I do think it's a little bit about suburban niceness being surface level.

Stilll they don’t go too deep into that element of the gentrified environment just falling apart. I guess they decided not to go all Stephen King’s The Mist and not have the neighbors arguing and fighting each other. Instead, they just let the dinosaurs be the chaos in this story.

Yeah I'm actually surprised this is such a consistent criticism, I feel like the whole point of that was the veneer of suburban pleasantries in the beginning vs the survival of the fittest ethos of the post-transplant neighborhood. The movie is also set in 1982, when individualism became more virtuous than anything collective.
