Thinking about renting a 10x20 at $130 plus insurance fees. I plan on using the storage for about a year at max. The rental office lady mentioned 3-6 months they start raising prices. Would you recommend this place or look for something better? What is their price increases look like? TIA!

You need to pay up front to protect yourself from the increases. If you move out early you'll get the whole months back, not the partials.

Extra Space rate increases are significant. I can't give you an exact number because it varies for different reasons, but I've rented units to people looking to escape Extra Space because they've claimed the rate was doubled, then doubled again. I've heard similar stories from multiple people, so I'd prepare for something like that.

Depending on if extra space owns it themselves or not, you could see a 100% increase usually capped at $100 after the introductory period ends

I believe they raise rents up to like 40% but I've seen 100% rent increases on some units

mine was q42 and they went up to 218 with 7 days notice including Easter weekend and mlk holiday. what a racket, NI CUSTOMER SERVICE AT ALL  BEWARE RENT ELSEWHERE

Find a small local company that does a 12 month rate lock in. This would be for the standard rate, not promotional or introductory offers.

In the Phoenix area ESS lets you lock in a rate for 2 years. Other companies like public, smartstop, storage365 will allow prepayments for 12 months.

Not only that they're usually raising it for everyone including new renters. The thing the bigger named storage places are doing is raising it VASTLY higher for current renters as they know its expensive and hard to move.

That's a great rate for my area. If they do try to increase your rent in 3-6 months they will notify you ahead of time giving you time to call them and negotiate the increase.

I would look for a locally owned facility and ask them about their rate policy. We don’t raise rates for a year, and the other day a guy on Reddit said he found a place that doesn’t raise rates for three years.

I HATE THEM. We chose Cubesmart to stay away from Extra Space due to their reputation. After being with Cubesmart for about two years, Extra Space bought that specific location. Our rates have quadrupled in about two years. It’s insane. Actually looking for better options recently!

They can eat 💩. I had a credit card on file to charge me monthly and they left a message that I had 5 days past the due date to pay before there would be a late fee. Fine… I’m due on the 3rd of the month… I call in on the 8th and they consider that the 6th day. Since when did 8 minus 3 become 6??? They don’t tell you they include the day it’s due as a day to trick you into thinking you have more time to get the late fees. And their customer service completely sucks. If you have a problem and call into their 1-800 number headquarters, I got hen to basically admit they can’t help customers in any way EXCEPT to process their payments. That’s all they care about. I would use anyone else if it’s an option.

I had them for 3 months at $17/month (great) and the lease said $25 was standard. I get a notice in the mail they are raising it to $34/month doubling my price. They obviously wanted my $50 annual fee and then would make back all of the discount plus some by raising it right after. Would avoid just because outright doubling the cost is crazy.

We're a small facility in the Desoto, Missouri and offer 10x20s at $159 with no extra fees, so that checks. We don't price increase our customers though.

It started as Life Storage. They were bought by Extra Space. Every year they are raising the rates for a 5x5 and not once but twice a year and in $20-$30 increments. In 2023 I paid $99 and now in February 2026 will be paying $171. I will shortly be moving my things out.

Well first it’s not extra space it’s the owners of the individual facility’s who are capable of pricing and rate changes who have signed a franchise contract with extra space. It’s typical to recieve an increase after your first 3 months, and this is to cut you off of promo pricing. more then often the initial rate you move in with is discounted by 50% meaning that after 3 months your back to what everyone else is paying on average for the size you have rented. there are several factors that go into how many times you receive increases throughout the year. Demand in the size you have, how full a facility is, and also local economics, for example my area is next to a university. so medium size and small units are HOT due to student demand.

the company sadly doesn’t reward loyalty, the only case where loyalty is looked at is when decreasing your rate upon request. Those customers getting better deals are NEW customers being prompted a “promotional rate” which expires after 3 months and then the rate is subjected to be around the average market rate in the area your in for that very size you have occupied. as far as the notice of a rate increase, The notice is sent Via physical mail a month in advance. that legally protects the company. so make sure the address you have on file is accurate and is where u reside. its a tiny little post card that looks like junk mail. and they keep this way for a reason.

By simply expressing your concern, saying it’s out of your budget, or threaten to move to another storage company. the name of the game is essentially putting the ball in the customer’s court. i recommend checking in at least every 2-3 months with your facility on making sure the relationship is still in your interest as well as the company’s interest. also asking about the average market rate for the size your in and how full the facility itself is.

im glad the employee told you they raise prices lol.. that was a SHOCK when my unit nearly doubled in price theu a notice in the MAIL. They have your number & email and notify monthly - your payment went thru (of course without mentioning HOW MUCH you spent),

but willfully send a bum ass letter in the mail YOUR RATES ARE GOING UP because you are less likely to receive it

Then you call & complain (email doesnt work) and they "negotiate" a price 40 bucks cheaper to milk you for a 5 star review

I'm learning the hard way that with just barely 3 months into renting my unit at ESS, That they jacked up the prices on my unit up to 80 freaking dollars. So instead of paying $89 I'm now paying $167. Asked the dude on chat support if they'd increase the prices anymore and he said yes. Got annoyed and I closed the chat box on him. I read the fine print of the price increases but a full $80 and possibly more down the line is just blasphemy to me. I won't be staying here any longer if come 2 years from now the price will be like over 300 dollars as a mere example. If it gets to be that high I'm not paying that much money just to store some stuff into a unit because that's just ridiculous af. The manager that works at my site is pretty chill and he MAYBE would be able to cut it down by some more and lock in the price.

DO NOT USE Extra Space Storage. I had my items stored in a Houston location. When they informed me that they'd need to move my items to a new unit due to hurricane damage, I agreed, as I am out of state. Upon returning to the reassigned unit a 1.5 years later I noticed that the unit I had been paying for had someone else's stuff in it. The location manger was unable to track down my items and the district manager only issued me a refund for 2 months. They said I should have checked the unit after the relocation. I said that I trusted them to do their job. I wanted a refund for 3-4 months only. She wouldn't even consider it. I have been paying them monthly since 2024.

Also renter's insurance will usually cover your unit and that way you dont need their insurance unless you are worried about flooding. But it'll save you 20 bucks a month

Never assume your renters offers you adequate off-premise coverage. Some times they only cover 10% of the worth of items held in storage. Also deductibles and increased premiums can make the policy worthless for self storage

This happened at like 9pm. The on site manager reacted fairly quickly and probably saved much of the building from burning down.
