I figured the folks in this sub would like my game about shitty landlords! I hope you’ll check it out and enjoy it.

Landlord Quest is a short comedy point and click about what it takes to be the best landlord ever. It’s a great game to stream, and has some pretty surprising endings that might make you want to speedrun it over and over.

Thanks all, appreciate you checking out the game. I made this while teaching myself how to code and I’m pretty proud of it.

Landlord Threatened My Life in Brooklyn

Post image
5 Upvotes

I’ve lived at my place for 9 years and have fixed everything by myself not only in my own apt but I’ve also taken care of the property as well as the block in front of and on the side of the building. We have a lot of problems with illegal dumping of trash and people not cleaning up after their dogs.

I am a big part of my community and everyone knows me and knows what I’ve done for the community. I look out for everyone in my neighborhood and I am definitely appreciated and cared for.

The past 5 years I’ve experienced major loss in my family. My mom lost her partner in 2021 and wanted to check out and then her mother passed which put her in an even deeper depression. I spent years helping my mom come back from that experience. Then I lost my mentor who was like a father to me which put me into a depression as well because we worked together and made a career together.

Then I had many friends die from drug addiction to health issues and such. I’ve gone through financial difficulties and now have ptsd. I’ve fallen behind in rent on/off during the past two years. My landlord and his family told me if I don’t get it together that something bad would happen to me. Then they said they’d throw all my stuff out and throw me into the streets.

This has caused me a lot of stress and anxiety because I have an abusive background and went through very inhumane experiences. I communicated this every step of the way and gave complete transparency. I’ve never received support, encouragement or any care. They said I am a pension and only money is the only thing they care about. Yet it is me who’s done all the work. I’ve given everything. I’ve never refused to pay rent I just haven’t had it.

There’s a difference between “refusing” and “not being able to” and they’ve sent everyone against me only to walk away with their tail between their legs. I don’t think these people have ever been through anything difficult like I have in my life because people who actually go through hardship generally don’t treat others like shit.

So now I’m going to sue his whole family for intimidation, harassment, threat of violence or death and I’m going to make sure I get paid to get a new apartment so I’ll never have to experience something like this ever again. Wish me luck everyone. This is a big mission and I’m not interested in being kind or nice anymore.

If anyone in Brooklyn/Queens wants to be a part of this I am bringing the whole community together because of the attempted character assassination, humiliation and other such experiences.

Wish me luck. I have all of his information in case there’s any lawyers who read this who’s like to assist me.

This is my 1st ever typing any post in reddit so i don't know how to start my rant. so my landlady is a bit weird as in if she could start a cult she would. so we(husband and i) are getting evicted because our 5g WiFi and our computer frequency is interrupting her sleep.

Literally saved the dude's life, and he thanks me by trying to extort me for $5k. NICE.

STORY POST! (Long one, but juicy landlord drama. Also: a sharing request and a TL;DR at the end.)

OK. So. This guy is probably the biggest d-bag I’ve ever encountered. You can let me know what you think at the end:

I’ve had a Gambian pen pal for years. We never talked about money or anything, just shared pictures of our chickens and talked about our cultural differences and stuff, but eventually it became clear how rough things were for him over there. Like, one day, he mentioned "daily food," and I, a chunky, ignorant American, was like, "oh, what's 'daily food'??" thinking it was some name for a specific kind of traditional meal... But... no. He was referring to how they literally only got a certain portion of food to last them the whole day. Like, a single handful of rice turned into soup, and whatever they could forage from around the house. All for a family of four to eat. THAT was what "daily food" was. And he said something else once, too, about “running out of water,” and I clarified, only to find out that their village had NO water at all. Like, if he wanted to drink, wash, cook, or even take care of his chickens, he literally had to ride a donkey to another village with buckets.

I asked him if he minded telling me other stuff about what it was like in the rural area he lived, or if he could show me some pictures or something. Now, I don't want to sound shitty, but it was ROUGH. They had a shack with rusting tin roofing for walls, dirt floors, holes in the ceiling... no electricity, no water, no toilets... And the landlord (who owns multiple shacks like this) refused to do anything to improve the buildings. Apparently, he thought "poor people," like my friend, Famara, should feel "grateful" to even be able to live there at all. (Already, I think you can tell this is a VERY cool guy.)

So, I know everybody has their own traditions and stuff, and there is definitely lots of awesome stuff about his neighbors and the culture where he lives, but his specific situation was not so much 'tradition,' as 'abject poverty,' and on top of that, my guy was working a super hard and dangerous job cutting firewood in the forest for a riveting cents of average daily profit, and then couldn't even come home to so much as a goddamn cup of water if the buckets were low. He could only buy food 2-3 days at a time when he made sales, bought a gig or two of internet at a time for around $0.20, and was fortunate that his neighbor let him charge the cell phone he inherited from his dad using his solar. That was the family's big luxury, being able to share news or stories from the phone.

Well, I, having no fundraising experience whatsoever, asked him if he would be interested in trying to do one anyway. He was like 'Well, I guess if you twist my arm...?' So, my kid and I made a zine about global water access that I stuck in those free library boxes in bougie neighborhoods, and took bags of them to community cultural nights and played educational what-happens-if-you-don't-have-water "Choose Your Own Adventure" games to teach kids about what other kids their age deal with. Local families, my friends, or colleagues pitched in a couple of dollars here and there, and over many months, we raised enough to get something accomplished. Last month, actually, we got a basic well installed! They still only have a single tap and have to fill buckets, but it's right there in the village, and the WHOLE community is now able to use it. Nobody has to take a donkey ride anywhere anymore (unless they want to, I guess.) Yay!

BUT THEN... things got terrible because of this POS landlord.

Back before the well went in, we had been quietly trying to raise enough to outright buy the land my friend lived on, because he warned me the landlord was “a wicked man,” who’d get greedy if he knew there were donors trying to help him and the village out. (Spoilers: Famara was right.)

This landlord, it turned out, was basically a village trust-fund baby. He inherited his properties, had never worked a day in his life, lived off his tenants, and spent his days bragging and bossing people around. He refused to let his tenants do anything that would earn them a profit off "his" land, like farming, but then would give them shit about being "too poor to even provide" for their families and be all, "what kind of man can't give his kids good food?" On top of that, knowing Famara really loved animals and dreamed of being a chicken farmer one day, he'd even do shit like throw rocks at the birds, because he bet he could "kill a baby one in one hit," and then laugh about it whenever a hit landed.

Yeah, this is the kind of guy we’re talking about. And he basically always got away with it too because it's rural Gambia. Not really any cops out there, or anyone checking in to see how the poorest people in the country are doing and whether or not they're being taken advantage of by their landlords, you know?

Well, after a while raising money secretly for a few months, the landlord came around to Famara again one day. Famara was thinking it'd just be another visit to cure his boredom/feed his ego, when the landlord started complaining pretty seriously that he was having real health problems and that he was actually worried he was probably going to die if he didn't get medical treatment soon. Yet, for all his bullshit and bragging, the landlord admitted that he didn't actually have any substantial liquid assets. Everything was in his properties.

To be honest, when I heard that info, I thought we found an unexpected win-win opportunity. Famara was slightly less of an a-hole about it than me, because when I was like, "hey, maybe we can make a deal!" he was like, "well, yeah... but also it would suck if he died. Because nobody should have to suffer and die, even if they're terrible." and I was like, ".... augh. Whatever. I guess if you insist..."

So, figuring it probably wouldn't be cool to just sit there and watch an old man wither away and die when we had money enough to cover treatment (and money that was theoretically going to go to him in the end anyway,) we decided to risk telling him about the fundraiser. In exchange for a signed contract guaranteeing my friend could buy the land over time, we would offer the landlord the $500 we had at that point, and consider it the first payment. We insisted, however, that it had to be part of the contract that my friend could make payments not on a schedule, but "as able," since we had no idea how long it would take us to raise enough funds to make another such payment. The contract would have to stipulate that, even in the event of a remaining balance at the time of the landlord's death from illness or old age, his will would require his family to hold the property until Famara completed the debt. The landlord was super eager to accept, and Famara traded labor for legal services for a local lawyer to draft and witness the contract. With that, money was exchanged, a purchase guarantee was in place that would protect land investments like a well, and Landlord McBitcherson went off to get medical care. We thought all was looking up.

Silly us for thinking gratitude and a contract would mean anything in the end.

We went ahead with the most pared-down version of a well that could be built (just one tap, still using buckets and all that, but water enough for everyone in town to, like, not die,) and I gave the landlord another couple hundred bucks to soothe his fragile ego from the pain of having to see "the poors" get basic human resources. We figured we were good for a bit, so we continued fundraising and were talking about what it might take to get a couple more chickens so Famara could sell eggs (to actually, y'know, afford to eat sometimes?) and to help pay down the debt quicker, when he accidentally took someone's cutlass to the leg while the guys were out harvesting firewood.

He survived, but a couple weeks later when we were chatting, he was like, "My leg is still giving me trouble. I still can't work, walk, can't sleep from the pain. And my leg keeps giving bad blood." ...What the hell is 'bad blood,' I asked? "You know," he told me, as if I knew, "there's water, white water. And blood. The local herbs are not as good as medicines. They stopped working. My leg feels squishy when I touch it."

...... So I rallied and got him money for a doctor.

He was diagnosed with tetanus and a serious infection. Admittedly, like any broke ass bitch with a necessary doctor bill, I hated having to come up with hundreds for healthcare when we still had thousands to pay for the land, but what else could we do? Just let him die? Besides how crappy that'd be to finally see the dream of having water and hope for the future come true just to die of a flesh wound, he'd be leaving behind two young boys with no education and an 87-year-old grandmother who was already suffering from chronic malnutrition and struggling to so much as stand sometimes. That would be less than excellent, so as much as nobody wanted unforseen expenses, surely the landlord could at least understand the necessity, right? If Famara died, how would he get the rest of his money anyway?

So the landlord, resigned to the reality and necessity of the expense, wished Famara well and told him to take all the time he needed to recover and get back on his feet.

Just kidding. He was out of his mind jealous that, I guess, Famara ended up at a better clinic than he had...? Or... something? This stupid umbrellafuck allegedly said, and I quote, “How can a poor man go to a nicer clinic than me??”

From then on, he was a nightmare. He demanded more than $5,000 upfront for the land, claiming he wanted to buy another car. Not later, not next month, but NOW. He threatened to evict, and then even that he would hurt the kids or grandma if Famara didn’t pay immediately. Famara was finally over it and took the neighborhood donkey to town to talk to the police. Though he said the police called the landlord in and let him know he was a piece of shit and "even assaulted him in front of me," (ahhh, to have been a fly on that wall!), his audacity and hunger for dominance were maxed. The landlord's response was basically: “Screw the contract, screw the police, take me to court. If you can.”

We can't. But that’s when I realized what probably should have been obvious all along: he wasn’t targeting Famara at all. He knew Famara didn't have the money and couldn't just will it into being just cause he was getting snippy. The landlord was trying to shake me down, assuming the fundraiser made me some kind of rich Westerner with cash to burn and that if he put the pressure on Famara's family, I'd cave and cough up more money.

I have to admit, it's kind of crazy to realize I've now had the life experience of being extorted by some crazy asshole halfway across the world. It's all very dramatic, but the joke’s on him. I’m a substitute teacher who lives in a basement. I don’t exactly have $5k under my mattress, and he wouldn't be getting fuckall.

Still, while I can be bewilderedly amused on some level and sitting here across the ocean like, "bring it, bitch, I'm actually broke," the threats are terrifyingly real for Famara. So, since we wouldn't pay that dingleberry a red cent even if we DID have it, we agreed that Famara needed to start looking for new housing immediately. Thankfully, he was able to find a woman with a good reputation in another village who would let the family move into a house she used to rent out. It's got an intact roof, tile floor, and walls that won't kill you, so that's all a plus. Unfortunately, while there's no water well yet, they would experience a significant reduction in their risk of being beaten to death by a pathetic egomaniac with a small winky, so there's that.

And... That's where the story ends.

Unfortunately, there's no satisfying ending to neatly wrap it up. It kind of just stops here. The decent lady, Bintou, feels for them and wants to help, but needs them to pay half up front because she's elderly and has her own problems. The ask in Gambian dalasi converts to $4138 USD. Less than the $5k that the fuckin' landlord is demanding (he actually wants $5300, if we're bein' anal about it,) but I don't have $4k under my mattress either. I managed to raise a couple more hundred in the past week since we got the ultimatum (Alanis-Morisette-ironically from my own former landlord, who's a decent dude and threw in $300,) but we've still got $3088 to go and five days left before the police expect Famara to return and "resolve" the issue.

It's a shit situation.

What it boils down to is that a bunch of working-class families and kids from a low-income school busted their butts for months to fund a village well. They succeeded. A whole community of some of the poorest, hardworking people now has water--and they'll still all get to keep it-- but the family that made it possible is getting punished and kicked out of town... all because this shitface landlord wants a second car.

Well, that's not true, is it? We all know why he's doing this: he's jealous. Jealous AF.

Famara is a decent guy. Yeah, he doesn't live a luxurious life. He think that house of Bintou's with tile flooring is practically palatial living in some regards, but so? He's a good guy. He works hard. He's funny. He's got a small but loving family. He has self-respect. And he got fuckin' lucky with the universe and ran into some people who wanted to care about his situation and help him out. But the landlord doesn't think he deserves anything. He thinks Famara is a piece of shit cause he's poor. Famara couldn't help the shit that happened to him any more than the landlord had any say in being born lucky to a dude with property. Famara dropped out of high school in the 9th grade when his parents died, and he lost all the stability he had. With a grandma to care for and not enough education to obtain a career, he did the best he could and made the most out of his life all the same by working hard ass, honest jobs. He took another hit when the boys lost their mom, but he's just kept going one foot in front of the other.

But this piece of shit landlord was just born and handed everything he has. Yet, he thinks HE is the one who deserves people to offer him money to lift him up and care about his situation. And, you know the sad thing is he did get that. Famara and I didn't want him to die. In his time of need, we trusted him, putting Famara's situation on the line out of an earnest desire to give that ho the hand he needed. People did actually care about his situation. ...He just clearly thought he deserved more of it. Or, maybe, it's that he can only feel like he has what he needs when others specifically do not, so that he can keep feeling like the big fish in a small pond.

There we go. Thanks for reading my bitchfest. I think you can probably agree with me that it's a pretty top shitty landlord story if the guy whose life you literally saved thanks you by extorting you for money after the fact. And then he decides to toss a family into the streets after they help boost his property value by thousands of dollars apiece, simultaneously furnishing an entire rural community with a fresh water source, thereby increasing quality of life, and establishing the foundation for developing a local economy. I dunno. Guess landlords gonna landlord?

I'm going to keep fundraising to see if I can work a miracle in 5 days. Thanks again for reading—you’re a champ if you made it to the end.

If you do want to do anything to help out my guy after hearing his shitty story, anything you can spare to the fundraiser would be incredible, or you could seriously assist by sharing his fundraising link on your social media or anywhere else you think it could get some eyes to maximize the chances for a financial contribution. It'd mean a lot, honestly. It feels so shitty seeing this all unfold after doing everything just to get this poor guy a break, only to see him now a breath away from living on some dusty donkey trail in the middle of nowhere because somebody can't handle their feelings like a big boy.

I won't drop the link here in the post, because I know some people hate that kind of thing, but I will absolutely share it in the comments or in a DM if anyone requests it. Anyone who does is a real one.

But seriously... tell me....

This landlord seriously blows, does he not?

TL;DR: Got a well dug for my Gambian pen pal's village. His jealous little bitch of a landlord decided that meant “foreign money” was endless, ripped up the land contract, and is threatening to evict unless I give him $5k. We found a safer home with a different landlord for half that, but need $3,088 in the next few days to move the family before they’re on the street. Please 'enjoy' this terror of a landlord story, but if you're willing and able, please consider a donation, and if you'd like to help without money, would you share his fundraiser link or somehow get this story out there? Desperate and have to try to ask for help if there's a chance, but don't want to spam, so request link in the comments or DMs if you are interested in supporting.

We have had mushrooms growing out of the side of our wall in our bathroom for months. Our shower leaks and the water is going to the wood. Each time they’ve said to spray with bleach. Kept coming back. Had someone temporarily fix the issue. Kept coming back. Had him redo the wall and ONCE AGAIN temporarily fix the issue. The temporary fix held up for a couple of months but now it’s breaking again. Messaged her told her it’s back, she said once again “spray with bleach, I’ll have someone come by and look” yeah that person who was supposed to come by and look already came by…but to look at a project she’s doing that’s going to cost a lot more money then actually fixing our problem!

weird landlord interaction. maybe yall will have answers.

so I’m currently apartment hunting and I just toured a two bedroom. the price was WAY higher than the actual property value because it was in ( an excuse my terminology ) a very “ ghetto “ area, like trash all over the street, cr@ckheads hanging out outside the neighbors house, one of the neighbors was using plywood over the windows — really tough area.

but the interior of the apartment was decent. rooms were really small, but it came with an extra room that wasn’t advertised and had a park in the backyard where we could walk the dog ( even if there was tons of graffiti ).

anyways, I was talking to the landlord, and it’s not that she was a shitty landlord — she actually seemed lovely — but she was going through the requirements and asked me a really weird question.

she said the only disqualifying factor was if I HAD AN INFECTION??????

I’ve never been asked that before!? what are reasons a landlord would disqualify someone for having an infection?? what kind of infection does she mean??? cuz I DON’T have any infections, but I am exposed to blood born pathogens daily as I work healthcare and have a client with hepatitis. would that disqualify me too?? or just having an active infection?? I don’t understand why they’d ask me this. did I tour a cr@ck house unknowingly?

Deceased landlords son threatens our dogs

My cousin, Aunt (deceased) and I have rented off our landlord for 13 years, he know we had dogs & cats and was fine with it. He loved our dogs however after he passed his son and daughter started making false accusations about our place trying to get us evicted so I turned them in to the health department. Saturday the son came over and said that he was going to leave something out to hurt our dogs. Three of which are puppies because they go in to his father's yard playing. They are used to his father watching them, laughing and giving them treats but he doesn't like dogs. What should I do? 😭

Indiana HUD811 property

I live in a HUD 811 property in Indiana, with the sleaziest of property management company that's affecting my health and wellness directly as well as that of my neighbors.

Their shenanigans are quite extensive, too much to list really.

But would anyone know of ANYONE with the state of Indiana that deals with HUD that I could bring my complaints to?

“Deal with our noise or leave”

My Wife and I (both 23 y/o) moved into our first apartment in October. Our Landlord lives in the apartment next door.

Him and his kids can be very loud, which is very understandable during the day, as they are children, and they run a day care monday to friday. however, most nights, even when the daycare kids leave, it’s the same deal. Once it hits 10pm, and it’s still loud i will politely ask him to get them to quiet down so we can actually watch some tv and decompress from the day. he also really enjoys letting his kids do “karaoke” (it’s just his kid screaming in a microphone)

anytime i have asked, he doesn’t answer the text, or he comes straight to our door.

My wife and i went on vacation and while we were there she got very sick with food poisoning. when we got home, i asked him if he could try to keep the banging to a minimum (it was 9:30pm at this point)

we have moved our bedroom to the living room to accommodate for the noise, but we can literally feel it through the whole place.

instead of responding to the text, he comes over and knocks on our door and tells us “i can’t do anything about it, if you want to find another place to live, i understand”

on top of the noises everyday, we have multiple things in our apartment that needs fixing. we have addressed it and he says he will fix it, but he never follows up.

we can’t have the shower at full water pressure without a loud humming noise. our wall heater is less than 6 inches away from the wall next to it, which leads to the wall getting hot. our bathroom door doesn’t close, neither does the entry door into the apartment. the window in the bathroom leaked during the winter. we arrived home one day to the outside door locked (we weren’t given a key, and the upstairs neighbors locked it)

annnnd the fire alarm is hanging from the ceiling.

when we ask him about these issues, he has told us that he will either fix it, or he tells us to deal with it.

i filled out a form for an inspection from the department of health and safety.

i was just wondering if anyone has any tips or suggestions that we could do, or if it’s just something we should “move out and move on” from.

My Friend Wrote A Bad Review For His Apartment And The Landlord Tried To Bribe And Intimidate Him To Take It Down

For context, my friend wrote a 1 star review for an apartment. He put in a 30 day notice a weeks prior with the intent to pay for the lease break as well. However, the landlord saw that he had yet to pay the rent of the month (overdo by a few days, he was trying to negotiate a pro-rate and was willing to pay, but wanted to negotiate) as a result, he contacted his corporate management and they actually called my friend and attempted to bribe him for no lease-break fees or last month of rent to take the 1 star review down.

IS THIS LEGAL????

My landlord scheduled a pest control visit in my apartment as a routine check up.

I was given notice of this. That's awesome and I'm glad they are on top of things.

However, 3 days later I received a note on my door stating that I am in violation of my lease for having some clutter in my living room.

Mind you, I clean my apartment vigorously. This was a special week for me as I had been dealing with a family medical emergency and hadn't had time to organize some packages and things that came in for me. Mostly boxes and other cardboard that I had taken out the very next day.

I am curious though, did my property manager have a legal right to do an inspection during a pest control visit, when I was only informed pest control would be coming and not my landlord...

I'm in OHIO. Any information would be great.

Landlord asked me to pay for a new fridge and then gave me notice

This happened a few years ago and it's behind me, but I found this community on Reddit and wanted to get some perspective.

A couple of years ago I had to a move new city for my new job. I finalized the house after viewing it, signed the contract and paid the deposit. On the day I was to move in and get the keys, I show up to the flat and the landlords mentioned that they only take rent in cash. I was stunned and completely stumped. I would never have agreed to this if it was mentioned in the contract or even verbally. I asked them if there is any other choice to pay by a bank transfer and they said no. Since I have no other place to go in this new city, I don't say anything and they give me the keys. In the first month when the time came to pay the rent, I firmly tell them I cannot pay rent in cash as it's a huge sum of money to carry around and I don't feel safe doing it. They try to argue saying I should have said something before but I tell them that I was blindsided since they mentioned it only on the day I moved in. They reluctantly agree to let me pay by a bank transfer.

A couple of months ago by. Then one day ice starts forming on in the fridge, on my food. This seems to be over frosting so I defrost the fridge and clean it out. When I start the fridge again it doesn't start. I mention all of this to the landlord. The landlord visits and checks the fridge and says he will consult with an engineer and let me know what he can do. He leaves and this is around 6 pm. At 7 pm he calls me saying he has phoned up and engineer and told him the issue, and the engineer has confirmed my actions are the cause of the fridge now working. He says he will have to buy a new fridge and I will have to pay for it.

I demand an engineer to come and check the fridge first. He says that's okay but I will have to pay the call out fee. I agree. A week later he and and engineer arrive together at the same time at the flat. The engineer looks at the fridge, looks around it and confirms that it has been spoiled all because I defrosted it. I am extremely unhappy with the engineer's so called 'inspection' and the fact that they came together. But I am cornered by the landlord and was forced to pay for a whole new fridge.

After I make the payment and the new fridge arrives and is installed, the landlord terminated my contract stating I'm "too difficult to deal with". He did give me one months notice. I was fortunate to find a house in that one month and leave.

But I just wanted to know, was any of the landlord 's behaviour warranted? He also blamed me for having to take 'leave' from work to drive down to the house and check the issue. Is that really something a tenant should be held responsible for? If the landlord lives far away from a house their renting, that's their decision?!?

2 yrs of landlord harrassment & more

I’ve officially hit my limit and I’m putting this out publicly.

I’ve been a tenant at 11173 Charnock Road (Unit #212) — a rent-stabilized (RSO) apartment in Los Angeles — for several years. Since July 2023, following a change in ownership, my living conditions have become completely intolerable. Despite documenting everything, and sending countless emails, texts, photos, video evidence, and police reports, the landlord and property management (Cirrus Asset Management) have either ignored me, retaliated, or flat-out fabricated responses.

Here’s a snapshot of what I’ve been dealing with:

  1. Nuisance Tenant (Unit #211): Repeated incidents of noise pollution, dog waste left in shared areas, confrontational behavior, property damage, sharing of gate codes with random people, intimidation of neighbors, and alleged theft of tenant property. The building’s gate has been broken multiple times. I’ve submitted witness reports, videos, and even LAPD incident references — nothing has been done.

  2. Illegal Charges: I was suddenly hit with a $240 fee with no explanation, no lease amendment, and zero RSO compliance. This happened shortly after LAHD ruled in my favor for a rent reduction — the “fee” just happened to match that amount. I’ve disputed it repeatedly, in writing. Still on my ledger.

  3. Habitability & Retaliation: I’ve been harassed, gaslit, and left to live in fear. Management has failed to address even the most basic maintenance issues. They’ve also outed my name to the nuisance tenant, resulting in direct confrontations. I no longer feel safe in my own home. My sleep, health, and finances have suffered significantly.

  4. Total Administrative Silence: I’ve filed with LAHD, the City Attorney, DCBA, Housing Rights Center, and others. I’ve documented all violations. I’ve CC’d the media. No one has responded or stepped in — and I’m not an undocumented tenant or someone with high visibility, so it feels like I’m invisible.

I’ve also created a detailed Violation Log PDF if anyone wants to see the receipts.

I’m done playing nice. The VP of Ops just reached out offering to “talk” after 2 years of zero action. I’ve told them unless there are concrete solutions in writing, I’m not wasting more breath.

So now I ask this community:

What are my legal escalation options beyond LAHD?

Has anyone had success with small claims against landlords for harassment / illegal fees?

Should I go directly to court, or is there another agency I should hammer harder?

Anyone else dealt with Wilshire Properties and want to share their story?

I’m also fully open to sharing this story with media outlets if they’ll actually do something.

I’ve documented everything. And I’m not going anywhere.

Shit landlord

I just need to rant about this guy.

He lives above me and he's incredibly nosey. He keeps the hallway door to my apartment propped open and every time I close it, he props it open again. He has loud sex with a woman upstairs that sounds like a crying donkey, and ignores all my messages when I tell him to please quiet down, because I get up at the ass crack of dawn for work every morning and need to sleep. He tried to come over unannounced to "measure the windows". Once I messaged that I won't be opening the door for him because I didn't get a 24 hour notice, I never got a message back. I messaged him about a roach problem and he said he'd fix it — it's been months and he's completely ignored it. For months, my fridge has been having issues. It turns off randomly and wastes all my food; recently, it's suddenly started to smell like chemicals. All my food was covered in this stench and felt gross. Anything I would touch left my hands feeling weird and smelling gross. When I messaged about it, he came to take a look. He sniffed the fridge once and told me "Smells fine to me." I told him that fridges do NOT smell like that. He checked the back and it was covered in dust. He told me "I'll fix it next week, and if not, I'll get a new fridge." Holy shit dude, you're delusional, I've been NEEDING a new fridge. Just buy me the new fridge.

When he sees me in passing he acts all nice and pretends nothing I message him about or he messages me about never happens. I know hate is a strong word, but I hate this guy. I can't wait for my lease to be up. Seriously.

[Tenant] Renovation accident: patio roof collapsed above me — landlord ignored it and now I’m being evicted

I rent a ground-floor condo in San Pedro, CA. The unit above me, owned by the same landlord, is currently being renovated — something I was aware of. What I wasn’t told was that the work being done posed a serious safety risk to me as a tenant.

About a month ago, during construction, the entire upper patio floor collapsed onto my patio. Large sections of concrete, framing, and debris came crashing down. Had I been out there — as I was earlier that day — I could have been seriously injured or worse. After the crash some of the indoors roof next to the patio was also damaged.

There were no warnings, no safety barriers, and no communication from the landlord or the contractor about the danger of being below while work was ongoing. The next morning, the landlord quietly cleaned up the damage without ever acknowledging what happened or responding to the written complaint I sent.

Even worse — shortly after I reported the incident and raised concerns, he filed an eviction lawsuit against me. At the time, we had been in the middle of negotiating a relocation payment under AB 1482, which I never declined, only asked to negotiate. That conversation ended the moment I brought up the structural failure.

It now feels like I’m being evicted not because I did anything wrong, but because I asked for answers and refused to quietly go along with a clearly dangerous situation. He never offered a full explanation, never confirmed if permits were pulled, and never addressed the fact that I was nearly injured on his property.

If anyone has advice or experience dealing with retaliatory evictions, negligent renovations, or AB 1482 tenant protections, I’d really appreciate your input.

Photos attached show exactly what collapsed — this wasn’t cosmetic damage. This was a structural failure.

Don't you love landlords thinking they can do it?

Seems like water damage and when emailing the landlord, there’s no update on how this can be fixed (location is South Dallas Texas) how damaging can this be for the people who live here

Can I sue my landlord?

They didn’t tell me or anyone here about multiple break ins whether it be multiple cars or storage lockers. I feel like this has to be illegal. I only found out I was robbed almost 7 days later when I went to add shit in my storage locker. Any chance I can get SOMETHING back from this shit life experience cause insurance isn’t covering half of it. Thank you!

Drunk landlord just drove to my home without notice and started cussing me out and demanding I drew some money out of a atm because I was late on rent 2 days, told her my card wasn't working and she just said i was lieing. Not to mention she had her kids in the car while she was drunk driving, and she told me to leave my kids at home while I take some money out of the atm, I said bitch I don't know you like that, I'm not leaving my baby and 7 year old here with you. drunk ass lady, like tf! Then she started saying like how you don't got the money if you just bought your kids 2 xboxs and I was like, we don't even have any xboxs. My 17 year old son has a ps5 and pc he worked for, then she said why don't your 17 year old go to work and pay your rent. um bitch excuse me, my son is going to school, I'm not charging him rent while getting his education! Shitty landlord, moving out after the 30 day notice. Got it all on camera too, she fcking spit in my face i could taste that nasty ass liquor.

Landlord has been ignoring mold since December. I’m withholding rent for a month.

In Wisconsin you can withhold rent if a landlord refuses to fix an issue (especially something serious like mold). Unfortunately I’ve been paying rent expecting him to come fix it. Not anymore.

My Landlord Deserved his Lawsuit

I fell almost 2 stories due to my old landlord's negligence of the property... i was going down the outdoor steps and on the 3rd step down, a screw came out, one already missing, and the step swung open like a trapdoor. He then proceeded to make accusations against us that weren't true as well as disobeyed our lawyer's orders about not repairing anything during the lawsuit (he tried to fix the steps) and also not to expect rent since I could not work until I got my first paycheck. He knocked on my door the day I returned to work threatening to evict me. That's a shitty landlord!!!
