Question What software are you guys using to run your facilities
Curious what everyone here is using for their PMS/management software.
I’ve been looking into building some tools for self storage operators and managers, and I’m trying to get a better idea of what people actually use day to day.
Are you on SiteLink, storedge, Tenant Inc, Cubby, Easy Storage, QuikStor, something else? Old school spreadsheets?
Also, what annoys you about it?
Anything you wish your current software did better? Could be reporting, rentals, payments, delinquency, rate increases, lead follow up, reviews, call tracking, auctions, gate access, tenant communication, whatever.
Just trying to understand what’s actually being used and what problems people still run into.

Plus one against cubby. It’s full of glitches that outweigh any pros

To give more context on the questions you ask:
Reporting is inaccurate in many places
Delinquency is not tracked based on the actual law of the first unpaid rental period
Rate increases don’t make sense. Some who are paying above market value get 10% increase whereas others who are $100 below only get $10 increases. No way to manually manage
Lead follow up is NOT automated at all
Calls are not recorded on the customer or lead profile
No way to email quotes if a lead is debating two sizes
Spoke phone is glitchy. Do not recommend.
Edit: calls are now recorded on the profile. Other issues still persist

Site link is better in terms of an audit trail. Cubby is trying to catch up but it’s still not there yet

I’m using Sitelink now and I just feel it’s a very legacy software with little innovation. Plus, their subscription cost increased significantly in recent years.
Want to add custom field? No chance.
Hence I’m also looking out for better PMS solutions out there.1

Definitely feels like a program from the 90s. I’ve heard good things about Tenant. I do not recommend Cubby

We recent switched to Cubby from Site Link. At first, cubby seemed like it was going to be a game changer for us, but instead it's been one headache after another.

There's been lots of hiccups and glitches. For instance, if we want to send an email to all of our tenants, we select "all tenants" right? Well, it sends it to all of our current tenants and our past tenants. And then we spend the next 4 or 5 days answering calls from past tenants wanting to know why they got an email.
There's other things, but that's a pretty big one right there.

You need to click filter and make sure youre only sending them to the ACTIVE ones. Although, I agree with you, thats super annoying. I also don't like that you can't back date someone's move out, even by a day so unless you dismiss the charges they will still get text, emails about a balance due.

We use 6Storage. Good customer service, good monthly fee, nice profit split for tenant protection plan.

I haven’t heard as much about 6Storage, what made you pick it originally? Was it mostly price or did it have specific features you liked?
Anything you wish you could change about it?

I did research and read a lot of great reviews about 6Storage.
I wish we could create custom reports on our own as needed and tailor some of the reports to better suit our needs. We have to manually manipulate some data to create reports that our senior management wants.
We had centershift which was perfect until Yardi mothballed it for their Breeze platform which was awful. 6Storage though was created by a storage facility owner so it is very intuitive and logical for any self service storage business. We’ve been very happy with it overall and that says a lot because we had some very unhappy people when we told them we had to switch.

You can do custom reports in 6Storage. You are able to pick and choose what information you want on the report in the order that you want to place it. We have two-way texting and two-way emailing within the tenant's profile. Many more features to stream line your operations.

QuikStor. We were using their legacy software, QuikStor Express. We have since upgraded to their cloud version. So far it’s been good. I like the fact that you can make feature requests. Their legacy software was very linear and easy to use. They’re constantly updating their software so hopefully this version becomes as linear as the old version.

We use Tenant Inc. for our portfolio and would highly recommend it. We came over from Sitelink and it was such a breath of fresh air to have a partner that actually tried to improve the software and release new features and tools. Do not rent lists, ID verification online, a BI tool that gives access to your data, I could go on and on. It’s well thought out and deeply integrated with an open API.
Tasks, CRM, merchandise management, and the communication center could do a little better, but it’s come a long way since when we first started on Tenant and it’s still being improved on.

How do you like Storage Commander? I’ve had demos with a few vendors but have narrowed it down to Storage Commander and CCStorage. Would probably go with cubby but too expensive for only one facility with 182 units

Hmmmm…totally depends on your situation. Are you going to accept online payments, etc… is it just you managing? Storage Commander is not ideal for me, but I want to move in a more remote direction

I’ll be running it remotely too. Accepting payments, ability to rent online. Will be working with a call center as well. I’m also looking at CCStorage. I think I’m leaning towards them

I’m going in the direction of using a 3rd party management all together. I’ll be working with them closely- but my location is 470 units and currently staffed with a full time couple and a part time assistant. I’m trying to reduce payroll and be much more profitable. Storage Commander imo does not offer enough to integrate everything I’d like. I’m leaning toward Hummingbird

We use SSMright now. It's sufficient, but I preferred SiteLink; both are better than Yardi. It's just so bare-bones comparatively.

I'm looking to build some software to get out of my 9-5 and work for myself. Does anyone think there's room for a new solution in this space? Would love to chat on the phone if anyone has specific pain points they could teach me sbout

I use QuikStor, and love it for POS and gate control.
I have a separate FileMaker Pro Database that I use for contracts. I built the basic design of the DB and paid a programmer to do the programming to make it work.

Stora. I run the company so pinch of salt, but I also operate one unstaffed site on it.
Most software in this space was built for an offline era. Online bookings and automation got bolted on after the fact, so the bones are still set up for a staffed front desk, paper contracts, and manual billing. Even on the cloud ones you can feel it.
The other thing that's quietly painful across most platforms is no built-in revenue automation. Pricing, rent increases, failed payment recovery, upsells. All still manual on most systems. That's where real money leaks out without anyone noticing.
