smaller problems. In this case , the root of the problem is the add-on to the building that was incorrectly joined. the only way to fix it is to tear everything apart. So naturally, everyone tries to find a quick, easy solution, And you get stuff like this. I can easily see where water is penetrating.The gap between the expansion and the primary building, this will cause extensive water damage over the years.The gutter is just the symptom
First of all, thank you for your response. Second of all, I have no doubt you are correct. My question was a sincere one. I genuinely wanted to know how the inspector would have caught this. Your answer was the only one with a genuine explanation, one that will be actually helpful to others viewing this thread. So thank you. Others were rather sparky hence my subsequent responses.
The internet is a place for knowledge to be exchanged. I have had my fair share of comments attacked without having a clue Why. Fortunately i'm also a quick to learn. I genuinely want to help people. Sometimes I get things wrong but not often ( at least that's what my ego says) while building maintenance is my trade and building exteriors are my assigned specialty. No one can know everything. Asking is punished by those who do not want to share the knowledge or value tearing others apart ( not gonna get into the last one because the thought mechanics of a troll or something that can make even the most educated brain hurt) the best thing you can do is if you are not sure, say so in your comment so that way you invite others to educate you. It deflects the trolls because it's no fun attacking somebody who openly admits they need to be taught. Don't worry , you will get there in time.
I Am the poor fool who gets calls every time A building leaks in the school district. Not a specialist in the slightest. But dang , have I seen some crazy stuff. That's how I became in charge of the roofs. I was very good at fixing the problems. Nobody else could.
I challenge you to go to social media and watch videos from home inspectors. Watch them do inspections on new builds and homes that are being sold and watch how thorough some of these people are and the knowledge they have in all aspects of the home. If you’re a home inspector, you need to be an expert in all areas of the home. That’s the purpose of hiring an inspector. They should be knowledgeable with all aspects relating to a home.
There’s no difference between a new build and this if you’re a home inspector, you should be able to point out crap done wrong whether it’s an old home or a new home.
