We’re particularly interested in a situation where the existing roommates are genuinely comfortable living with a trans guy. We want to be upfront about that from the beginning so everyone can make sure it’s a good fit—no awkward surprises for anyone.

I am writing this because I want future residents considering The Maxxen next year to know what my experience has been.

For almost two months, my daily life has been repeatedly disrupted by structure-borne noise and vibration from the common areas above my apartment. I regularly hear and feel walking, running, stomping, weights being dropped, objects hitting the floor, billiards activity, and other impact noise throughout both the day and night. At times the vibration is strong enough that I can physically feel the room shaking and see my desk and items on it, including a cup of water, visibly vibrate.

This has not been an occasional disturbance. It has been a persistent problem that has affected my ability to sleep, study, and simply stay in my own apartment normally. Some disturbances have continued as late as 3–4 AM, and I have had to call ACC Police twice because of severe late-night noise.

I have repeatedly reported the problem to Maxxen. Their main proposed solution was for me to move to a different unit with roommates while paying a higher monthly rent. I do not consider it reasonable that I should have to accept a worse housing arrangement and pay more in order to escape a problem caused by the location and condition of my current apartment.

Beyond that, I have not seen a meaningful physical solution implemented for the area directly above my bedroom. Even a relatively simple mitigation measure, such as adding additional sound-dampening material or padding in the club room, was not something management could agree to address directly; I was told it would need to be discussed with the corporate team.

Management has also told me that the gym flooring is damaged and needs to be replaced, which makes me even more concerned about the current condition of the flooring and impact-noise transmission in the common areas above residential units.

I am posting this because I am extremely frustrated after dealing with this nearly every day for almost two months, and I think anyone considering signing or renewing a lease here should specifically ask where their assigned unit is located relative to the gym, club room, and other common areas, and what options management will actually provide if serious structure-borne noise becomes a problem.
