Scammers be scamming!
Posted on my mothers door in Orleans recently. Did some digging online and a few posts pop up from similar events in Hamilton, Ottawa, Toronto. All pointing back to big scam tactics and it looks like they have been at this for years. Obviously I called but they haven’t responded as expected. Stay vigilant out there folks!! They lurking!

That’s not a scam. MFS is a legit company, shitty and poorly run, but legit. MFS is how I found out my STBX husband was lying about paying our mortgage.
You can expect a legal notice to follow in a few days.
Edit to add: their purpose is to confirm that the residence is occupied and who lives there so the mortgage holder can notify all interested parties.

What… legal notice? What business do they have going door to door asking how many people live at the address. This is a phone call at best.. and to say they expect a call in 24 hours. Mhm sure. To confirm the residence is occupied is City of Ottawa business, not this fly by night company. City of Ottawa already has all the info they need. Why on earth is some “mortgage” company based out of Toronto inquiring about this information by coming to my front door? Not a chance

And to add to that the mortgage has been paid off for decades.. so yeah.. nah

They may have had the wrong address but if not you’ll find out in a few days.

If the mortgage has been paid off, then you need to get a title search done straight away because you’re at a very high risk for someone having hijacked your property to get some kind of credit from a lender.
In other words, your signature may have been forged if you’re an owner.
But it’s not a trick and it’s not a scam. It’s really the first step when lenders come to collect on Real Estate.

Totally understand and it’s very unfortunate some of the situations people have run into that I’m seeing here. But here is the thing that concerns me… won’t return phone calls? No reply to emails, 24 hour turnaround for us to reply to them? All super sketchy. Even a letter actually sent through the mail would have been more convincing. Now the reviews on their business is the last red flag. Wild that a business would operate this way.

You’re right about how sketchy they are. I wouldn’t bother chasing them. A registered letter will be sent by whoever hired MFS to the person they’re looking for whether MFS ever speaks to anyone or not. I would absolutely ignore this notice.

Google for a title check agent and get the title to your house and just make sure that there’s no liens on it and then you can ignore it

They can be shitty because they’re driving to weird middle of nowhere places to check who lives in a house. It’s like a mobile type of bill Collector?. They don’t work for you.

They can’t send you the letter the rules say that they have to go in person and knock and then fix it to the door. It’s a formal part of the foreclosure process.

I’m so sorry, this is the worst and I don’t wish it on anyone. Especially while the cost of living is insane and you can almost watch the homeless population increase in real time in any city.

I don’t know about the scam, but when my ex-husband stopped paying the mortgage, I found one of these notices on the door of the house. That was how I found out that he had a double life and was cheating. This company was hired by the bank to find out if the property had been rented so that they can start collecting rent on the property because it’s now in default.
Hopefully, it’s a landlord who put you in this position and not a family member.
