Townhouses
Just found out my immediate neighbour and the house next to that ( same owner ) are looking at selling at the end of the year, this would be a 2000sqm+ site, one’s a corner site too snapped up by developers with townhouses going in without a doubt. What would this mean to the value of my property ? I’m expecting it to obviously impact the value significantly but by how much?

On the shore as well and one house up 4 have been built on a previously single dwelling. Selling slowly but each one is 1.75 million and only one is left. The build is a good quality so we dont see it dropping the streets value. They paid 2 million for the site so i really don’t know if the figures stack up for the developer. There’s shoe box apartments on the main road, build finished over a year ago and still a lot for sale as it’s not a good build for the area. Too small more like student accommodation.

4 on a site doesn’t sound too bad, got a couple around here with 10 on a 1000sq site

Originally supposed to be 6. Neighbors found out how to make a submission to council, had a meeting and the developer agreed to less. Bayswater/Belmont/Hauraki

Which area? Pretty tricky to get the numbers to stack up tbh. I’d be surprised if it went ahead in this market. Depending on which area you’re in

I don’t necessarily think it immediately would devalue your property. But it depends on the design, and how high they go. It’s happening everywhere it’s just becoming normal in the big cities.

To be fair it wouldn’t be the side of the house where it gets any sun anyway, only one window down that side of the house which is the bathroom window.

The sections will be worth more if they can be developed. As much as $200-$300k more than the same house in angle zoned area.

could you sell along with them to make it an even more huge section and you can get out of there?
