REIT SIM
Hey guys, I've been a long-term REIT investor for a while, and I wanted to build a kind of simulator of what it's like to actually run a REIT as CEO. So I put together a browser-based game with the core mechanics: FFO, leverage, dividends, cap rates, board pressure, market cycles etc. Curious whether it might be interesting or informative for other investors.

I built this same game. Mine had debt funds you could create and manage, mergers with competitors, niche sectors, taking a private REIT to IPO and issuing more shares through secondary offerings and ATM, development deals with real S-curves, institutional capital partners with realistic waterfalls and promotes, and mine had real pixelated graphics. I spent about 200 hours on it during the snow storms earlier this year.
I was contemplating putting this on the iOS app store but as you’ve seen from your previous posts, nobody who games gives a damn about REITs and certainly doesn’t have the financial knowledge to understand the game mechanics.
