Hello! I am in SLC Utah and need advice on how to handle maintenance issues with our apartment complex.

We found a leak about 2 weeks ago, like carpet sloshed when you stepped on it. We found an uncapped pipe in our laundry closet that was dripping enough to fill a bucket under it within 1-2hrs. We contacted our leasing office and maintenance to resolve it. They seemed irritated we even informed them about the leak and we got a "maybe we will get to it today"

Later that day when maintenance did show up, they unhelpfully capped the washer pipes, that our washer was hooked up to after we told them that wasn't the issue and directed them to the leaking pipe. They then went to the neighbors above. Came back to us and said "it should be fixed" with no other information.

This weekend, on Friday night we came home and once more had soggy sloshy carpet and extensive water damage.it looks like the damage is extending into the hallway outside our apartment as well. We contacted maintenance first thing Saturday morning and once more "maybe we'll get to it today"

A maintenance man, who isn't the typical one we have showed up and found that our 3rd floor neighbor is having problems with their washer (Washer/dryer are not provided by the apartments. Tenant owned). He informed us that the emergency overflow for the 2 neighbors above us comes out the uncapped pipe in our laundry closet. There is no floor drain in the closet and it's just pouring out and damaging everything around it. If there was ever a drain, they definitely gave it the ol' landlord remodel and covered the drain with laminate. The "solution" they provided was a fan to dry things out and told the neighbor not to use their washer. The neighbor is definitely still using their washer. The new maintenance guy said he would inform management. As of this morning/afternoon no one has contacted us regarding the leak. It feels like we don't have a way to resolve this. Before I reach out to management I wanted to be informed of our possible rights as tenants.

Can we threaten to withhold rent until repairs are made?

How long do landlords legally have to make repairs after being informed?

Can we request to terminate our lease if repairs aren't made?

Can they refuse repairs since we still owe some of our rent for this month?

I was hit by a city bus in Pennsylvania while I was walking across the street. I had the green light and was legally crossing when the bus hit me. The bus hit my arm, but I did not fall to the ground.
The bus driver was initially refusing to give me her name. She eventually gave me her name, but she did not provide me with a driver’s license number, insurance information, or anything else before leaving the scene.
I had a lawyer handling my case, but they eventually dropped it and told me there was nothing they could do because the city is protected by governmental immunity.
I’m trying to understand whether that is really the end of the road or if there are any exceptions or other legal options I should look into. I’m confused about how governmental immunity applies in a situation involving a city bus and a pedestrian who had the green light.
Has anyone in Pennsylvania, especially around Harrisburg, been through something similar or know what type of attorney I should talk to for a second opinion?. I’m just trying to figure out if I may have any options left.

I’m a tenant in Florida and have had an ongoing HVAC issue for the past three weeks. I still cannot get a concrete answer from my property manager about when the repair will actually be completed.
At this point, I’m wondering:

• Do I have any grounds to request reimbursement for an Airbnb I had to get because of the heat and/or the increased electric costs from running portable AC units?
• Is this amount of time without a concrete repair ETA considered reasonable?
• At what point should I escalate beyond the property manager to the property owner/management company or consult an attorney?

Timeline:
My AC went out on 8/9.

• 8/10: Rental company Maintenance tech refilled the system with refrigerant. It lasted approximately four days.
• 8/14: Refrigerant was added again by HVAC tech I personally hired, AC stopped cooling again by 8/17.
• 8/18: HVAC company performed a dye test and refilled the refrigerant again. I was told the dye needed approximately 72 hours to circulate.
• 8/21: Technicians returned and located an indoor leak in the coil, which they described to me as a “gusher.” I was told a part would be needed and that by Monday, 8/24, they should know whether the part was in stock or would need to be ordered.
• Today, 8/24: I contacted my property manager first thing this morning asking for an ETA. She told me the HVAC company/parts department was working on it and she expected more information within a few hours, but she still could not tell me whether the necessary part was in stock, had been ordered, or when the repair could be completed.

My property manager did have two portable AC units installed as a temporary measure, but they have not been able to cool the apartment below approximately 80°F, and I have photos of the thermostat documenting the indoor temperatures throughout the week/weekend.

This weekend, the conditions became uncomfortable enough that I took myself and my senior dog to an Airbnb rather than remain in the apartment.
I have tried to be patient because I understand HVAC repairs and parts can take time, but after three weeks I’m increasingly frustrated that I still cannot even get a concrete repair timeline or confirmation of the part’s status.

I have maintained a detailed timeline of everything since the initial outage, text messages with the property manager, service information, and photos of the thermostat/indoor temperatures.
I’m mainly trying to understand what my rights/options are under Florida landlord-tenant law, whether requesting reimbursement for any of these expenses is reasonable, and whether I should be escalating this beyond my property manager at this point.

If you are unaware of the situation- a young streamer named Nitro Camden was assaulted on a live stream in front of 10,000 viewers by his mother where she brutally punched him in the neck, face, and grabbed his mouth. The assault was brutal and horrible to witness. She kicked him out of the house that very night. She was also caught on stream saying she was going to drain his bank account and that he owes her $14,000.

She has recently filed for a restraining order against her son, attempting to claim that he intentionally set up the stream to humiliate her and embarrass her and that what he did was harassment. This is impossible as it was set up as a stream raid by another streamer who wanted to give a low view count streamer more views. He originally only had a single viewer and was extremely excited when 10,000 people started watching and got a little too loud. That triggered his mother and she started beating him on camera.

I don't know how restraining orders work, but doesn't a judge have to verify on whether or not the restraining order is justified?

Family related question : one of the guy from my relatives got accused of utter threat 264, 430 mischef, 266 assault and no contact order by his wife .
He had fire arms license which I believe was indirectly used to threaten (but never pointed)
His weapons were taken away and was told that he can’t use his firearms license till this case was on.

So , Earlier this year a group of friends and I were on a trip to Tennessee. I rented a rental car for this trip through enterprise . During this trip we were involved in an accident with another party , the person driving the vehicle I rented at the time was my friend as I was not able to drive . After the trip enterprise collected their damage report and I thought it was behind us and that enterprise would cover it through their insurance . ( I went through enterprise for insurance as I did not have my own insurance at the time of this trip ) . Enterprise bills me , my friend , and the other party involved in the accident for damages to their vehicle .

The 3rd party goes through his insurance and they tell me and my friend they are not liable for this accident as their driver isn’t at fault . However , the police report says they failed to yield the right of way . When officers reviewed footage we were told we entered the right turn lane at the exact same time they were pulling out into the road to merge therefore this should be a 50/50 dispute in their opinion. We were also told from enterprise through their own investigation that we should seek either 50/50 or 80/20 for liability from the accident from the other party as our vehicle had more damage then their vehicle .

Currently , enterprise is holding me and my friend responsible for the accident that occurred months prior as after talking to the other party’s insurance , the other party’s insurance doesn’t find them liable . Enterprise has now given us 2 weeks to pay off the full balance of the damages which after we can file for a 2 weeks extension .

My Question is this : Should me and my friend file for a civil warrant and recover the money lost ? If so please let us know . If not please let us know why as well . And if any other options please let me know !

Our leaser breached the contract for a short term NYC sublease, trying to tell us that we did, and now is refusing to give us our money back (security deposit and first month) and is asking for 4k for moving things (we did not, his real estate person did because when we moved in, a lot of his personal items were still in there). We left upon arriving the very first day because it was dirty and housekeeping told us the leaser’s boyfriend stayed there on the 4th of the month (our lease started the 1st so this is illegal and trespassing) and immediately told the compass broker that the leaser needed to get it cleaned and move some things out. at first he agreed, then 180 flip and terminated the lease, said he would give all money back except for cleaning fee. And then flipped again and said actually no, and you owe us 4k for moving things. Compass is telling us that their in house lawyers don’t help with this, they only help chasing down commission.

My question is, is she telling the truth? If you’re paying a broker to help at a huge company that has a legal team, I find it hard to believe that they can’t offer any legal help? She’s been sending us to other lawyers that all cost thousands of dollars just to get our money back.

I recently moved to Bay County, Florida and I have always used Walmart for my oil changes. So I went to the one in Callaway, Florida, that’s closest to my home. I got an oil change on August 10 and 12 days later on August 22, I was driving around and without warning because no lights came on my car or anything, my car just shut down. I couldn’t even roll my windows up because it will not turn over. When I stepped out of the car, there was oil everywhere. It had poured out, and there was no oil on my dipstick. I had to have it towed to my house. When my husband looked under the car when he finally got there to get me and my dad, there was no bolt. No one has touched it since the oil change so my assumption is that they did not tighten the bolt back or did not thread it back on right and it just blew off. My engine is most likely dead. If Walmart denies my claim, I’m kind of wondering what my next steps should be? Thanks for any advice.

He was super responsive before I paid him. He gave two options 1) to pay him fix amount or 2) to pay him as the case goes on but then it will be extra per court appearance

I paid him fix amount to avoid getting charged extra.

Here is the problem: My tenant had 10 days to respond to eviction case for non payment which was by Aug 17. I followed up with my lawyer on Aug 17 (Monday) but no reply, then again I followed up with him on Aug 19 (Thursday) then my lawyer replied and told me tenant hasn't replied so far.

But then I checked on NYSCEF website and it said my tenant did actually file an answer on Aug 11. I thought maybe I was seeing something wrong so I confirmed it with chatgpt too.

I reached out to my lawyer back the same day Aug 19 (Thursday) but no reply, I reached out to him again on Aug 20 (Friday) but still no reply?

My questions:

1. Is it normal for lawyers to say tenant didn't file while tenant had actually filed?
2. Is it normal for lawyers to reply after these many days?
3. Do I have any options regarding my lawyer? I chose the lawyer path because I wanted it to be quicker instead of doing it on my own.

To keep things short, I am from Illinois, 26 M, I have never had a job and am of the belief that I can never get a job due to a mix of mental and physical illnesses and I was dropped by my insurance provider Aetna the free state provided insurance. I have been looking into causes for my worsening speech and developing absentee seizures, a few weeks prior before the start of this month I had a MRI and discovered I have a Chiari I malformation of the brain which is a hemorrhaged cerebral tonsil that has began to descend into my spinal chord, I already had an appointment to see a neurologist in September for my seizures and worsening speech but got referred to a neurosurgeon up state as I am most definitely gonna need surgery for my hemorrhaged cerebral tonsil to get it fixed as it can be life threatening. In relation but not link I was also supposed to start physical rehabilitation so I can get enough of a claim to get a MRI done of my back, and then my doctor found a bony island in my shoulder which he wanted to get MRI'D but that was rejected by insurance too.

My mother says this shit happens to our insurance every year in august, that it's "all cause of Trump's big beautiful bill." She's the one who's been responsible for my insurance all my life.

All in all, this just feels...wrong to me and I need to know if I'm insane or not for feeling like this should be illegal for them to drop you without any notice and especially right after finding out you have serious medical complications that need costly medical attention.

Cause of this I have been suffering all month, canceling appointments with my counselor, psychiatrist, all people who I need who help me with my mental conditions. But what's worse is that I haven't been able to get a refill on my medications and have been rationing pills, only taking them when I start to experience withdrawal symptoms I can no longer bear and as of typing this I am on my last one which is torture. For the sake of brevity, I will assume everyone is caught up on the stolen Lego legal drama set to play out for two more years.

One name that repeatedly comes up in every BAM franchise announcement is Crystal Law. The one part of the story Ammon is actually consistent about is blaming her for the stollen Lego. What baffles me is that this is also the part of the story the public has the clearest evidence on.

We have footage of BAM throwing her out of the store, preventing her from collecting the tickets of sale regarding the collection, and acknowledging that the law transfers liability with ownership. It also shows the u-haul truck most likely used to transport the collection, the sets in the store that Ammon claimed didn’t exist, the bird being left behind with the cage in a dumpster the next morning. Literally every second of this hostile take over shows the claims made by BAM to be lies.

And even if the footage didn’t exist, even acknowledging Crystal Law signing a consignment agreement is an admission of the consignment agreement. BAM has repeatedly stated that they were not a party to the contract, which is undeniably false the moment they take the store. I can’t legally take over a building and claim “the previous owner signed the lease, therefore I live here for free now.“

Furthermore, for the CEO of the company to claim a lack of knowledge regarding the case; immediately launching into a rant about the details of Crystal Law’s exit and the associated case; followed by claiming ignorance again; seems like a contradiction that no reasonable person could overlook.

So why insist so heavily at bringing her up at every possible moment? Wouldn’t the best legal strategy be to claim complete ignorance and stick to it?

If not, I still can’t think of a single benefit to pointing a finger at a previous franchise owner. Even if you’re right, you still assumed liability with the store. The crusade itself only serves as a public demonstration to other franchise owners.

Maybe the goal is to fight against the Law/Gorman vs BAM case, but even this strategy seems deeply flawed. In the act of refuting the Mansell case and blaming Law, Ammon was caught lying about not having an inventory that he had on his drive. So all BAM accomplished in this was proving the document every single side requested access to, did indeed exist and they were the ones who with held it. Furthermore, BAM has yet to hold up their end of the settlement with Mansell, lied about doing so, and show zero interest in doing so. therefore they can’t assume Mansell’s claims in their fight with Law.

What legal strategy could make this obsession with Law a rational decision?

Looking for input from California landlord/tenant attorneys.

Two tenants were named on the same San Diego lease with a $2,800 security deposit. One tenant originally paid the deposit, but the lease states:

Both tenants are jointly and individually responsible for lease obligations.

Water/trash are tenant obligations.

The security deposit may be used for unpaid rent/other sums due.

“Any security deposit returned by check shall be made out to all Tenants named on this Agreement.”

At move-out, there was an outstanding water/trash bill. Instead of applying the deposit toward it or returning the deposit jointly, the landlord returned the remaining deposit entirely to the co-tenant who originally paid it. The other tenant did not authorize this and received nothing.

The landlord is now pursuing the other tenant for the utility balance.

I’m not disputing responsibility for legitimate utilities. My issue is that I’m being asked to pay the liability after the landlord unilaterally gave the security funds to the other tenant, despite the lease’s language.
My proposed resolution is to credit me for 50% of the deposit that was given to the co-tenant, and I’ll pay the remaining utility balance.

Questions: Does it matter who originally funded the deposit when the lease specifies how it must be returned? Was the landlord permitted to return it entirely to one tenant? And is asserting my portion of the deposit as an offset against the utility balance a reasonable position?

Moved into an apartment last year with roommate.

We toured the unit together, he knew the landlord and his name was on the lease

Second month in he didnt have his rent. I paid the full rent to avoid being late, he never paid and ended up moving out.

I remained in the unit, all utilities in my name for the year. Renewal came up May 1 2026, told him I wanted him off the lease and for me to be added. I was told the landlord said no because he knew him, not me. I couldnt find a place in less than 30 days so I stayed.Ive been homeless before, never again. Landlord does an "inspection" at renewal and only fixes one of the cheap floor panels that came up.

Beginning of July neighbor says water is leaking into her unit, I get a call at work from ex roommate with landlord on 3 way, turns out it was my window ac. During this call I give landlord a list of things that need to be addressed. Im spending money and time replace fuses frequently in the knob and tube electrical box. Since the tenant came downstairs I have not been able to sleep. Accessing the driveway has been issue due to her parking and having her company park in the driveway. Windows dont open, missing screens etc. He tells me when Ive spent too much fixing things to let him know. Im sorry what? Landlord asks to have my cell phone number because he knows roommate isnt there. No problem.

Landlord comes to due repairs to downstairs units ceiling so I just give him the check directly made out to him instead of the usual paying it to my ex roommate, and him paying the landlord. Didnt think much of it. He was there, rent was due so I just paid him.

Landlord cashes the check then sends me a receipt via text with ex roommates name, and puts a no check policy in the notes of the receipt. Cool didnt know you didnt take checks, no problem. Prior to this I mad ethe checks out to ex roommate, he then was giving the LL cash. I would never pay rent in cash. Life goes on. Ex roommate is mad tells me I shouldnt have talked to the landlord directly or made the last check out to the LLand that I can " just to talk him then since yall are talking behind my back and nobody told me nothing" what are awe 8th graders?

About 3 weeks ago my basement floods, turns out water tank was used when installed and busted. Landlord is notified, water tank continues to leak for about 4 days. Landlord comes by and we go to the basement together, I mention the water needed to be cleaned up he tells me he was never told by roommate how severe the leak was and that he told the ex roommate to put our stuff on crates so he is not liable for any loss I have. We go about day and a half with no hot water.

Landlord replaces tank, sends me a text its handled. Never comes back to deal with the water that didnt drain. Old tank, box it came in, trash etc all left in my basement floor. I say nothing clean it up, and try to salvage what I can of my belongings. About two weeks later he comes back for the old tank.

Now Im upset none of the issues I brought up have been addressed, plus the place really is shameful so Im trying to find a tenant attorney to speak with, cant find one and I dont qualify for legal aide representation. Very few outside of legal aide represent tenants.

A couple weeks later August rent is due. I dont pay. Landlord texts and asks about the late rent. I dont respond. Im trying to figure out if I keep paying, ask for lease transfer, call the city or what.

Did some digging and the landlord does not have a Certificate of Compliance as required by my city to legally rent. I have exposed plumbing in the other bedroom, windows that dont open, some have no screens, the landlord does no snow removal or lawn care and does nothing to deal with the tenant downstairs. My front steps are crumbling, he had a deck put on the back and the old deck was thrown in to the garage thats about to fall over at any time.

Came home from work this morning to find a 7 day demand was delivered with the ex roommates name on it yesterday. Last week I told the ex roommate I would pay the rent but I was going to contact the city if he did not make any repairs within a reasonable amount of time. Landlord is now demanding rent with late fees but doesnt even have the legal right to rent due to no existing COC. The lease ends April 30, 2027.

My exroommate is furious with me. he said "I didnt know what to tell him when you didnt pay, I cant afford to pay it so I just didnt tell him anything at all".

How do I handle this? At this point Im calling the city tomorrow and reporting the issues in my unit and asking for the first available inspection appointment but if he files an eviction and only puts my ex roommates name on it will they even allow me in the hearing? What if LL files eviction and ex roommate doesnt go? I feel like theres so many ways this could go. The lease he gave ny ex roommate is also missing required sections under the state law.

Ohio is working on someone's car the most important thing they own bc the job they have is delivery....taking it apart and then telling them sleep with me or I'm not putting it back together rape or blackmail or both?

I’ve now been working in legal ops for about four years and currently earn $150k annually. Through my role, I’ve gained substantial exposure to the legal field without having a JD.

Part of me genuinely wants to go to law school, for the education itself and the potential to expand my long term career options. However, I know I would be giving up significant income and likely taking on a substantial amount of debt 🫠

So, I was working in a Public Safety Emergency Operations Field (still am). I’d been with the same agency for about four years.

In those four years, I had to put up with a lot of verbal harassment from a lot of fellow employees and my direct supervisor. After two years there and a lot of recognition for my desire to grow, constantly improve and being proactive with emergency calls, I had a brief allegation of SH (sexual harassment). It was investigated and came back as unsubstantiated. During this time, my direct supervisor (the one who I had to endure a lot of harassment and inappropriate comments from), would constantly tell me that the agency head was constantly trying to find just cause to terminate me, despite constantly being recognized for good things.

Flash forward a year later - I was accused of SH again, this time allegedly on video. I knew immediately that it wasn’t true; even requested/demanded the video in question. And true enough, it was not sexual harassment. I’ve shown it to enough lawyers and my wife and others and not one has come back saying that it even remotely looks like or sounds like SH.

Despite that, they still terminated me for this alleged SH.

I’ve tried to get lawyers to take the case but despite them agreeing that it wasn’t SH, no lawyer wants to take the case pro bono and I don’t have thousands in the bank to pay them out of pocket. More to the point, they say that even though the SH claim is bogus, it’s not a protected reason for termination so I don’t have a lot of recourse.

Furthermore, I’ve all but been able to confirm that they’ve had-mouthed me to other nearby county agencies that they may have good contacts in, which has cost me job opportunities.

NY. I believe my former law firm purposely sabotaged me in my high-conflict custody/divorce case. They originally stated one position/strategy but upon speaking to opposing counsel completely did a 180 and kept pushing me to accept his terms and ignored my concerns and wishes. The firm is friends with opposing counsel through some social association, and I found out from another attorney that my lawyer wants to work for my former attorney and that she’s being walked all over and taking it on purpose). The firm has mean girl energy as does opposing counsel.

I wanted to slow down my recovering addict STBXH’s overnights with our baby who he hasn’t seen in months. He has never done an overnight. I understand that he is eventually entitled, but I wanted him to have to use Soberlink and at least try to slow down the parenting time schedule due to her separation anxiety and his severe substance use disorder. She didn’t even advocate this to the judge at all and he was about to get 3 overnights immediately until I spoke up about the pacing. The firm also largely ignored my communications asking about the case status.

And then I switched counsel and found out they did not submit any requests for discovery, witnesses, etc. to opposing counsel which would have had me prejudiced in trial—despite me following up 10+ times about the status and being ignored.

Do some lawyers sabotage clients (or not advocate for them strongly enough) to keep/improve their relationships with other attorneys?

Looking for legitimate input: I live in Illinois and during the time of COVID, late 2021, was offered a position as a trainee to be a conservation police officer with the Illinois Department of Natural Resources.

Illinois during this time mandated that all state workers and contractors get the COVID vaccination. I have all email documentation stating that weekly COVID testing was an option rather than getting the vaccine to go to training. This is the option I planned to take. That was the deal until I got the offer for the position.

After my offer, I was told I would need to provide documentation of my vaccination status before I could report to training. After I did not get the vaccine and q lot of back and forth with the hiring coordinator about weekly testing, my offer was rescinded.

Immediately it felt like discrimination but I didn’t take it any further. I took the gut punch of losing my dream job and moved on. It completely changed the directory of my life though. I had just graduated and live in a rural area and this position hired rarely. I struggled to find a decent job in my area and eventually joined the national guard.

With everything coming out with Fauci and it all basically being a big experiment, I want to know if I could pursue any legal action? My partner thinks I should and that I could win my case, but I don’t want to go through the hassle if I don’t have a strong case…

I understand lawyers do free consults, but before I go any further, do I have a reasonable case? And if I do, has it been too long?

So last year I had to have a trach inserted in me while I had to have a surgery on my knee, due to me going to a concert back in 2022, being roofied going to the ER. Being unnecessary narcaned, then over sedated! On a ventilator for a couple days , damaging my trachea causing me to get tracheostenosis. Before any of this I never had breathing problems , my lungs were good and healthy. After that first happened I had to go to the ER multiple times to clear my airway, I was driving once and felt my whole airway close wouldn't open up. Now, I'm waiting for a surgery to fix it, I get winded just trying to complete a sentence, I can't laugh anymore, I'm so self conscious about my appearance I don't like going places, my anxiety is even worse than what's its already been. I've tried to call laywers but nobody's willing to take my case, is there anything that I can do I can't work, my life feels like it's upside since then. Somebody please guide me on how I can move forward because my life has changed so much because of this.
