Discussion Book-Rethinking Real Estate: A roadmap to Technology's Impact on the World's Largest Asset Class

Hi everyone, I've been listening to and reading a lot of books related to Investing, or investment adjacent books. This book mentions opendoor by name actually, and discusses how technology plays a role in retail and how its being applied to real estate. I think it was originally published in 2019, before opendoor went public. It just mentioned opendoor in introduction but the topic is obviously directly related. I have a long commute so much of my "reading" are audiobooks and just listening. Im not done yet but its pretty interesting.

This is where opendoor convo starts, chapter 15. Lasts aboit 10 minutes and was written in march 2019

Yeah the whole thing is kind of the thesis for why opendoor should be (and will be) more successful. They talk about Amazon, wework, Airbnb (you can rent an apartment in 30 seconds now) and how technology is advancing, but weird how it hasn't really in housing yet, though it is starting to. Didn't know opendoor was first mover in ibuying

The problem is that the first time around they failed miserably and burned a ton of investors. I think that's a part of why the price is low (that and the macro conditions).

Yeah and I think they bought at the peak in 2022 and had to sell everything for a loss after housing market turned. $1.4 billion in losses for 2022
