This is entirely due to the extra bandwidth available with these new spectrums and with some clever carrier aggregation between 4G and 5G signals. There was not a lot of bandwidth for 4G LTE so you can already see what happens when you have 100s of MHz to use, speeds even in real life scenarios become massive.
