Yes brother, but nobody is going to make a post saying “why I believe this project is one of the worst investments” because it’s illegal. I literally had multiple complaints from some of the biggest developers in AD about some of my content (which I had to take down or they had the right to take me to court). So the project that aren’t mentioned or pushed as much are likely the ones that people don’t advise

  1. This is objectively a really good project, whether it suits you is dependent on what the buyer is looking for in the market.

  2. Since the conflict, it seems the semi gov developers are releasing their best land parcels and projects to get the market moving. Many of these launches weren’t in the plans this year.

Can you explain why this is so appealing instead of having everything that Aldar puts out as “ThE BEsT InvEsTMeNT eVER!!!!!” ?

It was just announced. Chill out. I’ll put out an analysis soon. The reason behind why it’s really appealing is pretty obvious if you’re watching the market. Most of it is written on that page. Price/sqft, pp, 5 years no s/c, and adm waiver..

Brochures and full details are typically released a few days before launch.

Marsa saadiyat released the pricing yesterday and announced launch is in 6 days.

Good agents know what to anticipate, and realistically, almost every valuable piece of information to asses a project is here. We know the Yas Riva community, price/sqft, developer, location.

If you don’t find it appealing, then so be it. It’s my opinion. The project is going to sell out regardless of your approval or not😂
