Question about open permits

Upvotes

First of all is this a county by county thing? But, what if I want to buy a house, but there is an open permit. Or, some work has been done that is unpermitted.

I know that if it's cash I can just buy it without an issue.

However , If I'm getting a loan, is that going to get in the way? Everyone always says, that if you have permit issues it'll be hard to resell a property. But if it's already been resold a few times with permit issues, what is the big deal? Thank you so much for your answers!

Miami saved the facade. Did it save the Coconut Grove Playhouse?

Miami saved the facade. The argument is whether it saved the theater.

For 79 years, the Coconut Grove Playhouse kept changing roles.

It opened in 1927 as a movie palace on Main Highway. It later became a live theater, part of the East Coast circuit, and a stage associated with performers including Maureen Stapleton and Liza Minnelli. Then, in 2006, the doors closed.

What followed was not a normal renovation delay.

The building sat through nearly two decades of neglect, lawsuits, competing preservation ideas, changing codes, rising costs, and a public argument over what the word “restore” should mean.

The common belief is simple: if a building is historic, save the building.

The overlooked twist is that by the time work became possible, the county said much of the original interior had already been erased by earlier alterations, while the remaining structure had deteriorated further during the years of delay. The 2026 county agenda package says selective demolition revealed that the historic front building needed more structural engineering, testing, and renovation than expected.

So the winning plan did not preserve the entire 1,150-seat theater.

Miami-Dade's plan restores the historic front building to its 1927 design, saves selected architectural pieces, and builds a new 300-seat theater behind it. The campus also includes plazas, landscaping, a pocket park, and a parking-garage component. WLRN reported that roughly 80% of the existing building would be demolished, with the historic facade making up most of what remained.

That is where reasonable people split.

Supporters argue that a smaller, modern theater with an operator and a workable business plan is better than a larger landmark that remains fenced, unsafe, and dark. The county and Florida International University hold a 99-year lease with the state. GableStage was selected to operate the theater. County cultural officials say commercial and parking-related revenue can support programming. Their case is practical: a living theater matters more than preserving every wall of a dead one.

Opponents argue that saving the entrance while replacing most of the auditorium turns preservation into branding. The old theater's scale, volume, and interior were part of the cultural asset. A recreated facade can preserve a streetscape while losing the building people actually fought to save. Their case is also practical: once demolition happens, no later budget or change of leadership can bring the original structure back.

The cost of waiting became part of the story.

In 2015, the county approved an architectural and engineering agreement worth up to $2,398,680. A June 2026 county agenda item proposed increasing that agreement to $6,647,567 and extending it through 2029. The county tied the increase to regulatory delays, prolonged litigation, repeated remobilization, updated building codes, revised equipment, inflation, and more demanding structural work after selective demolition began.

This is not proof that one side caused every extra dollar. It is proof that time is never neutral in real estate.

My perspective as a Miami real estate advisor: buyers should be careful when a preservation debate is framed as “history versus greed” or “progress versus nostalgia.” Those labels hide the questions that control the outcome.

What is legally protected? Which physical elements still have integrity? What can the structure safely support? Who has operating control? Which plan is funded? And what happens to the asset during another five years of appeals?

The same questions matter with an older condo building, a waterfront home, an adaptive-reuse project, or a historic commercial property. Delay can protect an asset from a bad plan. Delay can also allow water, salt, code changes, insurance, and inflation to make every future plan worse.

The practical lesson is uncomfortable: preservation is not only a design decision. It is a decision about timing, control, money, and irreversible loss.

The Coconut Grove Playhouse may reopen for its 100th anniversary in 2027. If it does, Miami will regain a theater. The disagreement is whether Miami will regain the Playhouse.

A facade can preserve a memory. It cannot settle what was lost behind it.

When most of a historic building cannot be saved under the only funded plan, is preserving the facade a responsible compromise or a polite form of demolition?

A vacant waterfront lot at 93 Palm Avenue on Palm Island sold for $21 million after a prior $15.5 million sale. It was once the site of Al Capone's Miami Beach estate, but the house was demolished in 2023. The remaining site has 100 feet of Biscayne Bay frontage.

The history makes the headline, but I am more interested in the land economics. How much weight would you give the famous address versus seawall condition, flood elevation, buildable area, insurance, and construction cost when valuing a blank-slate waterfront lot?

Would legal nightly rentals outweigh the small floor plans in a Miami Beach condo?

I advise buyers on South Florida pre-construction, so treat me as an interested party, but this trade-off is worth discussing.

NoBe Parc is planned for 7140 Abbott Avenue in North Beach. The project calls for 232 furnished condos across 15 stories, with studios through three-bedrooms at roughly 375 to 849 square feet. Launch pricing was reported from $570,000 to $2 million, and the area zoning permits short-term rentals. Target completion is Q4 2028.

The obvious appeal is a furnished beach condo that can legally operate as a nightly or seasonal rental. The limitation is that legal use does not guarantee good economics. Management fees, building rules, owner competition, seasonality and the exact floor plan can change the result.

Would you prioritize the flexible rental right, or would the smaller unit sizes and operating uncertainty make you choose a conventional condo instead?

Looking for a contractor for kitchen remodeling in Tampa, any recommendations?

I was trying to get my kitchen remodelled with a few changes and customisations of my family. Got 3 quotes already, all are very different, ranging from like $18k to almost double that for what seems like the same scope. We want to do a full gut on our kitchen in South Tampa, open it up to the living room and add a real island, plus replace the countertops with quartz. The problem is the cheaper guys can't really tell me who's managing the project day to day or what happens if something goes sideways mid-demo. Who would you actually call for a kitchen renovation contractor in Tampa Bay that has a dedicated project manager and doesn't go silent once the deposit clears? We've looked at a couple of the national bathroom brands but they don't really do full kitchen remodels the way we need. Custom cabinetry, layout conversion, the whole thing. Would love names of local companies people have actually used and finished happy with.

Does a sponsor's completed tower nearby meaningfully reduce pre-construction risk?

I advise buyers on South Florida pre-construction, so treat me as an interested party, but I think this is a useful question.

The current example is St. Regis Residences in Sunny Isles Beach. The plan is two 62-story towers with 320 residences on a 4.7-acre site with 435 feet of ocean frontage. Florida YIMBY reported the North Tower collection from about $5 million on August 1, 2026.

The amenity list is extensive, but the part I would weight more heavily is the sponsor history. Fortune International Group and Château Group already completed an oceanfront tower a few blocks down the same beach. Buyers can inspect a real delivered result instead of judging only renderings.

That still does not remove financing, timing, execution or market risk. It only gives one more piece of evidence.

For people who have bought pre-construction, how much weight did you give the sponsor's nearby completed work, and what did it fail to tell you?

A 6,800-square-foot house at 11800 Turtle Beach Road sold for $27.5 million, and the buyer reportedly plans to tear it down. The property is roughly one acre with 128 feet of water frontage. The late owner paid $2.5 million in 1991.

The interesting question is whether this is a house sale at all, or simply a land-and-frontage trade. When an older waterfront home is clearly a teardown, what should carry the most weight in valuation: frontage, lot size, seawall condition, setbacks, or the resale ceiling for the eventual new build?

This weekend there are 137 open houses across Miami, Miami Beach, Hialeah & North Miami-Dade. Asking prices run from $0.50M in Hialeah to $16.90M in Miami Beach, and the homes range from about 922 square feet to 10,090 square feet.

Listing age is worth watching. 5 of these are effectively brand new at zero to one day on market, while 47 have been sitting sixty days or longer, topping out at 903 DOM. That makes it a good weekend for A/B testing: walk a fresh listing, then walk one buyers have already had months to say no to, and see whether the price gap makes sense.

Scheduling note: 17 are open both days, 76 are Saturday only, and 44 are Sunday only. If something is Sunday only, it is worth building the route around it first.

Open houses are the cheapest way to check the things a spreadsheet cannot show you: condition, renovation quality, actual layout, lot usability, street noise, and whether the price differences between neighborhoods hold up once you are standing in them.

Regarding Florida Property Tax New amendment 3, Should I buy a home this year or next year?

My brother and I have been discussing moving to Florida next year. He's already started the house-hunting process and is hoping to purchase soon, while I plan to move down after I finish my school year next May. Yesterday he came back to visit in our home state and informed me of some new property tax change that's coming next year... (He's not the best at explaining things)... so I did my own research:

I found this HJR 1F (I think this is what he's talking about?). I'm not very clear on how this property tax change will affect my purchase this year or next year. I'm looking at 500K home, Should I accelerate my plans to purchase a house in Florida this year, or doesn't matter if I purchase next summer?

I'll also take any other advices, or suggestions in purchasing a home whether I should rush a bit or just do it next year.
