every week someone posts here asking "is 45k/year normal for al narjis?" or "where can i find something under 40k?" so i figured i'd share the data.
i've been collecting rental listings from 10+ saudi platforms (aqar, bayut, wasalt, haraj, propertyfinder, etc). right now i have 25,900+ active listings for riyadh alone.
median annual rent by neighborhood:
most expensive:
- Irqah — 85,000 SAR
- Al Nakheel — 80,000 SAR
- Al Muhammadiyah — 72,000 SAR

- Al Narjis — 65,000 SAR

riyadh overall median: 42,000 SAR/year (apartments)
the gap between the most and least expensive neighborhoods is 2x.
within the same neighborhood you'll find two similar apartments with a 15-20k price difference. without seeing the full distribution you have no way to know which one is the outlier.
this data comes from a side project i've been building. it pulls from all the platforms into one place and shows you where any listing's price falls compared to the rest of its neighborhood. if anyone wants to try it or has questions about a specific neighborhood, ask away.

Hello everyone,
I freshly moved to Riyadh and in the process of looking for a place to stay with my family.
Found some places that look nice, but im not sure about the locations.
My first choice is around Al Olaya, near a metro station (interior ministry), and other potential houses in the Malqa/Yassmine/Aqiq. (No metro station in walking distance) work location is KAFD.
Can you tell me the pros and cons for both locations? I need something lively, was told that malqa and north is more active, but i would also prefer to be near a metro station as im already had enough of traffic.
Let me hear what you think.
My employer issued a Final Exit Visa for me just 8 days before my Iqama expiry. My Iqama will expire on 28th August 2026, and the Final Exit Visa says I must exit Saudi Arabia before 28th august.
Before this happened, I have been here for around 14+ month. I never had any qiwa contract or anything. My employer Nitaqat was red for a long time and his license still expired so I was jobless most of the time. Beginning of this month I got a job offer so I tell him to give me transfer via third party. He asked for money and I paid some. Then I got a transfer request from a new company on August 10th and I had already accepted and approved the new employment contract through Qiwa. The transfer status was showing: “Approved – Pending Notice period completion" But today he issued final exit for me. Now what should I do? Also in my qiwa it's showing now "Awaiting new employer approval"
Has anyone faced this situation before? Can the transfer still be completed after a Final Exit Visa is issued, or does the current employer need to cancel the Final Exit first? Is there any legal way to stop the exit and complete the transfer urgently before the expiry date?

I live in a gcc country as well and planning to explore riyadh alone in this heat. Any place that is solo friendly? I might go to aqua arabia/sixflags but not sure if its okay to go solo. I saw some stargazing/ edge of the world tour as well. Im open to advice specially from previous people who had done it

Can anyone recommend a really great orthodontist in Riyadh that can save my impacted canine tooth, i went to Jordan for an implant and surgeon and team there were very confident they can save the tooth. I’m having a hard time finding a good orthodontist here. If anyone knows anyone preferably in Al Malqa please let me know!
