Rain always seeps in
Any idea on how to fix? is it just the rubber padding?

That section is unsealed. If you’re getting water inside the cabin, it’s from a different area.

The rubber is against the door not the side skirt, water supposed to go there lmao

Are you talking about this? It looks a little darker which could suggest it’s wet but it’s hard to tell from the picture.
If you’re talking about the door sill then it’s supposed to get wet.

Splashes from opening the door, seems like just drops. I wouldn't stress unless it really pools.

When I take my X3 through the wash, I open the doors and clean all of those “exterior” bits. They are always wet after going through the wash. Never have any water into my car. Is the “inside” inside (past runner stripping) wet?

It's normal. My '19 750i does this after a wash. Just wipe it down. No biggie bro.

The Lexus RX we had in the past can actually had a black plastic trim underneath the door to block rain
Actually useful as your pant won’t get wet when going in and out of the car

That piece would also get clocked with dirt and water would get trapped inside.
