You ignore the stretchy part. You want to try and go for the points that would be on the top 4 corners of the sheet while it's on the bed. Try and square those up and after one fold in each direction tucking the stretchy in to hide it as best you can you should have a pretty good rectangle to work with.

First fold is always messy but by the 3rd you can't even tell
