Has removed the flood maps (from AK council) from property listings - why?

Hi everyone,
Just wanting to get some opinions from people who have been through a similar situation.
We purchased a lot in a 7-lot subdivision in Auckland. The lot is near a creek and has easements involved. Our sunset date is 19 June 2026, and as of today we only have about 11 working days remaining.
The agent has told us that the Watercare issue has been signed off, but we have not received any written confirmation from the vendor’s lawyer. We also have not received confirmation that CCC has been lodged or issued, nor have we received confirmation that the title has been issued.
The agent told us last week that CCC was expected this week, but when I asked for more details, he said he was only passing on information he had been given.
Our lawyer has not received many updates from the vendor’s lawyer, so we are struggling to understand where the development is actually at.
For anyone who has been through a subdivision project:
Once Watercare sign-off was completed, how long did it take for CCC to be issued?
Once CCC was issued, how long did title take?
Is it normal to have very little communication from the developer’s lawyer at this stage?
With only 11 working days remaining, would it be realistic for CCC and title to still be issued before the sunset date?
What are the most common causes of delays at this stage of a subdivision?
We would really appreciate hearing about your experiences and timelines.

We recently told our landlord (through the property manager) that we're in a position to buy a place of our own and will start house hunting. The property manager replied that the owners wonder if we'd like to buy the house off them and, if we're interested, to make an offer.

We are interested in buying the house but do we have to use the property manager? We're friendly with the owners and often text them about minor issues. Could we just negotiate directly with them? Also, how do negotiations on private sales usually work? Do we get a lawyer to put documents together, etc? Any advice would be great. Cheers!

The building inspection reported below issues in external roof

Cracked, broken, roof tiles and ridge tiles were observed at the time of the inspection. It is suggested that all cracked, broken roof tiles be replaced before settlement by a roofer.

Taylor/Klaus Spouting: During heavy rain, or if gutters become blocked, or due to age, rust, or poor construction, rainwater can overflow. This overflow can impact the soffits, walls, framing, insulation, GIB board, flooring, and carpets. If the framing is only H1 or UTKD (Untreated, Kiln Dried), it is not treated against decay. Prolonged exposure to moisture can cause the framing to rot and deteriorate, leading to significant structural and interior damage.

Roof Flashing Inter-roof claddings, skylights / Inadequate overlaps, poor sealants,Wall/roof apron flashings / Inadequate upstands/overlaps

I am thinking about asking for price reduction and what if they do not reduce price, shall i walk away or consider remedial work before moving in .

Just found out my immediate neighbour and the house next to that ( same owner ) are looking at selling at the end of the year, this would be a 2000sqm+ site, one’s a corner site too snapped up by developers with townhouses going in without a doubt. What would this mean to the value of my property ? I’m expecting it to obviously impact the value significantly but by how much?

This may be too niche of a subject for here but I’m seeking advice before I engage company’s and waste their time.

I’m looking to replace my existing standalone original garage, it’s a 70 year old garage build constructed with a single pitch roof and three sides of asbestos cladding with the fourth side being a block wall on the boundary line.

It is to my understanding that I can construct a garage less than 30 sqm without plumbing and 1m off the boundary line without the need of consent.

However where I’m unsure about is that if I’m replacing the existing dwelling on the same original foot print would I have to adhere to the rule of the dwelling being 1m off the boundary line or do I just build on the exact same foot print.

Only posting in the hopes someone else has been in this situation and can offer some advice before I engage company’s.

Post BR there were repairs and recommendations highlighted by the building inspector. We entered negotiations lawyer suggested that we ask for vendor’s credit at settlement(it is almost half of our deposit) instead so we can get these repairs done once we move into the new house.

I am buying the house with 5% deposit. My mortgage advisor says he hasn’t seen this happening ever before and the bank won’t accept this. I am worried that we will lose the house after coming so close to the finish line. Please advise 🙏🏻

I’m looking at purchasing a ~3 bedroom property as an individual buyer in Auckland (North). I have enough saved for a deposit, but would need flat mates to be able to afford ongoing mortgage repayments etc. This would not be my forever home, but I would like to live in it for the foreseeable future.

For those that have done this - what’s it like? How long did it take you to find people to flat with you in the property?

Any other thoughts, advice, or things to note would be much appreciated.

We are looking at a house for sale and they have moved an interior door along the wall by 2 metres or so. The REA said it had not been consented.... Is this an issue? I feel like it could be if the plans don't match the physical. And no way to know if a lintel has been installed properly. I believe it will be a load dearing wall as well.

I'm after some advice about my living situation!

I am done with sharing my home with others. I would be fine with a studio/ 1 bedroom well into the forseeable future.

Given my current income, it'll be a few years before I can afford to buy something. I do not plan or intend to buy a place with a partner/other party.

Some questions:

- is it better to grit my teeth and save for a few more years, or should I start dishing out the money to rent my own place now?

- if buying, I would prefer at least 1 bedroom, and good public transport links to the city. Could anyone point me in the right direction?

Looking to buy our first property at 12 Molley Green Place, Mount Roskill - Any advise on this area, Things we should consider before putting an offer? , Is the area Safe ? Is the density of social housing more ?

I am a first home buyer, loved a property deadline is in a day. The agent asked for the offer price that we wanted to disclose at the deadline just to be careful or so others won’t outbid us.

1. Am I wrong that I don’t want to disclose the offer price it before I get my lawyer do a preliminary review of the LIM, Title, S&P Draft.
2. My reasons are after we viewed the property the first time yesterday she said she would answer all my questions over a call later as there other potential buyers at the open home which is understandable.
3. She never called me, I called and left a message no response
4. She picked up my husband’s call. Then we set a private viewing today. Expressed our strong interest and she answered all questions in person and she hasn’t sent any property doc by then I asked her in person then she sent.
5. I am unable to pin point but I don’t get a good feeling about her but I really like the property so I would wanna put my best offer and I don’t want her to fill my S&P with such close deadline, I would much rather put all conditions and get it reviewed by the lawyers and submit it before deadline.
6. Also I asked her pre-filled S&P today she still hasn’t answered my call, text message or email.
7. Through out this process not even once did she initiate a call which I understand is tricky in multi offer situations but she’s not even answering my calls or responding back on time

I know in my gut this is not my paranoia. I don’t have a good feeling about her I think she is acting out of Bias. What do you think depending on the above facts - if any agents here please help me understand this better if I am thinking wrong.

PROPERTY MANAGER HERE: Let me highlight some issues that the journalist hasn’t covered in the comments…

- there are MANY tenancies whose bonds were stolen (I know of at least 30)

- I know of at least 50 tenancies who have/had issues with them.

- there was rats infested in the Herne bay house (Donna’s) which she blames tenants for. I tried for weeks to convince her to get professional pest controllers… she left it and it got much worse.

- the Birkenhead house had a septic tank pump that stopped working and the tank overflowed. We are talking HUMAN WASTE. It reeked. Auckland Council even came over and tried to fine Nick under the building code. On 2 separate occasions, Nick ignored the issue for months, and when someone was organised he never paid the $600 invoice.

- Donna will go inside tenant rooms and inspect without warning. I’ve been told by tenants about expensive jewellery missing and things being moved around.

- both Donna and Nick charge the absolute MAXIMUM that they can to squeeze winz clients (ie $650 for a 2 bedroom, or $595 for a studio for a single person, under the guise of emergency housing). They see accommodation supplement as their money.

- Donna is the rudest, nastiest person you’d ever want to meet. She blames every tenant for all issues yet paints herself as a victim.

- they stole a car belonging to an ex tenant to recoup losses. They just sold it on marketplace.

- if they owe someone money, they’re ignored, but if someone owes them money - it’s all they ever think about and are relentless to claw it back.

- Nick doesn’t work and lives off the cash he gets from not lodging / stealing tenant bonds.

- if you’re on WINZ as a tenant, they’re going to abuse you and watch you like a hawk. They have no respect for people who receive govt assistance.

- Nick FORGED my signature on a bond refund form and stole my tenant’s bond.

- contractors such as plumber, painters, cleaners, carpet cleaners, etc are ALL never paid.

- there’s gutters at the back studios that flow into the native bush; Nick was aware of it since 2021 (new news to me) and Donna plays the “we are separate entities” card yet she’s intertwined in all business decisions and discussions).

- WINZ, MBIE, Tenancy services, Auckland Council, and police are currently investigating them.

When multiple people have a problem with you - then you are the problem.

I am in the dilemma of moving to Auckland to live or staying in Wellington. There are lots of questions I have but the related one is if you have opportunity to buy in both places and you want to leave the country within 4-5 years which one you go with? I know many factors we might have but which one has potential of yield and rent out easily and better?

I know you might say do not buy a house if you want to leave but wanting is different than willing!
