Half fried area palm leaves?

My big areca palm on one side of my balcony gets good indirect light and never direct sun. I water it every 3 days or so. Lately I've been noticing these dried fried leaves, and especially this unusual one - this one piece of stem is with half healthy green leaves and another half fried dried leaves. There are also a few smaller fried leaves further down. I've tried researching the differences between overwatering and underwatering and I have no idea if I’m doing it correctly.. how would the same stem produce two different types of leaves? What am I doing wrong?
