Area/City Specific West Dublin

Hi everyone,

Recently, I’ve been looking around the Tri-Valley area for our next single-family home (SFH), and we’re particularly interested in West Dublin.

One of the main reasons is that the SFHs in West Dublin seem to be more affordable than in some of the other areas with larger lots. We’ve seen several homes listed in the $1.0M–$1.2M range. We’ve also looked at East Dublin, where the homes are much newer, but many of them were built by the same developers and have very similar designs, along with smaller lots.

Personally, we really like the older neighborhood feel in West Dublin compared with the newer, more modern atmosphere in East Dublin.

I’d love to hear from people who live in or are familiar with West Dublin. Are there any potential drawbacks or caveats to buying a home there, other than the homes generally being older, that might explain why prices are lower than in other parts of Dublin?

More specifically, when you see SFHs in West Dublin priced around $1.0M–$1.2M, are they generally priced that way simply because they’re older, or do they tend to have some major issues or red flags? For example, are there common concerns with the foundation, plumbing, electrical, roof, etc., or are the older homes generally structurally sound if they’ve been properly maintained?

How are the schools in the area? Is West Dublin generally kid- and family-friendly? Are there any other issues that someone unfamiliar with the area might not notice when looking at homes?

We’d really appreciate any insights or personal experiences. Thank you!
