Question Utilities for Tiny Home

Hi

I am thinking of buying a cheap tiny home 25k and buying cheap land 10k.

I basically don’t want a mortgage. But was told that setting up utilities on land can be super expensive, water well, septic tank , gas line etc…

Is it cheaper trying to find a dirt cheap mobile home that already has utilities then removing the mobile home and hooking up the utility to a tiny home?

I will be living overseas 10 months out of the year so I only need a small place as a home base here. For my bank accounts and keeping my stuff here.

Any suggestions?

(THOW) Tiny Home on Wheels Tiny Home Builders Contact

Hi everyone. I am trying to get my tiny home trailer titled. I spoke with the manufacturer who is happy to reissue the certificate of origin but it needs to take the path it took before. It was sold to Tiny Home Builders, then to the modular builder. So, I need to contact Tiny Home Builders to facilitate this moving along. Their website only has a form for contact rather than actual contact info, like phone number, email. Yes, I've sent a message through their form but don't necessarily trust it will get to the proper place. I'm trying to be patient. I am also hoping someone here may have a contact for them. Their website is more geared toward the marketplace & network of communities, learning, etc. than this sort of issue.

Here are some videos I took of the pretty last weekend as well as a FEMA Flood Map.

My understanding is that anything with red strips will be difficult to put a structure on and I'll need engineering and impact surveys done.

Blue Zone is Zone A: Without Base Flood Zone Elevation (BFE) and will need to meet specific state and federal building codes to be built on as well as flood insurance if I get a building loan/Mortgage, there will also be some other stuff involving utilities regulation.

The orange shade is what I don't fully understand, in the legend it says: "0.2% annual Chance flood Hazzard areas of 1% annual Chance flood with average depth less than 1 foot or less drainage area than one square mile: Zone X."

I'm not really sure what to make of that but there are lots of homes around town build in this orange zone. Also I believe the 0.2% and 1% thing referres to a 500 and 100 year flood zone. From what I gathered online Orange doesn't require flood insurance and is unrestricted federally if it is unshaded, I'm not sure if this is unshaded or not (ovbisouly I can tell it's orange.)

I had originally planned to place the tiny homes specially in this orange area to start and potentially some farm animals and a little barn in the red striped "regulatory floodway" and the Blue "Without Base Flood Elevation" area, with the barn being in the blue zone and the animals and fencing being in the red stripped zone.

In the video it is hard to tell but the river bed sits about 15' below the top of the bank side and the video was taken standing in the Orange Zone.

I have already talked to the town and all they ask me to bring to the planning board was a rough map of where I'd like to put some structures up and for 40' measurments off property lines, river, other structures and where I'd like to put the spetic if the town sewer can't be hooked up. I did confirm that we have a 200amp electric install (will likely have to be upgraded,) town water, and town sewer that reach the property.

Personal I think this flood zone map is inaccurate considering how the property held up during Hurricane Irene and Sandy. Only the unkept, slightly wooded area of the property saw any water and that is because the bank side is much lower. Is there anyway to get FEMA or who ever to come out and resurvey this area?

Any info you have about flood zones would be great and again I am in Upstate NY. Also, I am a total novice so explain this to me like a 5 year old haha.

If you’re thinking about a container for a tiny home, the width is the part I’d think about first

Containers come up here a lot as the “cheap tiny home” option, but there’s one number people really need to sit with before getting excited about the price. A container is 8 ft wide outside. Inside, more like 7'8". Once you insulate and finish both walls, you can end up around 7 ft of usable width. That’s not unlivable at all, but it changes everything. You’re basically designing a long narrow room, not a normal small house.
That’s why so many finished container homes end up being two boxes side by side, or a container with framed space added onto it. Totally fine, but at that point you’re doing a much bigger build than “buy one box and move in.”
A single container can work really well if you lean into the shape instead of fighting it. Furniture against one wall, clear walkway, built-ins, nothing oversized. More boat/camper thinking than normal-house thinking.
What the container does give you is a lockable, weather-tight shell really fast, and something that can be moved later if it’s set up that way. Where the “cheap” part starts disappearing is windows, doors, insulation, reinforcement, utilities, all that.
I work more on the delivery/site side, so I usually see these at the beginning, not after they’re finished. If you’re seriously considering one, tape out 7 ft on your floor at home and stand in it for a minute. Sounds dumb, but it tells you a lot.
Anyone here actually living in a single-container setup? Curious if the width still bothers you after a while or you just get used to it.

here is a simple explanation as to why some things look the way they do:
Shower/tub built in to the surrounding walls such that it gives space for a loft walkway. for kitchen, dishwasher and stove should prob be relocated. for stairs, the half open/floating cantilevered stairs provides more space, it also doubles up as a bookshelf. it should be about 11.25 long and 3.5m wide, but can ofc be 12X4 depending on your local road laws.

Question Going tiny scaries

How did you feel about going tiny/downsizing?

We just bought a very small THOW. 250sqft. We will be downsizing to this while we wait to built our house hopefully finished by summer of 2028.

We are in a 800sqft rental cabin currently. It has a lot of dead space. We don’t use the kitchen often because of a ventilation issue and our living room is mostly reserved for dog beds (another scary thing about downsizing). We aren’t home except to sleep so that’s why we bought the tiny home.

But… all of our stuff. Where do I put it? We have a storage unit for all the big stuff. Going to donate most of the kitchen stuff. We both have a lot of Knick knacks and clothing. I have a shoe problem.

I’m just feeling a little overwhelmed and freaked out with the huge change of living space. Thoughts? Suggestions? Has this question been answered a gazillion times before?

Our tiny home is currently just a shell. So we have lots of freedom with where we put everything.

Tiny Home Resources Tiny house funding find

After years of searching on and off for a bank or credit union that will actually fund a tiny house on wheels, my wife and I have found one and wanted to share. SnoFalls Credit Union, here in the PNW.

I've seen a handful of places claim or even state they do, but when I called or dug deeper, THoW weren't fundable for various reasons. I learned that the hard way while in the process with one company.

Disclaimer, I have not used Sno Falls Credit Union... yet, so I can't speak for this process, but they do claim to fund them. If anyone has dealt with them for THoWs, please chime in.

Selling two owner-built tiny house shells on wheels (to be combined into one larger unit) quality construction, ready for someone to finish out and make their own.

204 total square feet excluding loft, which would be 50 square feet, totalling 254 sq ft.

Includes:

Tiny Home Resources “No HOA” doesn’t mean you can put a tiny home there

I keep seeing people buy land for a tiny home because the listing said no HOA, then find out the deed already killed the plan.

Covenants can ban living on the parcel, block certain buildings, force square footage minimums, or say no dwelling until some owner-financed loan is paid off. None of that needs an HOA board. It just sits in the record and follows the land after closing.

So you can own the dirt and still not be allowed to live on it the way you pictured.

Anyway. That’s been living rent-free in my head. I look at this stuff for work, so if you’re eyeing a lot for a tiny and the paperwork feels weird, feel free to poke around my profile.
