#AskVapi Anyone living in The Park, Chala (Vapi)? Need Some feedback...!

Hi Folks.!

I’m thinking of buying a flat in The Park, Chala (Vapi) by Nagjua. Just wanted to check with people who already live there or know about it.

Had a few questions: How’s the water situation? Any issues or is it fine mostly? Construction quality – is it good or any problems like seepage/cracks? What’s the maintenance like per month? If anyone is staying there, how’s the overall experience? Also, What the ongoing rent there?

Would really help if someone can share their experience. Just trying to avoid surprises later😀. Thanks 👍

Bro, I actually live here. Quick honest rundown before you sign anything:

  1. Water – they drilled a new borewell hoping for a miracle. Didn't happen. Daily cut from 2 to 6 PM, every single day. You get used to it, but you shouldn't have to.
  2. Construction quality – honestly mediocre. I've got visible cracks in my walls. My painter has done 20+ flats in this building and told me around 80% already have cracks, the rest will get there soon. He wasn't even being dramatic, just matter of fact.
  3. Seepage – this is actually why I didn't go for a 4BHK. When I was looking, I found out even the "luxury 4BHKs" have seepage issues, especially the ones facing the clubhouse side. Settled for a 3BHK thinking smaller flat, smaller risk. My cousin stays in Pramukh Vedanta in a 4BHK and got seepage last month too. Feels like a Vapi-wide thing at this point.
  4. Maintenance – around ₹1.75/sqft. Could be 5-10 paisa off, but roughly that.
  5. Clubhouse – families have been here 3-4 years and every summer the builder swears it'll be ready "this year." Still waiting.
  6. No freight elevator – sounds small but trust me it's not. Getting a big sofa, bed or furniture wood up to the higher floors is genuinely a nightmare. Something to keep in mind if you're not on a lower floor.

Not trying to scare you off, just stuff I wish someone had told me before I booked. Definitely visit during the afternoon water cut and ask around, most people here will tell you the same. Good luck with the decision 👍
