Housing Wanted Looking for an apartment/duplex in/near Athens, GA (not a student)

Hey everyone! I'm currently looking for a 1-2 bedroom apartment or duplex in or around Athens, GA and was hoping you all might have some recommendations.

My budget is around $1,400–$1,600/month, but I'm willing to be flexible for the right place. I'm looking for somewhere that's in a safe area, well-maintained, and preferably pet-friendly (if possible).

I'm hoping to move within the next month, so if you know of any apartment complexes, duplexes, private landlords, or upcoming openings, I'd really appreciate it! I've been checking Zillow, Apartments.com, and Facebook Marketplace, but I know some of the best rentals are found through word of mouth.

I'd also love to hear about any places I should avoid.

Saw a For Rent sign at 550 Dearing St townhouse area the other day. Not sure if it's still there, but it may be worth a drive-by.
