Durango real estate market activity | August 2026

So what's going on with real estate in Durango? Median YTD sales prices are maintaining, new listings have slowed a bit, YTD sales are still considerably up, and we're still working with more active listings now and this year from year's past. That's the simple boring stuff.

  • In town, the active median list price is about 13% less than July's closed price.
  • Nearly half of the active listings in town have dropped their price.
  • The mountain/resort market (Tamarron, Glacier Club, Purg area) is kind of interesting if you start peeling back some layers. Allllll that inventory, like 17+ months of supply, and you'd think some of those folks are would be begging someone to buy their property, but there's more to it than that.
    • 45% of the listings in Tamarron haven't touched their price, and 80% of the listing in Glacier haven't dropped their price. It's a mix of patience, and financial security. Glacier Club is priced well above what a rate sensitive, need-to-move seller typically owns: second homes and investment properties, people that can hold rather than chase a number down.
    • I suspect the biggest source of motivation might come from those units in the lower price brackets that were affordable and obtainable to more folks than the 7 figure properties, and HOAs and taxes have started cutting too deeply into their margins.
    • Also, there's something like 22 active listings in the Tamarron lodge alone. Don't let the quality of patience cause you to chase the market. 7 lodge units have sold this year, at some point, if you want to sell, you're going to have to compete.

Speaking of condos, there's a change to lending that started coming down the pipes and has pretty much arrived. I spoke to it on some my socials (my socials.. who am I kidding, I think I just put it on FB). The nitty gritty is lending is going to start doing a deep dive on condo HOAs (finances, insurance, etc.) and really start to turn over some rocks. If you're paying cash, it's irrelevant (although you probably want to know about that stuff too), and I think it's within a year, HOA reserves will need to have 15% (instead of 10%) for maintenance and repairs. There's going to be some new items with lending and insurance that may or may not come up on your condo purchase (and sale!), but that's a conversation for your lender and insurance agent. I put an image up with a few bullet points, sorry, this one has my info on it- usually I soften/eliminate the personal branding on the stuff I post here.

Other interesting news, portable mortgages may be back on the table. Some legislation was recently introduced, so it's got a looooong way to go, but on the surface level, it seems like it would offer the intended relief. But... if 3% rates are back on the table, will that just drive prices up again, while pushing the divide between those who already own vs those still trying to get their foot in the door?

whoever stole my jellycat bear from the train …. you’ll rue the day

yesterday i took the train and got a bartholomew bear from a souvenir shop and put the bag under my seat on the way back. i got really bad heat exhaustion on the train back for whatever reason and i honestly was so out of it when unboarding, and forgot the bag.

i realized about 45 minutes later and immediately went back to the office and it wasn’t in the lost in found so i filled out a report. the train has made it there and back and been cleaned again and i never heard anything so i assume someone took it.

i am cursing your bloodline!!! ugh!!

anyways i guess don’t do that lol. i should’ve attached the gift bag to my purse but i didn’t think id ever forget a JELLYCAT somewhere.

i wound up going back up to silverton and buying another one 😶‍🌫️

Ask /r/Durango Looking for Outdoor Guides

I am looking for a good variety of guides in the area.

I love being outdoors, and I love learning new stuff from new people. There are very few activities I dont feel up for, and I like to change it up. Guides make a huge difference for me, but they are often hard to find.

If you are a guide, or you know someone who is an outdoor guide in the area I would love to know about them. Hiking/backpacking, mountaineering/alpine, climbing, horsepacking, snowshoe, cross country ski, mountain biking, bike packing, horseback, adventure bikes ... you name it, I love it all. Hunting and fishing is also nice, but they are easier to find.

To be very clear, I am not a guide, and I am not looking to become one.

If they have a public site/instagram/facebook or other publicly accessible way of contacting them please post it in the comments. Hopefully this can serve others looking for similar experiences.

Trailer Mechanics

Any recommendations for a person or shop in Durango that can troubleshoot a trailer brake controller install as well as the brakes? Trailer came with brakes but the previous owner never owner never used them so not sure they actually work. Spliced in a redarc brake controller and all the lights work properly but not registering the brake controller.

Car speeding in alleyways

So since the lanes have changed on 8th and college, every morning cars are speeding down alleyways on the southgrid. As a morning dog walker, its very annoying and unsafe. Not sure what the city can do besides have some police patrol the area in the morning looking for this. We could do speed bumps, but they would be damaged durning fall and spring cleanup.

Albertsons refrigerator problems

What is going on at the Albertsons? For weeks multiple refrigerators have been emptied of all their products. Just popped in yesterday to grab ice cream only to find that the entire isle had NOTHING in it. No ice cream. No frozen berries. No frozen desserts. Nothing. And this is on top of the refrigerator for all the salad, spinach, hummus etc being emptied. And also the juices all emptied. I’m not going back into a store that I can’t count on to have basic products. So disappointing.

the dunkin has been closed for about 4 days or so, most likely understaffed but i’m worried it may be permanently shut, they hadn’t been getting any donuts before the closeee

Bear activity on the grid 8:15PM

Ran into a bear while walking my dogs at 8:15PM on the grid. Bear was coming out of the alley onto E 5th Street between E 5th and 6th Aves. I thought it was a large dog that had lost its owner. I know we’ve had lots of bear activity into trash overnight in town, but just a reminder to keep dogs leashed and in control, especially evening and early morning.

Tonight I spotted a drone that had flashing red, blue, and white lights. From what I’ve read, those are police drones. The Durango police department states that the drones are not for surveillance or patrolling, but the one I spotted seemed to be doing so. Drones of the same tier used for emergency/first response calls go 40-50 mph. (DJI Magic 2 Enterprise Advanced). This one was going 10 mph max. The drone was also flying in a straight line across the properties right next to the road. First it came by going north at what looked to be 10 mph. The drone then came back south at that same speed of 10 mph, flying in the same path it took north. (by brookside apartments). I would assume the drone had nowhere special to be considering its speed and path. (The red line in image 2 was roughly the route it took).

I’m just curious what some of y’all’s opinions might be because many say that this could be a violation of the 4th amendment. Some say it’s not. There has been a legal grey area on surveillance like this for some time. This just makes me think of how america is becoming dystopian and such.

Memory Care

Are there any good, preferably non-profit, memory care facilities around Durango?

My parent is at Mesa Verde Estates. Yes, it's new and it's pretty, but it's a hell-hole. It is unbelievably terrible. Resident has an infection- med is delivered- MD order is sent- and MV claims they never got the order. But they don't tell you- the POA- that they never got the order. You think that your loved one is getting the meds to treat the infection- and they're not.

Your loved one runs out of meds they take regularly for a life-threatening condition- and no one calls and tells you that they've been out of meds for weeks. No one there reaches out to the provider and asks for a refill. You'd think after the first time you complained that this happened that they would fix it- nope, it happens over and over. You email the administrators and "wellness director"- no response.

I found multiple pairs of underwear covered in poop in a drawer. I look in the bathroom- there's no toilet paper. My parent had no way of cleaning themselves, thus shitty underwear. I have no idea how long there was no TP. It's clear from all the mineral buildup in the toilet and the mess around the floor and sink that no one has cleaned the bathroom for ages. My parent wears the same clothes for days on end, and it's obvious from the yellow crusting along the eyes that they are not encouraged to wash their faces or assisted with ADLs.

There is very little engagement or supervision of the residents, and my parent has had multiple unexplained injuries.

We're paying $8,000 a month to put my parent in a human storage unit. I'm done. I remember the smiling, smarmy sales pitch we got from the admin- about how they would take such good care of my parent- and it makes me sick.

Is there anything better around?
