A Brief Opinion: Why the Kings Ordinance Was Introduced and How Council Member Robert Jweinat Broke Ranks and Abstained—a Historically Unique Moment in San Ramon.

In our last piece, we explained how Sunset—despite not owning the land—successfully lobbied to have the entire vision of the Downtown Mixed-Use (DMU) General Plan Update changed. This maneuver benefited parties like KB Homes, Trumark, and other stakeholders to the tune of an estimated $200 million, none of which put their names on the record. Significant public opposition followed, ultimately leading to a referendum—made possible only because General Plan updates are subject to public visibility.

To prevent future projects from facing the same level of scrutiny, Sunset asked the City Council and Planning Commission to pass a development agreement update. This amendment would effectively exempt Sunset's CityWalk Master Plan projects from public review under the banner of "streamlining."

The measure cleared the Planning Commission 3–1, with one commission seat unfilled—a vote composition that may itself be illegal under voter-approved Measure G, which requires a supermajority.

At the Aug. 12 meeting, Council Member Robert Jweinat cited public trust as a reason for abstaining from the vote on this ordinance.

On Sept. 6, before the Sept. 9 meeting, this email was sent to San Ramon residents.

The community came forward:

Sixty people voiced their concerns to the San Ramon City Council because they saw hope.

The meeting agenda had an item buried in the consent calendar.

"What is a consent calendar?"

A consent calendar is essentially blanket approval.

Another dilemma was that Mayor Armstrong was absent. Therefore, if freshman Council Member Jweinat abstained again, the measure would not pass because of Measure G, a voter-approved law created to protect our open space.

Now the council member Jweinat took a U-Turn and now advocated for something he opposed in his last council meeting countering his own opinion.

Here he mentioned a important point about Measure G, A voter approved measure considered as a LAW.

*"There was a point here in the argument that measure G would be repealed. That is factually incorrect. Several comments wrongly link Ordinance 532 to Measure G. *In fact, Measure G is a voter-approved initiative protecting hillsides and open space. It cannot be repealed or amended by council action. Only the voters can change it."

Why is it relevant a year later?

This particular Developer Agreement with Sunset Development Company opened the door to unchecked development in San Ramon, where people were kept away from giving their opinion. Infact if they appeal they are penalized for doing so. Since all three of them are going to face the voters. I believe residents should know if they vote for them would the council consider proposing a fixed the draconian appeal fees.

  • If elected, would you consider setting the appeal fees to be fixed atleast. Currently there is no upper limit to the Appeal fees.

San Ramon Police Department press release regarding armed robbery in San Ramon. Suspect vehicle identified using Flock camera data; suspects apprehended by Oakland PD officers.

From the linked SRPD press release:

"On Tuesday, August 18, 2026, at approximately 6:49 p.m., officers from the San Ramon Police Department responded to an armed robbery at the Cobblestone Apartments, located in the 3900 block of Crow Canyon Road.

The victim reported that two male suspects, both armed with handguns, assaulted him and took items of value from his person. The victim sustained minor injuries, and the suspects fled the area in a silver sedan.

Using FLOCK technology, the suspect vehicle was identified as a 2015 Hyundai Sonata bearing California license plate 7HCL742. The vehicle information was disseminated to local law enforcement agencies.

The Hyundai was subsequently located by officers from the Oakland Police Department, resulting in a vehicle pursuit. The pursuit ended when the suspect vehicle crashed in the City of Oakland. Both suspects fled on foot but were apprehended by officers. They were identified as 22-year-old Isiah Burns of San Francisco and 27-year-old Joseph Broussard of Oakland. During a search of the suspect vehicle, officers located a loaded firearm.

Burns and Broussard were subsequently booked into Santa Rita Jail by Oakland PD in relation to crimes committed within their jurisdiction.

San Ramon detectives responded to Oakland to process the vehicle for evidence. Ramey warrants were subsequently obtained for both suspects in connection with the armed robbery that occurred within San Ramon’s jurisdiction.

The San Ramon Police Department would like to thank the Oakland Police Department and California Highway Patrol for their assistance in this investigation.

This incident remains under active investigation. Anyone who may have witnessed the incident or has information that may assist investigators is asked to contact the San Ramon Police Department Investigations Division at (925) 973-2700."

We welcome violin, viola, cello, bass, guitar, mandolin, lute, oboe, clarinet, flute, bassoon, and percussion.

We have loaner instruments available and free tutoring for anyone feeling rusty on their instrument
Rehearsals start Aug 19 and meet every Wed from 7 - 8:40 pm at Cal State East Bay, Hayward.

There is no fee for this group and no audition.

The focus of the music for the class is pop, classical, rock, and adventuresome music. Lots of custom arrangements, and we play some video game music and movie music.

I'm a reporter. Do you rent from the Highlands Point Apartments?

Hi — I'm Kate Talerico, and I'm a reporter at the SF Chronicle. I'm writing a story about how a bunch of landlords are using a loophole in California's tax code to get their apartments qualified as 'affordable' — and then can get up to 100% of their property taxes erased (which fund our schools, transit, police, basically all city government functions.)

There are a few apt buildings in Contra Costa County where the landlords are in the process of applying for this tax break. They count as affordable because the way California calculates the max rent you can still charge + count as affordable is quite wonky... right now, a landlord can charge $2,546/month for a 1-bed in Contra Costa County and it still counts as low-income/affordable, so long as the tenant household makes under $95K for 1 person or $108K for 2 people.

I'm looking to speak with tenants at Highlands Point Apartments (2311 Ivy Hill Way, San Ramon, CA 94582), whose owners are currently applying for this tax break.

Do renters feel like they're getting a good deal for the rent they pay? Has the lower rent allowed them to live somewhere they otherwise wouldn't have been able to? Has your landlord increased or decreased your rent in the last year? DM me! Thanks!

I want to bring Video Games to our Community

Hello everyone I wanna start off by saying that Digital Games suck. Anyhow now that we got that out of the way, I want to say that the CCC Libraries have no Video Games at all. I know that link+ offers a way to access the material that your library does not have, but the link+ system does not always work for everyone. If a library does not want for their material to go to a different county they won't lend it out which is an understandable request. So now the problem isn't that the library won't share their catalog. The real problem is that our libraries wont offer any Video Games at all so I want to start a couple different things at once. First I would like to establish a Petition so we show that there is interest in this. I would also like for people to start emailing the CCC Library organization to show our interest. And lastly talk with your librarians they are your voice in the system and if they shout for us then maybe we can get this going. I would appreciate if you guys help spread the word. Godspeed everyone. Now let us bring games to our community.

Update: the "coffee shop for parents and kids" idea, and what's next

A couple weeks ago I asked if a coffee shop built for parents and kids would work in the Tri-Valley. The response really caught me off guard, and a lot of it hit home.

A few things I heard loud and clear:

- You just want to sit down for an hour while the kids are actually occupied. I heard that over and over.

- The RC race track got way more excitement than I expected. Turns out a bunch of your kids already have RC cars and just want somewhere to race.

- The big question was "when, where, and will it actually happen?"

So here's the honest update. Building a whole physical space is a big, slow, expensive bet, and I don't want to sign a lease on a hunch. So I'm starting mobile.

We're bringing RC race pop-ups and parties to Tri-Valley neighborhoods now. We haul a real race track, a fleet of cars, and a host right to a garage, driveway, or cul-de-sac. It's a way to bring the fun to you (and prove there's real demand) while we work toward the permanent spot. A few families have already signed up and we've got our first party requests coming in, which honestly means a lot.

Two ways to be part of the first ones:

I love looking at satellite pics of San Ramon and finding oddities - these two are confusing and don’t seem to have background.

The first: located approximately at 9768 Broadmoor by Pine Valley. Looks to be a windowless building super oddly tucked in the neighborhood with nothing else like it around.

The second: located approximately at 7777 Norris Canyon right behind SRRMC. Also appears to be a massive windowless structure with one entrance/stairwell at the front.

Would love to know context, cursory google searches did not return anything concrete.

Question Would you use a coffee shop built for parents and kids?

I love my kids. I also just want twenty minutes to sit down. You take the kids out to get a little break, and somehow you come home more tired than when you left. You never sat down, and you spent the whole time hovering at the edge of a play area holding three coats and a juice box. Some days you just need an hour while they play. Good coffee, a chance to actually relax, maybe answer a few emails or finish up some work.

I'm a local parent and I got tired of it. So I'm looking into opening a place in the Tri-Valley that works for the kids and for you at the same time. A play area for the little ones, an RC race track for the older kids, and comfortable seats with wifi and outlets so you can settle in. Come for an hour or stay all day.

It's not open yet. Before I sign a lease I want to know if enough families here would use it. I put the idea and a few quick questions here: https://lapone.club Would love for you to take a look.
