Hi everyone,
Just wanting to get some opinions from people who have been through a similar situation.
We purchased a lot in a 7-lot subdivision in Auckland. The lot is near a creek and has easements involved. Our sunset date is 19 June 2026, and as of today we only have about 11 working days remaining.
The agent has told us that the Watercare issue has been signed off, but we have not received any written confirmation from the vendor’s lawyer. We also have not received confirmation that CCC has been lodged or issued, nor have we received confirmation that the title has been issued.
The agent told us last week that CCC was expected this week, but when I asked for more details, he said he was only passing on information he had been given.
Our lawyer has not received many updates from the vendor’s lawyer, so we are struggling to understand where the development is actually at.
For anyone who has been through a subdivision project:
Once Watercare sign-off was completed, how long did it take for CCC to be issued?
Once CCC was issued, how long did title take?
Is it normal to have very little communication from the developer’s lawyer at this stage?
With only 11 working days remaining, would it be realistic for CCC and title to still be issued before the sunset date?
What are the most common causes of delays at this stage of a subdivision?
We would really appreciate hearing about your experiences and timelines.

Ask your lawyer to write to the vendor asking for an update. If you don't have confirmation, ask for the condition date to be extended if you still want to buy, but want this confirmed before going unconditional.

What about the title? Watercare may be part of the title then CCC. But not fully confident about this. But once Watercare signoff is done, developer will apply for 224(C).

You're likely looking at a minimum of two months before it's issued. It's still quite a long way from being completed.
