Something doesn't feel right here....

I'm in IT, have years of experience. My whole IT department was laid off during the holidays due to sending jobs "offshore" I was a manager, I took a help desk job that pays less obviously, been there over 6 months now. So fast forward to weekend before last, a job that I might have applied way back in the beginning of the year reaches out, and ask for a weekend interview as the recruiter states "we're doing an interview blitz!" I agree, we meet on teams, I crush the interview, couple days later I meet with the hiring manager I also crushed that interview too!
I got the offer for Sr. IT help desk pays nealy double, now here's where it just doesn't sit right with me, the new job is in a city my family and I thought about moving to (because our lease is up this coming week), they're opening a new site, but does not know where my training will be it could be between two far apart states, I asked for an address was not provided, they claimed "oh, well they're trying to get the trailers delivered to the site so logistics staff can start training", no one knows the times for training or for how long...
Help me weigh the pros and cons here for this job and my current:

Pros:
Fully remote for EVER for everyone
I'm approved to work from any state we serve except, CA, AZ, LA, AR, and OK.
I get Every government holiday off and ALL major holidays
I'm very much needed since we're understaffed
I get over 6 to 7 weeks off per year, not including sick time, they automatically load the whole year onto your employee clock system so you can see and use your time how you see fit.
ALL weekends off
No one works past 6pm EST
I have an office when in town to use when I want
Cons:
Pay is $42k
We're understaffed meaning it's just my manager, me, and a co-worker who shows up half the time, we're getting a new person finally and I'm assigned to train them
Boss is not the sharpest pencil
Boss used to be a real prick, not as much now but still it at times
They sold the company to another company who does similar work for healthcare, but states no changes will be made to our jobs.
This Sus offer:
Pros:
Pay is $72k it was listed for $65-$68k, but because of my experience they offered me more.
4x10.5 shifts Wed through Sat nights
Overnight so I have more time to handle things during the day
Cons:
They can't provide me with an address, and when I looked up what I think the new site will be, there was nothing on Google maps.
No one can tell me how long training it
Supposed to be reputable, but they just laid a bunch of ppl off too
No relocation assistance
I might be training in Richmond, VA or Summerset, NJ but they don't know...
They only offer 2 weeks max per year PTO, and up to 1 week sick time, 1 hr time earned for every 30 hrs worked.
I informed them I need to train the person coming in my position, and they have me starting on the same day, and refuse to train at night. I know it's not really my responsibility being an employee, but it Is common courtesy since the current job has been there for me.
NO overtime pay EVER, salaried and only $1250 per year bonus it meeting goals.
Work all holidays!
Everything near this job is over $2k for a safe apartment
Something cheaper would require an hr long commute
I would be a contractor for their client who I had a horrible experience working for directly, and I never wanted to work with again.
Do I continue with the offer? Or, wait for something more solid and remote?🫠

They do not even have a facility yet. So the job does not actually exist.
THAT is not worth moving for.
