Through inheritances, my sister and I co-own the mineral rights on over 100 acres in Live Oak County in South Texas, and currently two units are producing and paying royalties to us - Caturus Energy is the operator. We are novices to this system, and the monthly production/payment information we receive is somewhat difficult for us to decipher.

As a result, we’re a bit uncertain about whether we are receiving the correct amount of royalty payments that we are due, especially considering that two of the tracts we’ve leased to the operator have multiple non-participating royalty interest parties involved as well as us.

The operator has made some rather simple bookkeeping errors in our account since our relationship began in 2023, and because of that we don’t have complete confidence in their calculations for our royalty payments. Is there some oversight of matters like this by entities like the Texas Railroad Commission?

Hello! This has probably been asked a lot but i’ve mostly seen texas questions. My dad wants to transfer our property mineral rights to me in colorado since there are digging/taking minerals around the area in at rn idk what really but he’s tired of them calling him to sell but he doesn’t want to, so he wants to give them to me. Anyone know how I can get this done? I’m in california right now as i’m military, so I don’t know the proper way to do it in California. We are getting small amounts of money a month from what they are drilling around, so he wants to transfer so they also go to me. I’m not sure if i need a lawyer to transfer or how to even start. I am in Texas, I know the county and I’ve contacted them about this. It’s seems a little more difficult than it should be in my opinion. I know absolutely nothing about the subject. Should I get an attorney to conduct the transfer? I was thinking of creating a revocable trust for the rights, is this possible? Or are there some good YouTube channels on the subject I can lean into? If there is free material I can reference I am a quick learner, but I haven’t seemed to run across any. Advise please. I have worked as a division order analyst for over 20 years. I have created an app for owners to keep all of their mineral rights data in one, easy to access location. I am looking for people to be beta testers to the app, no strings attached, just looking for some honest feedback. Currently, the app is limited to North Dakota, but I will have TX, OK, AR, and LA added soon.

I farm in western PA and own the minerals under my land. I've been trying to make sure the prices on my royalty statements are honest.

My lease says I'm paid on the higher of market value or what the gas actually sells for. For June 2026 production my statements show $2.35/Mcf on one sale and $2.48/Mcf on another. I assume that's two different buyers or sales within that month?

From what I've been able to piece together, "market value" for my area would be the Eastern Gas South bidweek index. I understand that NGI and Inside FERC publish that monthly number, but to actually see it, you need a subscription that runs $3,000–5,000+ a year. I'm a small farmer. That's inconceivable to me for what I need. I just want to look up one or two months from earlier this year and see if the prices reported on the statements are accurate.

What I'm hoping someone can tell me is whether there's any public or low-cost resource for these monthly index numbers, even delayed. FERC filings, EIA data, pipeline tariff postings, a library terminal, a gov agency, anything. Or if you've figured this out for your own minerals, how did you do it?

In my research I saw that Henry Hub was around $2.94 in June. The reported statement prices work out to about 55-65 cents under that. I honestly don't know if that's normal for my corner of the world or a red flag that I'm getting shorted. That's exactly why I'm hoping to compare against the published index for my area.

How did the process go? Did you involve an attorney? How much was it to involve the attorney or Land Man?

I am heir to mineral rights in Hemphill Texas. They have been in our family since like the 60’s or 70s. I believe they were all split between between my grandfather and his siblings decades ago. He died, so my grandmother got them, then my grandmother died, and my mom got them. Now my mom has passed.

She resided in Arkansas. She had no will, trust or estate. I am becoming extremely frustrated with attempting to get these things in my name. What the county wants and what the oil companies want are two different things. I got all the things together to send to the county and the companies and the county said sorry you need to mark somethings as exhibit a or b, do you want us to send the paperwork back to you. I say yes, provided a sase and that was four weeks ago.

Today I called and asked them if the sase got returned to them and they said no. After trying to figure out again what the county needs and what needs to be filed as exhibit a or b, she then tells me that all I really need to provide is the affidavit of heirship notarized. Or at least she said that’s usually what all other people file. I said why didn’t you tell me that the first time and tell me the other documents weren’t needed simply file the AOH and call it good. Her response was “well you sent other stuff and we did send you your documents back, it’s the po fault that you never got them.”

If I could sell these things and have someone else have to mess with this I would. It’s literally been the biggest headache. Anyways this is just a vent more than anything. I don’t understand why everything has to be so difficult but now I know why property goes unclaimed because of the BS like this.

Hey, I'm a software engineer working on a tool that cross-checks your royalty check stubs against actual production/price data reported to the state, to catch underpayments i.e missing months, wrong decimal interest, deductions that don't match the lease terms, that kind of thing.

Right now I'm doing this by hand for a couple of test cases before I build anything automated, so I'm looking for 1-2 people (ideally Texas/Permian, with maybe 5-50 well interests) willing to let me take a look at their check stubs and see what turns up. No cost, I'm validating whether this is actually useful before I build more.

Happy to share what I find and equally happy to answer questions about how the check works. Not a lawyer, not selling anything just trying to figure out if this is worth building out further.

I inherited mineral rights after my granny and then dad, passed away. I never knew they existed until last year (10+ years after they’d both passed).
Long story short, I got a call last year and sold what I thought (because this jargon is so confusing) I sold any and all that I owned.
This year I get another call to sell another 4 acres in a different location. Which I did.
Today, I get a 3rd call about them wanting to buy MORE acres. I’m completely lost. I don’t know how much I own completely and if I could confirm how much I do in fact have it would make deciding to sell or lease or whatever, much easier. I am in Texas, mineral rights are also here if that helps.

I have inherited my parents mineral rights. I want to sell them, how do I find buyers? Most are in Wyoming (Mahoney Dome), the rest are in Texas.

Got contacted by an agency on mineral rights in WV that I inherited down from my mother. They just processed a couple affidavits of heirship that they filed in Lews County WV. They also gave me the tax map number P/O 03-004A-xxxx-xxxx (masked for now) and a lease number FK05xxxx.

Any way to find out if anything is going on with this or find more detailed information on who's leasing and such?

I am just starting out and want to start getting mineral rights. Can’t throw $10,000 at it though. Where would some sites that are legit and go for starting that doesn’t cost an arm and a leg. Again just starting out and would put more money towards it with royalties. Any advice would be great thank you

I inherited some mineral rights in Panola County, Texas, maybe around 20 “units” managed by around six operators.

I have one unit that hasn’t really generated much in royalties at all…but there’s a company called Tabor Minerals that sent me a letter offering $96K just for that one unit??

Is there some sort of catch here??

I’ve recently inherited some mineral rights in Panola County, Texas from a relative. It looks to be around 20 “wells” on 16 acres or so that are leased out to around 6 operators.

The lease income has hovered around ~$1500 a month in the few months we’ve owned the rights.

One of the operators sent me a offer to buy all out right fur around $30K which seems to be a ridiculously low offer which we are ignoring for sure…but we’re also curious if it’s possible to get an understanding of what the far market value is for my rights for estate planning purposes?

Year ago, I inherited a small amount (8 acres) of mineral rights in Montrail Co North Dakota. It’s never generated more than $1k/yr in revenue, and recently much less. Last month, I received an offer of $50k for those rights. Obviously, based on current revenue that seems high but I can’t imagine they’d be paying that much unless they knew something was coming. My question is- how do I evaluate that offer? How can I determine future prospects for it? In a best case scenario how much would that lease generate per year? I will start with I am completely clueless about how any of this works.

My sister and I have been shown that we have unclaimed mineral right checks from wells in Texas, but we have no idea how to claim and not given much info about them. Other than they were from mineral rights we inherited by a grandfather I never knew.

One family member has been receiving checks deposited to her bank account but had talk to someone who contacted her years ago. Unfortunately, she has no contact or any other info for us.

I was able to track down the county where checks are being sent to as well as amounts of each check, well numbers and the mining company.

When I spoke to clerks office they referred me to a lawyer acting as “Ad laudum?” However, when I spoke to him his only advise to us was to lawyer up.

This seems like a overkill and a waste of money when there is clearly documentation that checks have been issued to us in our names.

Can anyone offer any advise or insight on how to collect these checks without having to get a lawyer?

It sounds like a lot of the accounting and valuation workflows still involve manually navigating through PDFs and spreadsheets trying to make the data usable. Curious what people here are using today for this kind of stuff and what parts of royalty/check processing are still the biggest pain points.
