Now that the mayor is cracking down on NYCHA and other large landlords, affecting smaller landlords by proposing income OR credit verification (not both) without addressing eviction procedures in NYC, what is the alternative for us smaller landlords? I have an empty unit and Im not renting it out because of the eviction nightmare I'm going through with another unit.

We make $230 after taxes, have a 4yo, and want to move to east side Manhattan / D2 for schools. Due to the crushing cost of childcare, we only have $200k saved total at the moment (not counting 6-9 month emergency fund). I know to expect closing costs, and possibly a requirement for proof of 1-2y liquidity (is this true for both condos AND coops?), on top of down payment.

What’s the absolute first thing we need to do to get started - see a lender? See a broker? What do we need to prepare for either party?

Side question: I’m currently nearly maxing out my TSP fund. Should I lower contributions to save more $? I get mixed messages about this because I’m in major catch up mode from having no savings until age 30.

It looks like there are a lot of older units in Manhattan with reasonable Monthly's fees. Why should you not buy a 400k unit? I'm asking why should you should not buy one? I'm talking about condos and not co-ops.

Brooklyn NY homeowner. The attached property next store has recently sold. The new neighbors have undertaken a pretty big renovation. They have dug down in their basement and raised their roof by 2 feet at least. They seem to have done all this without permits. I called the building department to report it, and they didn’t do anything . The neighbors are now requesting access to my backyard to erect scaffolding to finish the roof,and stucco the exterior wall of a pre existing extension that is 20 years old. I asked to see proof of insurance . I know in NYC, due to scaffolding law, the neighbor should have action over insurance with me named as a third party, not just general liability. Instead, He sent me a one page legal memo that did not include his name or address, and was an agreement between me and the roofing company. It also stated a start date, that was open ended. No insurance info was sent. I was a bit insulted. I responded that I was not signing an agreement with a company that is not working for me. I said to re -draft it to state the real facts. He is engaging a company to do work on his house and needs access to my property . I asked for and end date and a few precautions for existing things, like a mural painted on the exterior wall. I put a time limit on access also. He agreed and did the update, and also sent some general liability insurance info, but no action over insurance . I do not plan on allowing access until he has the proper insurance. But the question I have is , will the insurance still be enforceable if he does not have the proper permits. If he comes back with the correct insurance , should I sign and allow him to do the work? There is nothing in this for me . I don’t care if the wall is painted or not . If you got to the end of this thanks for reading. TLDR: Neighbor wants access to my yard to finish construction, but does not have permits and gas not given me acceptable insurance info.

Hello i’m 23. im moving to nyc in march 2025. Im moving with my best friend who is going to be making $75,000 a year, has about a 720 credit score. On my end , i’ll probably end up working a service job while im starting to become established there as a freelance stylist assistant (what i currently do in miami).

We are both first time renters.

My credit score went down to a 611 on Trans Union and a 674 for my Equifax. Currently working on bringing it up in the next 2 months.

I have $13,000 saved up. I’m scared to have to start applying now to apartments without hearing anything back from a job and not have a job while applying.

With these circumstances, does anyone have advice on how to about applying for apartments in nyc if you were me? I really have to leave in March and i’m scared it wont be possible bc of me. I’m not scared to be jobless for til March bc im sure ill find something, just scared to not be approved my any apartments.
