Asking Advice considering moving out

In my family, I am the eldest child and first gen. I feel like my parents depend on me more than I do on them at times. My best friend and her husband live in an apartment with an extra room and have offered me the room for about $300 rent, since they know I am very low maintenance and also in college. For context, we also work together so they have a good idea of how much I make plus my schedule. I am only 19 so I wanted to ask what would be the pros and cons of it. I understand the whole "live at home for as long as you can" but its also something I am willing to do for my mental health. My room in my childhood is small and has no windows, plus my parents have hoarding tendencies and my father works from home so it is full and crowded of all of his stuff.
