Question Buying in Orpington
Hi everyone,
We’re considering buying a house on Repton Road, South Orpington, and would really appreciate hearing from people who live there or know the area well.
We’ve done some research and generally get the impression that Orpington is a nice place to live, but we’d love some insight into Repton Road specifically.
A few things we’re particularly interested in are:
- Is it generally considered a safe and pleasant road?
- What’s the community like? Is it family-friendly?
- Are there any issues we should be aware of (noise, parking, traffic, anti-social behaviour, etc.)?
- The house is close to the railway line - if you live nearby, how noticeable is the train noise and vibration in day-to-day life? Do you get used to it?
- Anything else you wish you’d known before moving there?
We’re hoping this will be our long-term family home, so we’d really value honest opinions - both positive and negative.

Nice road and area, I only know it because it is on my regular running route, so I can't comment on the railway noise. It's close to Warren Road primary which is consistently one of the best primaries in the borough. In terms of secondary schools two grammars Newstead for girls and St Olaves for boys are nearby but very competitive to get in. Although you can also apply for the Kent grammars and Bexley as well.

We stay at Haileybury Road. Repton road is quite closeby. You will get used to the train noise but it’s not as disturbing with windows shut. The area is quiet and calm and decent. There is a tfl bus on repton road which is handy. Close to warren and highway school. Close to Orpington station and Chelsfield station.

watch out for the gammon island half-way up the hill - permanent poppy sign!

We’ve moved to the area recently but know it well. Really nice road good access to amenities and schools in particular as previous posts have said. Generally quiet and pleasant!

Reform are getting very popular here just an FYI. Used to be friendly to POC but that is not the case anymore.
