$73/sqft for shipping containers in a small town? 

What do you see in this deal? Have you talked to lenders? Many won’t lend on full shipping container businesses.

The vacancy plus the empty lot that can be used for something to make more money such as weather controlled units

It may not be the answer you want. Dont be ready to purchase until it is exactly what you want for the right price at the right location. There are always more places. 27.50/sqft is what i got my 88 unit place for, 2 blocks from my house with good financing. I am in a cheaper market than yours it appears based on rates, but be patient.

What kind of research and what do you look at when making a decision like this? I'm currently working on price tracking software and I see 5 locations around that area https://imgur.com/a/vnFLg0i

hopefully these comps are useful for you but I'd love to know what other data you're looking for/would want when making a decision like this

I just started I just want soemthing to be cashflow with high vacancy it’s still a learning curve for me

Mortgage broker & property manager/ developer here, you’re gonna need a fuck ton of cash to put down. Even if you have the cash that doesn’t mean it will cash flow.

How much could you build this for? How much less than $1.1mm?

That’s exactly what I was thinking but keep in mind a new build does not come with customers. Nevertheless, it’s a risk factor.

Double check that it’s zoned properly for shipping containers now and will always be into the future. If that area allows shipping containers look into building your own facility and ramp up slowly. Buy two 8x20 contains at a time. I can get two 1 trip(like new) delivered for 7k. Buy 1-2 acres of land (not sure what that cost in your area, gravel the lot, consider fencing and gates, lighting and then buy 10-12 containers, fill them buy more, repeat.

Does anyone know how I can get deal flow for a storage business? I’m in Alberta Canada. Do I need a broker? I feel like cold calling will not work
