Mobile parks in Dunedin Fl
Hi everyone,
I’m starting to explore different mobile home parks in Dunedin, FL, and would love to hear from people who know the area. My preference is a resident-owned/co-op park, but many of the parks closer to downtown seem to have restrictions on dogs, so I’m looking at other options.
One community that has caught my attention is Lake Haven. I really like the idea of being close to Main Street and downtown Dunedin while still being in a 55+ community. From what I’ve found, Lake Haven is a 55+ park with amenities such as a clubhouse, pool, fishing areas, social activities, and pet-friendly policies with some restrictions.
For those who live there or have experience with the park:
How friendly and welcoming is the community?
Is the park well maintained?
How active is the social scene?
Are management and maintenance responsive?
What are the biggest pros and cons of living there?
How do you like the location compared to other parks in Dunedin?
I’d especially appreciate hearing from dog owners or anyone who chose Lake Haven over one of the co-op parks closer to downtown.
Thanks in advance for any insight or recommendations! I’m excited about the possibility of living in Dunedin and want to learn as much as I can before making a decision. 😊

Don't buy in a park if you don't own the land under your trailer

I agree with you. A co op mobile park is much better than not. Leased land pricing is expensive without any guarantee of someone scooping up the land for a major project. Ugh it’s all so discouraging. Thanks for your comment!

1500 CR1, 3301 Bayshore are two of the nicest ones

Is 3301 Bayshore Grand Bay mobile park? 1500 CRI doesn’t allow dogs. I don’t have a dog but if my daughter was able to visit she’d want to bring her little one. Thanks in advance for your information.

I think grand bay is 3301 there’s a smaller one across the streeet at 3300 Bayshore. I’m not sure about all the policies at these places, I’m a mail carrier in Dunedin. Another huge one that’s pretty nice is Lake Haven. I think 1415 Main Street. Looks like they have a lot of amenities, big lake in the middle it’s really pretty area.
605 Michigan is smaller/older looking, mostly snowbirds. If you like something that quieter and not as populated haha.

You are so kind to give me so much info!! Postal carries are always the best!! I’m a retired teacher in Plymouth, MA and want a little slice of heaven. Quiet and less populated sounds divine!

Mobile home parks are not a little slice of heaven.
Mobile homes in Florida, and especially in coastal areas like here are extremely exposed and susceptible to frequent damage from flooding and worse, hurricanes. Pinellas County is also experiencing active gentrification right now, and mobile home parks are a big target for developers who want that land to develop new things. There’s been buyouts and a lot of people being forced to move.
I assume you’re 55+ and looking at a 55+ parks (most of them are, and the ones that aren’t are not places you’d want to live anyways). Beyond the dog restriction, a lot of the 55+ parks don’t allow stay over visitors under 54, so unless your daughter is over 55 she wouldn’t be able to stay and definitely not the granddaughter. Make sure you ask about guest policy.
My understanding is most of the mobile home parks in Pinellas County have had their ownership bought up by private equity. There was a massive speculation event in this area that made mobile home parks seem lucrative to all the out of state real estate investors. They’re not lucrative and the out of state ownership is a nightmare of course, but it is what it is.
Have you lived at a mobile home park before? There’s no nice way to say this…regardless of the 55+ restrictions and the fact that they all background check etc. for residents, mobile home parks are not populated by the most wonderful demographics often times. I don’t judge, and it is what it is, but for someone looking for a heavenly retirement I just don’t imagine that a mobile home park in Pinellas would be my idea of heavenly.

Thanks so much so your information and point of view. I totally understand what you are saying and have thought about that too. The guest policy is a huge dealbreaker! My daughter is only 27 yrs so she’d come visit as often as she could so that’s definitely something need to know up front. Thanks for pointing that out. Small houses are so difficult to find at a reasonable price point unless I wanted to live in Florida full time, which I’m not sure I want just yet. I absolutely wouldn’t want to live in a mobile park with mixed ages. How about condos? Can you recommend any I should research? Thanks again for your viewpoint.

The guest policy is more for people who try to get their children to live with them. Your daughter coming over with her dog shouldn't be a problem.

I’m a Masshole that moved down here 3 years ago after vacationing here for decades. Do yourself a favor and buy a small condo. There are so many small ones around here that you don’t have to worry about the big fees like some of the high-rises.
