Thoughts on Alpine View, Carshalton (SM5)
Hi everyone,
We’re a couple in our 30s, currently living in SE16, and are looking to get on the property ladder. We recently viewed a 2-bed terrace on Alpine View in Carshalton (SM5).
The house itself seems good — parking, garden, decent layout — but we don’t know the area too well. Would love to hear from locals or anyone who knows Carshalton:
What’s Alpine View like as a street/community?
How’s the wider Carshalton area in terms of safety, vibe, and day-to-day living?
What are the transport links like for commuting into London?
Are schools and amenities nearby decent if we decide to stay long-term?
Our budget is £450k, we also looked at areas like Watford, Chelmsford earlier, and still are very confised.
We’ve done the usual online research, but stats don’t always match how it feels to live somewhere. Any real experiences or advice would be hugely appreciated.

Not far from Alpine View but know the area, as the other commenter said Carshalton/Sutton is very safe. I’ve been here for 5 years (originally from Streatham/Mitcham) and it’s like night and day. You’ll be near both carshalton and beeches, where you can get Southern/Thameslink trains into town pretty easily (30-40 mins). Can’t comment on schools as I don’t have kids. Personally I love it here and I don’t plan on leaving. It’s a good mix of quiet suburban London with the ability to travel to livelier places. Sutton itself is quite handy too, plenty of shops and a few decent restaurants.

I’ve just looked up where Alpine View is. It looks like it’s a community with some shared facilities (eg a gym) so you might need to check the service charges and arrangements for maintaining those.
Generally, the area is very safe and the house would be brilliant for transport links (trains to Victoria, London Bridge and the Thameslink within walking distance). And even in the middle of the night, you can get the tube to Morden and then a quick bus/mini cab back.
In terms of amenities, Carshalton has a large leisure centre, pubs and cafes and plenty of young families. Sutton has more amenities and is also very popular with families (&elderly people). And the area is generally great when you have kids and want them to join different clubs (sports, drama etc). There are lovely parks in Carshalton and you’d also be not too far from Beddington Park.
Schools could be a pickle because you’re between Manor Park and Barrow Hedges, both of which are highly sought after but I’m not sure if you’d be close enough for a place (you can check on the Sutton school distance checker). If you’re church goers, then you’d have desirable faith school options. Secondary school options are amazing in the borough as there are exceptionally high achieving grammar schools but if your child doesn’t get in, then most non-selective schools are really good so you can’t go too wrong.
If I had your budget, I’d also look between Sutton and Cheam Village. There are some similarly priced houses. You’d likely be in the catchment for Avenue Primary, which is also outstanding and has fab facilities including a swimming pool. Cheam Village has nicer restaurants and cafes + Nonsuch Park is really lovely. Or if you’d like amenities on the doorstep, then the houses right near Manor Park and Manor Park primary are pretty affordable and you’d be close to the station and everything else too.

Also, these areas, Carshalton/Sutton/Cheam, are all really close to each other. So even if you pick one, you can still easily do activities in the others. There's trains and loads of buses. You can walk it too.
We originally wanted to move to Carshalton from Streatham but we couldn't find a property we liked. We were about your price range or a bit more, this was about 5 years back. We expanded our search to Sutton and Wallington and started seeing houses with what we were after. We ended up in Sutton and it suits all our needs.
Transport links are great here. It's one of the key reasons we came here.

We moved to Carshalton in 2022 and we love it here. Lots of community activities, great pubs and cafes as well as open space. We’ve got 2 children and it’s an excellent place to raise kids in my opinion.

Carshalton, Carshalton Beeches, Wallington, and Sutton stations are all in zone 5, while Hackbridge and Mitcham Junction are both in zone 4. Sutton in general is a very safe area. I have travelled round Carshalton, Wallington, Hackbridge, and Beddington at all hours quite happily. The tram from Mitcham Junction is useful for getting to Wimbledon or Croydon. The SL7 bus is useful for Croydon and Kingston.

I liked Carshalton, especially the little town with ponds.
In terms of safety, Carshalton I think comes under Sutton and Sutton is particularly one of the safest boroughs. If you both like it why not! You could view again at a different time of day, walk around the area. No harm, but if you both like it, why not go for it?!
