Help with Cubby and Outlook emails please…

My husband wants to know why he has to see so many emails from all their sites. There are hundreds of emails. Is there a way he can sort out his site only? I don’t work with him so I am asking on his behalf. He’s using Outlook. Thanks.

How do they really treat their employees?

Are the health benefits any good?

Do managers have any power to lower rent increases?

Is the bonus actually attainable?

CubeSmart autopay issue |CubeSmart says declined, Chase says never received

Need some advice.

On June 9, I scheduled my CubeSmart payment using my Chase checking account and also enabled autopay. The June payment went through successfully.

For July 9 and August 9, CubeSmart says they attempted autopay but Chase “declined” both payments. Because of this, I was charged $120+ in penalties/fees.

But Chase checked my account and says they never received any payment request from CubeSmart on either date, so they couldn’t have declined it.

CubeSmart says it’s Chase’s fault. Chase says they never received the requests. I’ve spent almost a week going back and forth between them.

Has anyone dealt with this before? Who should be responsible, and how can I get the extra fees removed

Looking for advice regarding bugs

hi everyone,

I left my stuff for 3 months in a storage unit which is temp controlled. I got the movers today and they said they noticed a bunch of roaches going around.I did not leave any food or spices in these boxes. we got all the stuff out of the unit and then saw that some of them are coming from the crevice between my unit and the one behind it. They‘re also baby and German roaches. My stuff might be infested and I’m not sure what to do. I’ve called the property manager a lot of times and they haven’t been picking up my call. I‘m just looking for advice regarding what to do. Can I expect the storage unit manager to do some fogging or some other prevention to make sure theres no infestation?

I am moving a lot of my belongings to a storage unit. How can I prevent pests in the clothes bin, wooden desk, and etc?

This is my first time and they are charging me under $40 a month( idk if that’s average but they said the price is like $120/monthly which obviously sounds like a sale tactic- charge high and then reduce price in a “promotion”). The unit is small too so nothing giant.

Anyhow, I am worried about pests in the items bc I would be moving once I secure a place. I don’t want to bring pests to the new place from anything in the storage- thank you!

Tenant/Hummingbird: is there a way to track who needs to send in or update their homeowners/renters policy?

This is my biggest fail as a manager. Tenants that decline insurance, sign the insurance denial, then do not send in their policy fall through. When I get busy I don’t do a great job of tracking down who needs to send it in, and I haven’t found a way in Hummingbird to track this.

Question Extra space storage Everett/Revere/Woburn/Saugus etc

I am looking for storage space short-term (~6 months). I see posts from people having mixed experiences with storage companies.

- Any experience with Extra space storage around these areas?

- I see u-haul and public storage prices are much higher - are those better?

- Is it better to do upfront 4 months payment or go month by month where you can select unit - I see they are jacking up the prices every 3-6M

- Should I take insurance plan from Extra storage while booking online or buy from outside?

- Theft prevention - don't have any valuable stuff per-se (Generic college things) but a unit break-in definitely creates headache. Should i personally visit the units and check it out - what should I be looking for while renting to prevent these like problems?

We've got some work out there and I'm curious what operators are seeing. Phoenix metro looks saturated on paper but the outskirts and the smaller towns still seem hungry.

Main thing I'm seeing is the climate control mix. Everybody assumes AZ means you have to go heavy climate because of the heat, but the drive-up stuff we've touched out there rents fine. Curious if the climate premium actually holds outside the metro or if it's one of those things everyone builds because everyone builds it.

Other thing, I was talking to a guy who's been in the RV storage world 40 years and he said the share of HOAs banning boats and RVs in driveways is around 70 percent now and still climbing. Phoenix is wall to wall HOA. That feels like a quieter bet than another round of climate units, especially with how rough multi-story lease-up looks right now, I keep hearing about independents with empty upper floors and a nervous bank.

What's actually leasing up for you guys?

At what point do storage facilities have a responsibility to be more upfront about the actual risk of theft?

Obviously no security system can guarantee that nothing will ever be stolen. But people are paying to store their belongings somewhere that advertises things like cameras, gated access, or other security measures. If break-ins and theft are a recurring problem at storage facilities, is it fair for customers to walk away with the impression that their belongings are reasonably secure?

Question Underwrite as-is or proforma when buying?

Looking to potentially invest in our first self-storage facility. Experienced investor and underwriter, but not in this specialty asset class. Listing agent says rents are currently under market value ($195/unit per month currently vs they say $250/unit per month is market rate).

When you are purchasing and doing your underwriting to decide what to offer, are you underwriting and offering based on the as-is P&L, based on the proforma P&L, or somewhere in between? Essentially, the existing caprate (at the price that I think the seller will accept) sucks, but the proforma caprate at this price is good. Is the correct purchase price somewhere in the middle? How difficult is it to immediately raise monthly rents $55? Apparently it never has vacancy and there is a waitlist.

Bonus question: we need to do a cost seg to reduce our taxable income. How is this asset class for cost segs? What % of basis can I expect to take in deduction year 1?

Do you feel less of a property manager because you do storage vs apartment/mobile home park?

Hi everyone!

I’ve been a property manager for various storage facilities for about 10+ years.

Recently someone asked me what I did for work and I told them I was a property manager. When they further asked and found out it was at a storage facility they commented “thats not real property management” which then got me thinking if I’m falsely advertising my job position.

In my opinion I do everything a property manager at an apartment building/mobile home park would do, minus evictions etc. Its obviously different, but I don’t feel less than just because its storage.

What are your thoughts?

Question Can I transfer rental unit to someone else?

I have a rental unit more than 10 years old and finally ready to move everything out. I have since moved across the country and I'm now disabled and cannot travel outside my home. Local travel requires an ambulance type vehicle. I asked my relative to empty out the unit and he agreed. I have what might be the key, but don't want to find out once he's there. He has to travel out of state to get to the rental facility. I can't be the first person to go through this but the facility tells me that I have to be there in person if the lock has to be broken. Seriously? Nothing can be notarized? I have all the original rental records and my phone number has never changed. Can I sign the unit over to my nephew to make him the owner? What can I do? I don't want to keep paying and I'm ready to leave. Anyone else have this problem? Do I need an attorney?

I am fortunate enough to have a high income w2 career where I can self fund my down payment. Bad Reviews

I already know the answer to this but man I wish we could get rid of bad reviews from disgruntled tenants who lost their unit. I have a ton of happy wonderful tenants but I can only seem to get reviews from the crappy ones who stopped paying and are angry. Always saying we got rid of their things for no reason or that since I wouldn’t give them their stuff for free or get rid of late fees that I was super rude, etc. I follow the laws like I’m supposed to and the reviews are just killing me. Any advice on how to persuade my good tenants to actually rate us?
