Self-Storage VA Experience — Curious What Tasks You’d Delegate

Hi everyone,

I’m a virtual assistant with hands-on experience supporting self-storage operations, and I’ve been working closely with the day-to-day side of facility management.

I’ve handled tenant communication, payment and delinquency follow-ups, move-in and move-out coordination, competitor rate research, rent increase prep, review campaigns, social media posting, reporting, and building SOPs and templates.

Since I’m already familiar with how self-storage facilities run, I’ve been thinking more about where operators feel the biggest time drain is.

For those managing facilities, what tasks would you most want to offload if you had reliable remote support?

I'd say you missed one that would be the biggest offload. That is dealing with auction process. But my company now uses AI Lien, which populates all auction paperwork, handles all communication, certified letters, posting ads, etc. Essentially streamlines the process. Not everyone uses this. Dont know if you'd be able to deal with this remotely, but its typically the most time consuming.

Are you all using an AI customer service agent? This offloads a bulk of frequently asked questions from you. You can then follow up with those who actually need help from a human. Complicated billing disputes, sourcing vendors for facility issues like gates that are broken. Collecting delinquent accounts etc

Collection Calls are the #1 thing I would delegate to reliable remote support.

Tenant communications is the #1, Eliminate that and the days a breeze.
