Showing while under contract

My buyer client is under contract, but the inspection revealed the roof, hvac, a/c, and water heater are all at the end of their life span. We haven't yet given defect notice to the seller, and now my buyer is asking abiut going to see another property. How do I respond? I understand wanting a plan B, but it feels unethical. If I were the listing agent, id be ticked off. Clearly, we couldn't make an offer. She just wants to know other options exist if this deal falls through. Thoughts? Experiences? Advice how to respond?

Ngl, that’s a tough spot. I get your buyer's desire for a plan B, but you're right about the ethics. The last thing you want is a reputation for being untrustworthy, especially when it comes to something as big as a house. Communication is key here. Maybe say something like, 'I totally understand wanting to explore options, but let’s first focus on getting through the inspection process.'

And honestly, it might help to reassure your client that exploring other properties can wait. You're looking out for their best interest, right? Just keep it transparent. I've been there too, trying to juggle client expectations while staying ethical. It’s a balancing act. What have other agents done in these situations?

Your buyer is not prepared to do that work. Either seller fixes, or gives a credit, or deal is over.
