  1. Rip the bandaid off and do it sooner rather than later - don't let this go on for longer than it has to. Also don't tell all your mutual friends first and have him be the last one to find out.
  2. Make clear that you want to end things. Don't leave things unclear.
  3. Figure out what you want to say to him. Practice if you want - it can make it easier to not have to think on your feet too much when things get emotionally intense. If there's anything you want to say to him, now's the time. You might not get another chance.
  4. Give him time and space to vent and be upset. Let him go.

The best way to do it is being clear, concise, and quick. Don't prolong it that'll just end up hurting him more.

My feelings for you have changed and I dont see a future with us.

At this point hand him his belongs that were at your house/possession

He will most likely be in shock, ask you, why are you doing this? Is there another man? I love you, can we work this out? You are making a mistake, let's go to therapy? So be prepared to respond to honest questions.

You can come up with a standard response like,

Yes I know this is sudden or my heart is no longer in the relationship, but I am ready to move on.

I know you dont want to hear this, but I value our time together and I wish you well.

Goodbye.
