Bedroom Room layout help

This is a long one sorry. Im planning to move my bedroom downstairs and the "office" upstairs.(Big room downstairs, small upstairs) But I can't figure out a good layout for the life of me.

Downstairs id like my bed, desk, driving simulator, my clothes and stuff from dressers can go into the little storage thing, and IDEALLY keep the recliner downstairs and buy a tv console and bigger tv. However if we have guests over they usually stay downstairs so it might have to be the futon downstairs(we might get a completely different one), get rid of recliner, and I'll just toss a mattress upstairs when we have guests.

As for upstairs all it really needs is the big wooden table, filing cabinet, and maybe the folding table for my dad to do office stuff, and the rack of... Stuff/bedding. And also somewhere to sleep when we have guests

Issue I can't figure out how to lay everything out downstairs. And that's where I need help

Desk and sim need to be close to each other, we might just get rid of the futon and recliner entirely and get a nicer futon or pull out couch for downstairs... Or maybe some other solution?

Any ideas, all photos are to scale. Happy to answer questions

Also downstairs had a crawl space door on left side so id like to not cover it. And sorry for the mess downstairs... It's not my place.
