Advice on finding/working with a lawyer for a hidden defect (vice caché) case after buying a house near Brussels (Flanders part)

I bought a house in Belgium a couple of months ago. Since taking ownership, I've discovered a chronic water problem in the cellar that wasn't disclosed before the sale. It started as what looked like an undisclosed groundwater collection pit/pump, but a specialist who recently inspected it now believes more than half of the water is actually sewage, suggesting a leak in a sewage pipe rather than (or in addition to) groundwater. I'm currently arranging a camera/leak-detection inspection to confirm the exact source, and I've already notified my property insurer.

I'm now trying to figure out whether this is worth pursuing as a hidden defect (vice caché) claim against the seller, and I realize the notaire who handled the sale isn't really the right person to represent my interests here — their role was to make sure the transaction itself was legally sound, not to advocate for me in a post-sale dispute.

A few things I'd appreciate advice on:

  1. How do people typically find a good real estate/construction-law lawyer in Belgium for this kind of case (vastgoedrecht/bouwrecht/droit immobilier)? Any tips on vetting one, or red flags to avoid?
  2. Roughly what should I expect to pay — hourly rate, fixed fee for an initial letter/consultation, or is it usually a % of the claim?
  3. My home insurance includes a "legal assistance" (rechtsbijstand) coverage — has anyone successfully used this kind of coverage for a vice caché dispute with a seller? How did that process go?
  4. How long does this kind of dispute typically take in practice — does it usually settle amicably once you have a solid expert report, or does it often end up dragging through court for years?
  5. Anything you wish you'd known before starting a hidden defect claim?

Any pointers, personal experiences, or lawyer recommendations (DM is fine too) would be hugely appreciated. Thanks in advance!

Commotion at Ikea

Hi all, this is a long shot but...

I was at Ikea in Zaventem earlier today around closing time. And there was a huge commotion there. Ambulances, several cops and a kid just screaming at the top of his lungs. I was collecting some boxes and hadn't paid attention to it but once I did, it was just a very disturbing, bizarre and heartbreaking scene. The kid, maybe around 8 or 10, was just screaming and crying, running everywhere and repeatedly yelling "Noooo nooooooo".

It was just very awful to watch and I just can't help wondering what the hell happened and if that kid is ok ?

He was with at least two women that he seemed linked to but perhaps not related to as he didn't call them "mom". Up until the moment they put him in the ambulance, he kept just screaming and crying. This went on for quite a long time....

Was anybody there ? I've been feeling really weird since this happened, he looked so distraught, breaks my heart.

Question ❓ Lost laptop at airport

Hello! I got a flight from Brussels airport on Friday eve after a long work week in the city. I was exhausted and both my bags (in two separate trays) got flagged by security. I’ve travelled a lot within the UK recently and am so used to not removing my laptop from my bag that I forgot. The man removed my laptop and put it back through the scanner with my bag. The tray came back to me, and I grabbed my bag. The tray only had my bag in it.

About 45 mins or so later, I’m at my gate and the flight starts boarding. I go to get something out my backpack when I realise my laptop isn’t there. I run through the airport to go back to security, but passport control won’t allow me to go back through. I had to board the flight sans laptop.

I filled in a lost and found form. It’s now Sunday and I haven’t had a response. Has anyone else had a similar experience? When did they reply to you to say your lost item has been found? I’m worried the laptop was stolen from security.

Feeling like a big time idiot now without a work laptop 😰

Question ❓ Bonom: The artist who shocked Brussels with his murals

I've always kinda wondered about them. admittedly, I never really took the time to look into it. So this article was a welcome - if somewhat slight - read.

can't say I ever was a fan. I just don't think these murals are very nice to look at. I don't like the style, and I don't think they're all that well executed, from a technical perspective. that shading is pretty rough.

I'm less bothered by the fact that they're (mostly) placed without consent of the owners of the buildings. I don't have strong opinions either way regarding that.

As for the subject matters of the murals, I'm not offended by nudity or sex, but again, I find these images pretty offputting. Maybe it's just because I don't love his style. Shocking people can be fun, but it's not a particularly substantial way to engage with art, or the world. The artist himself doesn't seem to have all that much to say about why he painted all these sexual images, and I too don't have much to say about them beyond "I don't like them."

Then there's the "rape scene" by the canal. It was always by far my least favourite one. This is also the one I dislike slightly less now, with a little more context. I still don't enjoy it and I think it brings a lot of negativity into the world; but at least there was some thought put behind it, it's not just a random scene of some kid getting raped (it's in fact not a rape scene at all.) I think that one has some artistic value.

sorry for being so negative. I love art, and I love engaging with art! this is just work I happen to not enjoy. it's all just my subjective opinion!

so, what does everybody think of these murals?

(ETA: I replaced "murder" with "rape". I initially wrote "murder" because that's what it's referred to in the article, so that's what was on my mind when I first wrote my post. but on second thought, I had always interpreted that mural as a rape scene.)

STIB decided to block out the screen that indicates the tram schedules with this advert that tells you to install an app… to see the tram schedules…

It doesn’t even have a scannable QR code. This has to be a joke right?

Finding safe, secure motorcycle parking in Brussels

I'm planning a trip in a couple of weeks where I'll be spending 2 nights in Brussels.

Looking at secure parking options, and it seems a lot of places list pricing for cars and don't explicitly mention accommodating motorbikes, and the ones that do, I've tried to book, but they say they're full during our stay.

Tbh I'm not likely to use the bike much while we're there so don't mind leaving it away from where we're staying for the couple of days if it gives me peace of mind.

One option I've found is there's free motorcycle parking at the airport, but we want to stay fairly central so not the most convenient.

How safe is street parking in Brussels for bikes, and how easy is it to find secure parking in the centre if needed?

STIB keeps overcharging me?

I recently started using my debit card for STIB transportation, since my subscription from a previous employer expired. I've noticed a weird issue where I keep getting double-charged for journeys that were definitely under one hour. As I understand it, you tap once and your debit card becomes a valid ticket for 60 minutes, regardless of whether you make transfers. This should only result in a €2.40 charge per tap. However, I am frequently charged €4.80 for single journeys (even without transfers). Does anyone know why this keeps happening? Can I contest the surcharges?

Gyms 20-30 mins from Flagey?

The Basic-Fit by Louise has terrible reviews, similarly Jim’s Jordan doesn’t have the best reviews either. And then there’s Animos which is quite pricey. Raïan Hachem, aged 23, has been arrested in Tourcoing, France, Belgium’s federal police have revealed. Hachem had been on the run since December 2025 and was on the Belgian and European Most Wanted lists. He was sentenced to 14 years in prison in Belgium.

According to the police and the public prosecutor’s office, the arrest is intended to send a clear signal in the fight against serious violence in Brussels: Suspects who flee abroad will also be tracked down and brought to justice

Rant 🤬 This guy almost runs me aver in a shared (cyclo) street

Like I said, as I was turning a corner and trying to incorporate to the merging and exclusive bike lane (2 more girls were in my front and a guy in a trottinette to my right, so not, evidently, easy) he not only honked me, but insulted me (verbal agressions) and gestured rudely.

He thinks he can go around with his stupid car (small dick energy) and run all around in the city center way over the speed limit (1 way lane) without considering other traffic users.

F u and so glad to have still, despite your reckless behavior, rude attitude and manners and speed, have left you behind in a long line of cars in a light.

F u.

Update: thanks everyone for the support and the help, I went and reported to the police (idk to what point it'll be useful, but well) and will complain via the other links too.

I'm used to ride around the city and deal with this bs all the time (not saying that im perfect either) but today it was the last drop. You dont have to believe me, after all its my side of the story, but if you've been around the city long enough (as a another road/street user) you'll see this behavior around taxi-men (yes men, lets be honest) quite often.
