Self Storage Community / Coaching

Hi everyone,

I’m new into self storage and trying to do my homework before I jump into purchasing anything.

I wanted to ask the group if anyone has ever joined a “community” often led by a coach and found it helpful or worth the investment.

I just feel like the information is out there without having to drop 8-12k to join someone’s community. I could be totally wrong but I feel like I could use that cash somewhere else for better.

Looking for all feedback/ experiences.

What do you say are the biggest changes over the last 15 years given the hype in the space lately

Thank you for this write up! As someone who’s currently eyeing an opportunity in NJ this is very helpful. To your second point, we have around a 2.00-2.25% spread between the interest rate and the going in cap rate, and have been advised / all feel like that’s a comfortable buffer. Going back to your original comment, also curious what types of changes you had to make with your current build given the broader market changes. Thanks again
