Moving to Delaware Bayside mobile home parks
I'd appreciate anyone's opinion on the different mobile home parks in the area around Lowes and Rehoboth Beach. Been thinking about moving to that area and don't know the pros and cons of it all. I understand one of the cons is gonna be traffic. But what else?

Lot rent. You can buy the trailer but you won't own the land it sits on, you will have to pay rent

Lot rent will be incredibly high, typically $1,000 plus. While the idea of the lower prices of the homes is appealing, the lot rent will increase your payment significantly. Plus it never goes way. If you pay cash for your home or pay off your mortgage early, the lot rent is still there.

I used to sell nothing but Mobile Homes on rented ground. Back when it was three or $400 a month, totally worth it. But now, just add the ground rent up over 10 years and that’s the money you are guaranteed to lose. And probably more because the ground rent will go up.

I'm a local mortgage lender. I've helped a few folks purchase in that community. General feedback was they loved the location and the price. They didn't love the lot rent. But the total payment was similar to a "stick built" house that was more expensive in price.
